Henley Tampa Palms Apartments

I viewed a unit on 5/31 and was told there was a two month free special going on. I was informed that if I came back the following day, June 1st- I would get whatever special was offered for June. When I filed my lease application on June 1st- the special was 6 weeks of rent free. I asked if there were limitations as to how it could be used. I was told I could use it however I wanted- all at once at the beginning of the lease, at the end of the lease, a random month if there was a financial emergency, etc. I stated I would be dividing the amount amongst the months of the term of my lease to lessen the burden of the $600 increase in monthly rent costs. I was told it would be loaded as a credit into the resident portal and to just enter the amount I wanted to use each month. I went to pay my first full month’s rent and there was no credit in my account. I paid the entire amount so my rent wouldn’t be late. Of course now I am told that I can’t use it however I wanted, and another new tidbit- can’t split forms of payment or amounts when rent is paid either- which does not align with what I was told. No one did a walkthrough with me on my move in day, nor did they clean the apartment, even though they claimed they did. I was welcomed into my new place by dirt, cobwebs, and insect carcasses and well as trash left in the landscape from painters. Maintenance is quick to respond to service requests- but if they had done the move in prep work properly, they could have avoided some of the additional visits. There is also a terrible attempt to cover up severe water damage in the kitchen and the secondary bathroom- paint is already bubbling and peeling in areas. They also offered all hours amenities- but of course when I moved in, now most of those amenities are now locked up at 6pm because of “problem tenants”. At first I was thrilled there was a local hangout across the street to have a drink (Peabody’s)- they will tell you “oh yeah- it’s great”. What they don’t tell you about is the parking lot parties with megaphones, fireworks being set off, and drag racing down Amberly Dr onto Bruce B Downs with the loud, popping muffflers on any given evening and so far as late as 2:35 am. Oh, and don’t bother saying hi to the neighbors- you will be either ignored or given a dirty look. Yeah, thank god I got my place looking really nice on the inside, because right now- I hate everything else about this place.

My review from 1 yr ago......I love residing at Henley at Tampa Palms. The property is absolutely gorgeous my neighbors are wonderful. The office staff are fantastic and they go above and beyond to help you. The maintenance guys I wouldn't trade them for the world. They're experienced, proficient, organized, and if they can't do a particular maintenance job they bring in outside source to do it. Love living and residing at Henley of Tampa Palms! My review today...... Henley of Tampa Palms is going down the toilet. Maintenance staff is wonderful, I love them and I appreciate them. However management and the care of the property has gone down the toilet. Constantly getting emails threatening us with fines if we don't do this or if we don't do that! Lawn maintenance is absolutely a joke the leaves have built up so much on the ground that the grass is dying BUT at least the office use their entire yearly budget to clean up the leaves on the property just to clean up the leaves in front of the office... Forgetting about the rest of the property as long as the office area looks great.. screw the rest of the property Garbage pickup we're told to put out our trash cans at 6:00 p.m. for garbage to be picked up by 7:00 7:30 p.m...... the garbage people don't come until 9:10 at night sometimes they won't even pick up your garbage so the garbage can sit there for the raccoons to tip over and spread the trash everywhere! Now let's talk about the rent are nice and spacious the rent is gone through the roof! I can actually rent a house for less..... Overall when my lease is over I don't plan on renewing I'm going on almost 3 3 and 1/2 years of living here and in the last year this place is gone down the toilet The only good thing about it is the maintenance crew they are wonderful
