Vista North

My experience with Vista Palms and Vista North has been one of the most stressful rental experiences I've ever had. January 2025 – Vista Palms: I experienced repeated flooding caused by plumbing failures that spread throughout my apartment. I also endured frequent water shutoffs, a refrigerator that stopped working, a power outage that lasted nearly an entire month, and approximately three weeks without heat. These conditions made the apartment extremely difficult to live in while working full-time, attending college, and caring for my family and pet. Because of these ongoing issues, I was transferred to Vista North, hoping the conditions would improve. Unfortunately, they did not. Throughout my tenancy at Vista North, I continued experiencing repeated flooding, plumbing failures, frequent water shutoffs, pest infestations, rodent activity, and numerous maintenance issues. I documented these problems through maintenance requests, emails, photographs, and videos. One of the most frustrating incidents involved my vehicle. Before it was towed, I was told by maintenance that I could temporarily leave it on the property while I waited for my vehicle title to arrive from South Carolina. Despite relying on those instructions, my vehicle was later towed, resulting in towing fees, storage charges, transportation costs, and unnecessary stress. On June 4, 2026, I escalated my concerns by emailing RPM Living corporate representatives Toysa Tramel and Julie Clopper regarding the ongoing maintenance issues and disputed charges. I never received a response. On August 21, 2025, I formally terminated my lease because the habitability issues had not been resolved. My notice referenced repeated flooding, weekly water shutoffs, extended utility interruptions, plumbing failures, roach infestations, and the lack of heat. I also continued reporting sanitation concerns, including rodent activity around the property. After moving out, I disputed the balance they claimed I owed. The amount originally claimed was later reduced by $88, raising questions about how the charges were calculated in the first place. I continue to dispute responsibility for those charges because of the documented conditions I experienced during my tenancy. Based on my personal experience, I cannot recommend Vista Palms or Vista North. If you're considering renting here, document everything. Save every email, maintenance request, photo, video, and inspection report because you may need them later. Stay tuned to my TikTok. I would only recommend this complex to someone you want to ruin. I'm counting down the days until my lease is up so I can move out. Here are the details: 1. They don't collect the trash efficiently, and it ends up rotting in front of your building, attracting flies and causing a bad smell. 2. They charge $25 for valet trash collection at your door, a service they've never provided but still charge for. When you go to the office to complain, they take a note and tell you they're just messing with you or treating you like an idiot. 3. They don't trim the trees, which exposes your vehicle to falling branches that could break a window—a responsibility they disclaim according to the contract. 4. When you submit a ticket to fix something in your apartment, if they have to subcontract someone else to fix it because their limited staff can't, they drag their feet on the issue. Then it appears on the website as a closed ticket because it was supposedly resolved, leaving you high and dry. My recommendation: IF YOU DON'T WANT TO LIVE THROUGH HELL, DON'T MOVE HERE. THOSE 6 FREE WEEKS COULD END UP COSTING YOU DEARLY, AND YOUR PHYSICAL AND MENTAL HEALTH ARE WORTH MUCH MORE. I wish I could have found someone who could have guided me before I moved here. I hope to God Almighty that this humble opinion will be of great help to you wherever you choose to live. Read the positive and negative reviews, and only move if the positive ones outweigh the negative. Blessings!

Cheating and thief these people taking all the money from me after my lease end they still say I have to pay more money please don’t take appartment from these people my lease ends at June 10 th but I left the apartment on June 1st they told me to pay only $381 I paid only and the rest deposit money $500 will be send to my new address and then today went to the office she said you have to pay more $126 so they $381+$500 + $126 all together $1007 another month rent they took already this is cheating and looting all the money please be careful with these people
