This property offers a fantastic location with direct BeltLine access, putting you close to shops, restaurants, and parks, and many residents appreciate the ongoing renovations aimed at improving the community. However, be aware that the extensive renovations have led to frequent construction noise and occasional disruptions to amenities like the pool and dog park, alongside concerns about package delivery and responsiveness from the management team.

I have resided in this community for 10 months. While the experience has been disappointing overall, I would like to acknowledge the friendly and professional staff, particularly Dionté, who has been a consistent bright spot. Unfortunately, the issues have accumulated to the point of significant frustration. First, the mandatory $20 monthly “Fetch” package system, included as part of the rent, has proven entirely unreliable. Since moving in, I have had four packages returned to sender. As a result, I no longer have packages delivered to my unit. The building also suffers from poor insulation. In my 1-bedroom, 1-bath unit (under 750 sq. ft.), my electric bill routinely exceeds $150 per month—even while maintaining a reasonable thermostat setting of 74°F and actively trying to conserve energy. Additionally, the unit experiences excessive humidity; I was forced to purchase a dehumidifier to make the space livable. Ongoing construction has further diminished quality of life. Notifications have been minimal, yet heavy machinery, saws, and drills wake me nearly every morning. The plastic sheeting placed over my patio has also rendered the space unusable due to extreme heat buildup. Although my unit was recently renovated, several defects remain: paint continues to peel from the bathtub without apparent cause, the bathroom fan is noticeably creaky, and the air vent in the bedroom emits a persistent noise that frequently disrupts sleep. The location is undeniably excellent, with convenient access to the BeltLine. However, community security falls short. While Hex Security is listed as the contractor, they are difficult to reach when needed, and I have observed numerous unauthorized or suspicious individuals inside the gated area. Given these persistent concerns, I doubt meaningful improvements will be made. I share this detailed review in hopes that it helps prospective residents make a more informed decision.

Great location with direct BeltLine access and easy walking distance to Ponce City Market, restaurants, and parks. The amenities are solid, and the community has improved over time. Overall, a great option if location and amenities are important to you.
