NOVEL Beach Park by Crescent Communities

Recently visited a family friend who lives here. He pays a significant amount in rent, and while I have to admit the amenities are impressive, it is difficult to ignore the overall condition of the property. There seems to be a real lack of pride in maintaining the building, especially considering the premium residents are paying. Throughout the common areas there were numerous scuffed and marked walls, damaged paint, chipped drywall around fixtures, and baseboards that looked neglected. Even the hallways and service areas appeared worn down and dirty, giving the impression that routine upkeep is not a priority. The stairwell walls were covered with marks and scratches that have clearly been there for some time instead of being repainted. Small maintenance issues may seem minor individually, but together they create the impression of a building that is not being properly cared for. The ELEVATORS GENUINELY SMELL LIKE MOLD AND PISS. It’s truly so disgusting. The gym floors seem like they’ve never been properly cleaned either. What concerned me the most was the trash room. It appeared cluttered, had equipment stored in walking areas, and had a strong odor that smelled like mildew and possible mold. The condition of that area did not seem clean or safe, especially with machinery and stored materials present. It gave the impression of a potential safety hazard that should be addressed immediately. Residents paying luxury level rents should reasonably expect the entire property, not just the showcase amenities, to be maintained to the same standard. Based on what I observed, I believe management needs to take maintenance and safety much more seriously. If these conditions are representative of the property’s normal state, I think they deserve inspection by the appropriate Florida authorities to determine whether applicable health and safety standards are being met. Overall, this property has a great deal of potential, but the lack of attention to maintenance significantly takes away from the experience. I hope management invests in the repairs and upkeep that residents paying these prices deserve.

Brie gave an excellent tour and although this community does not meet my needs at this time, I appreciated her warm customer service.

I have loved attending all the events when visiting my girl friend. She has lived here for over a year and always the best time being in Tampa! Laura and Susanna always do a great job!
