Arabelle Riverwalk is a textbook example of landlords who rely on the inexperience of young college students. They know exactly how to package a glossy product, talk a good game during the leasing process, and then operate in ways that take advantage of people who have never dealt with professional property management before. My daughter is one of those students. Only after I read management’s reply to her honest review did I feel compelled to speak up myself. Their response was textbook passive-aggressive and condescending. It was also unmistakably written by AI. That single reply tells you everything you need to know about the culture at this property: no real accountability, no genuine concern for residents, and a preference for polished corporate language over honest communication. As a business owner myself, I find this approach disgraceful. When you are dealing with young people living away from home for the first time, the bare minimum is transparency and respect. Instead, the pattern here appears to be the usual landlord playbook. Attractive marketing on the front end, then policies, fees, and attitudes that surface once the lease is signed. Preying on naivety is not good business. It is opportunistic. Parents and students looking at Arabelle Riverwalk should dig deeper than the photos and the amenity list.

I would never recommend living here. The customer service was by far the worst part of my experience. The front desk staff were consistently rude, dismissive, and unprofessional. Every interaction felt like an inconvenience, and it often seemed like they had no interest in helping residents. During our move-out, we were charged a $3,685 insufficient notice fee. We repeatedly asked for proof that the required reminder notice had been emailed or posted to our door, but we never received the documentation we requested. Instead, we received the same explanation over and over without our questions ever being addressed. We simply expected basic respect, transparency, and professional communication, but unfortunately, we didn’t receive any of that. Communication was also extremely poor. Multiple emails went unanswered, and we only received responses after repeatedly calling the office. It should not take multiple follow-ups just to get a response from management. Overall, this was an incredibly frustrating experience. If customer service, communication, and transparency are important to you, I would recommend looking elsewhere.

Nice location. The interior finishes, however, are pretty underwhelming, considering what you would expect at this price point. The pool area is very nice, however, the gym is sorely lacking and most people will still need a gym membership somewhere else.

If you’re are looking for a place to call home, this is NOT it!!!This place was the worse place I have ever lived. If you do decide to move there for the location/view beware that this apartment complex it’s run just like a student dorm place, not even like a hotel. They’re constantly watching you over the cameras and immediately harass you if anything it’s not the way they want it. My husband had a yeti sealed cup in the shallow part of the pool watching over our granddaughter and they told him to get out of the pool because you’re not allowed to have a cup in the pool, the water was just at his feet! Because my husband got mad for being treated like a kid and told the guy to find something else to do and leave him alone, they sent us a threatening eviction letter for him to “fix” his behavior! This was the most expensive place we’ve ever paid for to rent! The rules are super strict! You can’t move the pool chairs, listen to music, unless you’re using an ear phone, have a cooler or food, and you can only have two people visiting at a time per apartment regardless of how many bedrooms you’re renting! The apartments walls are paper thin, you can hear absolutely everything from your neighbors! Gasparilla was a disaster, we weren’t even allowed to have visitors at our own apartment! They put security and forced everyone to wear wristbands, even the people who lived there! They will harass you for just about anything! The “movie room” was broken the whole time we were there too. The worst of all are the rudeness, sneakiness of the people working there. Needless to say it was also the shortest time we’ve ever lived in a place, we couldn’t wait to leave that horrible place! The most horrible experience with anyplace I’ve ever lived in to the very last day!!! STAY AWAY FROM THIS PLACE!!! WILL NEVER FEEL LIKE HOME!
