Carlyle Flats

Rented here with my Girlfriend for about 2 years ago, management changed about 10 months ago and its been a struggle since. When we resigned our lease it was with the old management and when the new owners took over they managed to lose our lease. We signed a year lease but the first month they tried to charge us month to month (which is more). Then a few months/weeks into them owning it they started to do renovations to the property and got paint on several cars. We called and reported it and all the management said at first was 'are you sure its paint' as my Girl friend was wiping off the wet paint as she watched the painters above her car. Then a day after they finally sent out notifications that they were going to be painting and dont park in certain spots. All said the common complaints about rats/rodents and bugs are all very real and on top of that they are currently breaking the lease by changing the water bill from a roughly 80 dollar bill (split between tennets) to a flat rate of 120 dollars.... When they took over management they demanded we bring them our apartment key and when we did they demanded also that we bring them the mailbox key and threatened to break into our mailbox even though we just resigned our year long lease.

The apartment itself is really charming with modern appliances and attractive finishes, but the overall community experience has been disappointing. The pool area, for example, only has wooden lounge chairs with no cushions, which makes them extremely uncomfortable. I even bought my own cushion just so I could use the space, but I would never invite a guest because it’s honestly embarrassing. Parking is another ongoing issue; it’s limited and not monitored, so cars from the neighboring townhomes often take up spaces meant for residents. On top of that, the basic property maintenance just doesn’t seem to be happening. There’s almost always trash scattered around the grounds, and the dumpster area is consistently in terrible shape. It makes the community feel neglected, no matter how nice the apartments themselves are. Communication from management has been the most frustrating part. The gate has been broken for months, leaving the community accessible to anyone, and when I ask for an update, I get no response. As someone who works in property management myself, I understand that repairs take time, but transparency and basic communication are essential. Fresh paint is great, but it doesn’t make up for a lack of responsiveness or a community environment that doesn’t feel secure, clean, or well-maintained—especially in South Tampa. There’s a lot of potential here, but the fundamentals need serious attention. I really hope to see improvements.
