The degree of difficulty for trying to send the damn rent payment is absolutely RIDICULOUS!!

The on-site staff and units themselves have been great and is one of the few highlights of living here. Unfortunately, the property itself has not lived up to the expectations set during the leasing process. Residents are charged $75 per vehicle for parking, yet access to the parking areas are essentially unrestricted for other vehicles and people, allowing non residents to come and go freely. Additionally, several amenities that were advertised as part of the community including the fire pits, sauna, and cold plunge remain unavailable. While the staff has been very helpful, the property has not delivered on several of the features advertised.

⭐ 1 Star – Would Not Recommend Seventh & Oak has been the worst apartment community I have ever lived in. For the amount residents pay in rent, you would expect safety, maintenance, and amenities to be a priority, but that has not been my experience at all. Residents are charged $75 per month for parking, yet non-residents regularly park here for free, especially on weekends. Multiple vehicles have been broken into, and there have been homeless individuals sleeping near building entrances and doorways. Safety is a serious concern. The internet service is terrible in some buildings and management has done little to address the issue. Many residents struggle with connectivity due to the building layout, making it difficult to work from home or even stream basic services. The mail room is constantly overflowing with unclaimed packages, and the trash areas are often piled up and create unpleasant odors throughout the hallways. The property appears poorly managed and maintained. Many of the amenities advertised either did not work for extended periods or were unavailable. The hot tub was out of service for a long time, and residents continue paying premium prices without receiving the amenities they were promised. There have also been reports of mold concerns, and the building infrastructure seems inadequate. For example, running the dishwasher and laundry at the same time can cause issues, leaving residents returning home to unfinished loads of laundry. The rooftop views may look appealing during a tour, but don’t let that distract you from the reality of living here. There are far better apartments in Tampa that offer more value, better management, and a much safer environment for less money. If you’re considering moving to Seventh & Oak, I strongly recommend doing extensive research and reading resident reviews before signing a lease.

There is a charge for parking even though there is no gate on the parking garage resulting in multiple break ins and an instance of a naked man walking into the garage. The mail room situation is a disaster, it's a tiny room with easy to miss labeling on the shelves so it is always a chore to sift through everyone's packages to find your own and god help you if the mail person placed it on the improper shelf. The trash isn't disposed of often enough leading to a mountain of trash in the trash room on every floor. The area itself is dangerous I heard a shooting this morning while walking outside. June 20th off E Oak Ave, check the news. This is a mismanaged apartment complex in a dangerous area. The staff are lovely and nice but please don't fall for it save yourself and don't live here.
