I strongly advise prospective renters to look elsewhere. The new management here is virtually non existent, frequently missing during office hours and entirely unresponsive to tenant needs. In addition to being rude. Throughout my lease I experienced major security and maintenance hazards which were continually ignored. The garage door was chronically stuck wide open, compromising our building security. Additionally one of the access doors was never locked properly throughout the last year causing security concerns. Upon moving out, I was unfairly charged for damages that I did not cause. They will attempt to pass on normal wear and tear and preexisting issues onto the tenant despite documentation that these existed before. Stay away if you value your safety and security!

I've been a resident for 2yrs at the Niche and decided to look at other apartments in the Tampa area as my lease was coming to an end. After touring over 12 apartment complexes I decided stay at the Niche and move to a bigger unit. I realized that all the amenity's I have here were not available at other apartment complexes. I highly recommend living at the Niche and was dismayed at what is available elsewhere for the same price. I love the location and am happy to stay. Great place to live. Shakira in the office is the BEST!

This is my experience with Niche. Moved in shortly after it opened 2 years ago. Vacated in June 2026. Garage door only worked for a couple months out of the 2 years living there leaving a huge security issue. Some externally facing doors do not always close all the way. Hallways are dirty. Carpet in the hallways are in bad shape Difficult to keep the apartment floors clean due to what appears to be glue or sealant seeping through the seams. Molding for the shower/tub peeled off multiple times. We were told to discard it. Leaving an unfinished look. Upon move out they charged me for a cracked ice dispenser without sending me sufficient proof. Only sent me a smaller blurry picture which showed nothing. I questioned it but no response. They just forwarded it to a collection agency. For the price and calling themselves Luxury I would expect more.

I have been here since April of 2025. The maintenance team is amazing. They have helped me right away with every request I’ve submitted. The leasing office was okay, but now that there is new management, this leasing team seems way better. So far so good. The only real problem I have now is Doordashers not being able to get into the building or being confused about where to go anytime they come, being that I’m all the way on the back side of the building, opposite from the leasing office. Also the walls are pretty thin. I’d expect better for a newer building but whatever. Other than those things and the gym and pool not being 24/7, it’s good.
