Im pleased to edit this review as the building has upgraded their wifi and it is now top tier. Fast internet that is quick to recover in rare instances where it goes out. 10/10

Any maintenance issues are addressed and corrected immediately. Rubin is so nice and helpful not to mention he is amazing with dogs!!

Hite and Notch are running a rental scam where they have both you and possibly your co-signer, pay $75 each to apply to an apartment that isn’t available. Hector, the manager, ignores you and tries to keep the money when you ask for a refund since there was no apartment available to begin with. After applying for one of their apartments, they don’t take it off of the market so that they can collect as many application fees from different people as possible knowing that the apartment isn’t even available. This is a common rental scam and I will be filing a dispute with my credit card, as well as my uncle who co-signed for me. In fact, I just looked at their site and see the they’re still accepting applications on the exact apartment that’s not available! Extremely predatory and unethical!

I’ve lived at HITE Apartments in Tampa for nearly three years, and it’s been a truly positive experience from the start. The neighborhood is one of my favorite parts—it’s vibrant, convenient, and still manages to feel comfortable and welcoming. The sense of community here is real; my neighbors are friendly, respectful, and it’s a very dog-friendly environment, which I love. Maintenance and management have consistently been reliable, responsive, and professional. Any request I’ve had has been handled efficiently, which makes a big difference in day-to-day living. Safety is another standout feature for me. The building is secure, and even though it’s close to downtown, I’ve never had any issues with safety, break-ins, or vandalism—either in the building or with my vehicle. That peace of mind is invaluable. The only challenge I’ve experienced is parking, but honestly, that seems to be the norm for most apartment communities in the downtown Tampa area. When I compare HITE to other complexes nearby, it really stands out. Between the safety, the quality of management, and the location, it’s hard to beat. For me, this is an easy five-star experience.
