I have lived here for a month. Moving in took almost a month to get the office to provide paperwork. Once we turned in application they raised the monthly rent and even when we showed screenshots of the amount listed they refused to honor the original pricing. The AC has now stopped working 7 times in 9 weeks ... Everytime it rains the AC stops. On the 7th time they provided a window unit and tape a used baby diaper box to my window to block out bugs and pump out hot air. Update: the window unit stopped working and the office has so many units without AC they can not provide another. Office requires 4x the rent, if your get a guarantor they must make 7x the rent! Call the office multiple times in order to get a response. Update :Had to edit my response to help "negotiate" the rent down ($1300) which they told me when I applied was unable to happen. When I applied they raised the rent and said they were unable to honor the amount on THEIR application. Come to find out it was another lie. No surprise they not stand by their negotiated rent even with documention and their managers signature. This place is a sheisty scam. Oh and there isn't enough parking spots for each resident to have one. My neighbor has 7 vehicles. Amazing! You get charged fee for trash but they don't take it out consistently. If the trashman doesn't take your trash and you don't move it in the morning you get an additional $50 fee Lawn maintenance has broken my dogs $100 cot, left the gate open for my dog to run out, and left a build up of large branches for over 2 weeks before maintenance finally came (with an attitude) to pick it up. This place is HORRIBLE

After living here for almost two years, I’m unfortunately taking back my previous five-star review. Lately, I’ve experienced ongoing issues with maintenance and communication that have been extremely disappointing. Basic maintenance requests seem to be inconsistent at best, I understand that not every request is urgent, but completely ignoring or delaying them for extended periods is unacceptable for a community with these rent prices and fees. I reached out to the front office(Cheryl/Nyomi) over a week ago regarding the dog bowl in the dog park, that is full of mold and algae and I was told it would be cleaned. As of today, it still has not been cleaned. Living in Florida with extreme heat advisories, it is especially concerning that dogs in the community do not have access to clean, regularly maintained drinking water in shared spaces. In addition, I contacted the front office again regarding pest control due to termites and ants in my unit. I received a response that someone would follow up, but no one ever came out, and the issue has still not been addressed. At this point, it feels like only certain requests are prioritized while others are ignored. I tried calling numerous times and they never answer the phone . Overall, the lack of follow-through, communication, and care for basic community standards has been very disappointing. For the amount of rent and fees being charged, I expected a much higher level of responsibility and service.

Cheryl and the Woodlawn team made this place an easy choice. I’ve only been here three months, but I can honestly say that choosing Woodlawn came down to one person — Cheryl. From the very beginning, she made the entire move-in process feel genuinely welcoming. She made sure my apartment received extra attention before my move-in date, and her communication and care throughout the process were second to none. It was clear she takes real pride in what she does. Maintenance has been just as impressive. Every issue I’ve had was addressed promptly and professionally, no runaround, no waiting. Things just get handled. Beyond the great management, the apartments themselves are beautiful, the neighborhood is fantastic, and the location couldn’t be better. If you’re on the fence about moving here, let Cheryl be the reason you say yes — she certainly was for me.
