***BEWARE*** New property managers are deceitful and unresponsive. I’ve lived here since 2021, through 4 different prop managers and the latest ones are by far the worst we’ve ever experienced. The “amenities” advertised do not exist. The fire pit and grill have never worked. The pet wash area is unusable along with the courtyard because they’re constantly covered in mosquitos and debris. The pool is rarely cleaned, never checked for the appropriate chemicals, and furniture + umbrellas are falling apart. The laundry room is dirty and machines are disgusting because they’re never serviced or cleaned. They allow Airbnb renters here, so there are constantly parties and random strangers on-property. They’ve stopped all pest control services so roaches and rats are overtaking units + patios. Trash is always overflowing. The floors + walls are so thin that you can hear your neighbors sneeze. The water bills are not individually metered and the pipes are old where the cold water runs hot all summer long. The only positive here was the location and the neighbors, which the new property managers have done an excellent job of pushing out with their unreasonable rent increases and destruction of all of the character of the property. Best wishes to anyone who decides to sign a lease with these overpriced scammers.

My roommate and I lived at Bayshore Palms for two years while we were in college because it was one of the more affordable options in the SoHo area. The location is definitely the biggest advantage, it's convenient and a great area to live as a student. Unfortunately, that's where the positives end. Throughout our entire lease, we dealt with ongoing maintenance and management issues. When we first moved in, we noticed what looked like sand-like particles all over the floors and cabinets in the kitchen. We pointed it out to the maintenance employee who let us into the apartment, and he told us it was normal and that we could just sweep it up. We did exactly that for nearly two years. It wasn't until we were getting ready to move out and did some research that we realized those "sand-like" particles were actually termite frass, a sign of an active termite infestation. Looking back, we had unknowingly been living with termites the entire time, despite repeatedly cleaning up the evidence. We also dealt with multiple water leaks coming through the ceiling. To my knowledge it has yet to be fixed because the water stain on my ceiling specifically was still there during move out and continued to grow when it rained. Our air conditioning went out shortly after we moved in, and it took over two weeks for anyone to come fix it despite the Florida heat. The management situation was equally frustrating. Ownership or management seemed to change 3–4 times during the two year time period we lived there, making communication nearly impossible. Getting in touch with anyone was a challenge, and when it came time to move out, we had to call and email repeatedly just to learn the move-out process. When we finally reached someone, they didn't even realize we were scheduled to move out. The apartment also wasn't move-in ready. My mom spent hours scraping paint flecks off the floors after we moved in, and basic property maintenance was consistently neglected. The outdoor lights along the stairs and walkways were frequently burned out, making it feel unsafe at night. While the rent may seem appealing for the location, the constant maintenance issues, lack of communication, and poor management made the experience disappointing. The location is the only thing this property has going for it. There are several other apartment complexes just up the street that are worth paying a little extra for if you want responsive management and a property that's actually maintained. Respectfully, I wouldn't choose to live here again.

DO NOT MOVE HERE. The termite infestation was so bad that it was definitely a health hazard. Hundreds of termites in my apartment everyday. Wouldn’t be surprised if this place just completely collapses one day. My AC was also broken and constantly dripping water 24/7 for months and tools months to get resolved.

I’ve lived here for a year now- don’t do it. The office is impossible to get in contact with and extremely shady and unreliable. I will say that the new management, James, has been much better than the last, though my issues remain unresolved. My apartment is infested with termites and has been for months, there is black mold throughout my unit, and the property has been unkept and messy since the day I moved in. For the price that you pay for this apartment, you might as well pay the extra hundred bucks somewhere else. Multiple people on this property are having the same issues as myself and theirs also remain unresolved. If you currently live at this property, i’d recommend getting a lawyer if you want any of your problems fixed.

We have a new portfolio manager with Starka (No longer Kathryn, thank goodness) and I'm already a big fan. I've spoken to J.W. (James) several times since he started in the last several months (summer 2025) and I'm impressed. I feel cared for as a resident, and he's going above and beyond to make sure things are working well.
