This community offers well-maintained homes with modern amenities and a generally responsive maintenance team, making for a pleasant living experience for many. However, prospective residents should be aware of potential inconsistencies in advertised pricing versus actual costs, which often include mandatory additional fees. While the staff is often described as friendly, some residents report difficulties with communication and follow-through from the management, particularly regarding lease terms and addressing recurring issues like pest problems and neighborhood upkeep.

We’ve really enjoyed living here and have had a very positive experience since moving in. The community is well maintained, and one of the things we appreciate most is how responsive the management team has been. Whenever we’ve had a question or needed assistance, they’ve been quick to respond and helpful in getting things taken care of. We’re very happy with our decision to make this our home and would definitely recommend the community to others.

I have recently moved here and love the place so far. My unit is bright and easy to keep clean. The maintenance staff responds quickly and they are friendly and skilled.

I would give 0 stars if I could. This has been one of the most frustrating places I’ve ever lived. Management does not honor their word. We were promised one thing during the leasing process, only to have the terms changed later with no explanation. Prices and offers seem to change whenever it’s convenient for them, and getting a straight answer is nearly impossible. The communication is terrible, and follow-through is even worse. If you’re told something by the office, make sure you get it in writing because verbal promises don’t seem to mean anything here. And don’t even get me started on the bug infestation. It’s absolutely disgusting. Seeing bugs inside your home on a regular basis is unacceptable, especially considering the amount of rent residents are paying. We’ve reported the issue, and it feels like nothing meaningful has been done to fix it. Temporary treatments don’t solve the problem, and residents are left to deal with the infestation on their own. Overall, this community has been a huge disappointment. Between broken promises, changing prices, poor communication, and ongoing pest problems, I would strongly recommend looking elsewhere before signing a lease. Save yourself the stress and find a property that actually values and respects its residents.

See the NEW EDIT AT THE BOTTOM!! I've been here for a year now, and I did enjoy it. The management is quick to address any issues, usually within a day or two. The staff is friendly and always available to help. They also organize special events for the tenants, such as creating your own bouquet, Christmas wrapping, meeting Santa, and having breakfast for tenants, among others. They offer a program called Flex Pay, which allows you to split the payment if you're concerned about the $1800 price tag. However, I do have concerns: the pricing listed on their website and outdoor advertisements isn't accurate. There's an additional $125 charge, and you also have to pay for water. I wish they would mention this before you sign a lease. Ok now if ur towards ur end of ur rent and want to stay another 6 months, they will increase ur rent another 300. They don't try to keep their long term ppl here. The Year I been here, I went thru 3 managements. They tend not to have the same people. they are in a rush to get tenants instead of trying to keep their other tenants. I see like a person move each month. I only renew a year because I didn't feel like moving to another place and I am looking for a house sometime later this year. (5 to 3 stars) edit: 2026 After 3 managements and I told them about how many pets i have, they all said don't tell me or it is fine. After talking to them after their lovely email they send on the day we were off, they come to understand. it is okay for now. i dont know yet because they have been here for a month. let see rest of the year.

A bunch of UGA football players live here and use the streets as their personal drag strip. Do not live here if you have children that want to play outside as it’s not safe with how they drive. They also love to sit in their driveways and blast music at all hours of the day and night. There is dog poop everywhere because no one cleans up after their dogs. The poop situation got so bad once that they installed a trail cam on a light post to catch people not picking up after their dogs. There is also frequently trash all over the sidewalks and streets because no one seems to know when trash day is so their trash cans sit at the curb for days at a time and the trash blows out. There is a “restricted breed list” of dog breeds that aren’t allowed in the neighborhood but the office does not care. A neighbor’s small dog was attacked and killed by a pit bull living in the neighborhood and management continued to allow the dog to live here, probably because its owner is a UGA football player. There is also a rock quarry and firing range close by so combined with the loud music the neighborhood is never quiet. The only positive is that the maintenance crew are amazing, so kind, and respond quickly.
