We came in expecting a quick stop to get a little more information, and somehow walked out feeling like we took an entire master class. 😂 Austin was absolutely amazing! He was so kind, patient, and genuinely took the time to answer every single question we had (and we had a lot). He explained everything so well, never made us feel rushed, and made the whole experience so easy. We came in confused and left feeling like pros. If you get Austin, consider yourself lucky!

Austin was an outstanding ! He was professional, knowledgeable, and genuinely cared about helping me find the right apartment. He answered all of my questions, made the entire leasing process smooth and stress-free, and kept me updated every step of the way. His friendly attitude and excellent customer service made a great impression. I highly recommend working with Austin if you’re looking for a seamless and enjoyable leasing experience. Thank you for going above and beyond!

I’ve been living here for over a year. I just renewed my lease and I can truly say this place is phenomenal! It’s close to Marta, CVS, CAVA, and there’s literally a restaurant/bar on the corner. Staff is helpful and resolves reported issues almost immediately. Maintenance staff is very fast with repair work and the courtesy officers have cleared all of the homeless people out… it use to be bad. Overall, the quality of life here is 10/10.

Living here has been a deeply disappointing experience. First, the noise disturbances from the unit directly above us have escalated to a continuous, 24/7 occurrence, rendering our apartment literally uninhabitable and forcing our family to leave for hours at a time to find relief. Second, there is a persistent pest infestation problem. Despite implementing every possible measure on our end, the issue continues unabated, indicating a systemic, building-wide problem. Third, the elevators get broken persistently. Fourth, the fire alarm triggers with no reason and rings for hours even during the nigh time. Despite numerous formal reports submitted over several months, management has failed to provide any effective intervention or resolution for either issue. They offer only empty assurances while failing to enforce lease terms or maintain basic sanitary and living standards. If you value a peaceful, clean living environment and a management team that takes concrete action, look elsewhere. We are currently counting the days until our lease expires.

Absolutely unlivable conditions. Homeless people will basically be your roommates. I have had fecal matter at my doorstep, and the stairwells are used as public restrooms. The garage is essentially a homeless encampment since there is no building security. There have been many car break ins and the gate entrance to the garage is frequently broken so it is open to the public. The elevators were operational about 50% of the time over 3 years. Several of which have been broken for years. Overall there were 3 elevators in 2 buildings and there were several months where not a single elevator worked in either. Fire alarms constantly go off and will go off through the night as nobody cares to respond. There was one week where the building was evacuated at 4 am three nights in a row. The fire alarm panels also go off constantly and indicate that the system needs service. You will have to pay $20/month to receive packages. This is mandatory, not optional and the biltmore at midtown uses a service called “Fetch” which has an F rating on the better business bureau. I have had many packages go missing and usually sent anything that I didn’t want to get lost/stolen to any address besides my apartment. Also speaking of mail, because the building has no security the mailboxes were broken into multiple times. You will have to deal with roaches. The building is crawling with them and no matter how clean you keep your apartment it won’t matter because they’re already living everywhere else.
