Unfortunately, this property has severely declined as far as quality of life since I moved here. Recently, my roommates and I missed a memo to clear out one of our storage closets for inspection, so the “vendors” that were sent over threw our personal belongings on the ground, damaged MUCH of it, and left it laying on the ground, wet and broken. Zero regard for the tenants and their property. Thats only the most recent issue I’ve had while renting here. It’s honestly sad, but a once great student housing option in Tallahassee is looking like it’s on a fast track to become another Seminole Grand (now known as Renew). The new management has also been inconsiderate and the maintenance crew is lackluster overall. Dont let old reviews fool you, the new management is tanking this property at an astounding pace.

Some packages can only be picked up from the front desk. I ordered a package and at 2:12 the package company said it had been delivered. I wait for the text to pick it up at the preserve front office and the text gets sent at 3:59 when they close at 4. I instantly rush over and Tameka had just locked the door the second it hit 4. We’re both standing infront of the door and I said hi you just texted about the package can we grab it real quick, she said no she just set the alarm, I said ok but you have keys can we grab it really quickly and she said no come back tomorrow. She turned me and three other people away. I asked for her name she gave it, then asked what the issue was, I said nothing and walked off and as I’m walking off she yells “the packages came late Logan”. The packages did not in fact come late she simply waited to do our packages last thing before getting off. Why send the text at 3:59 and not wait just a single extra minute. It’s valentines day and I really needed that package as it was a gift to my gf. I’m disappointed in the lack of common courtesy, it’s her job to give our entire community our packages and she failed everyone today.

PARENTS! LISTEN when they say the utilities are sky high because it is NOT a joke or an exaggeration! I’ve been through Hell and high water in my life and these look like utility bills you’d see in a home with a mortgage. Although compared to where I’m coming from (The Renew/Seminole Grand) this complex is extremely peaceful, i seriously don’t think we should be paying close to 1000$ with utilities for something this outdated. I had an issue with small roaches when i moved in, and although i didn’t see them with my own eyes, it said pest control came pretty quickly. Maintenance is generally quick, i just wish they required shoe coverings when entering the bedrooms/carpeted areas because i don’t allow shoes in my bedroom. I recently put in a request to have my vents cleaned (allergies, SERIOUS dust bunnies in the vents above the door and hvac unit) and that was a $65 charge. All in all, i like it here… but it also hasn’t been that long. Like i mentioned, there’s absolutely no reason for each person to be paying over $100 for utilities in a place with appliances that are probably older than 10 years. Edit: I just received my highest utility bill thus far ($200+) and I can without a shadow of a doubt say that there is no way in hell they are basing these utilities off of usage alone. Theres is either a base rate that they are charging us without notice or they have us paying for something that we aren’t really responsible for. It is more than likely all these rental specials that are being ran.

I absolutely loved the home tour at The Preserve at San Luis! Tamika was so sweet and did an amazing job showing me around. It’s a townhouse-style apartment, and she explained everything clearly. The community is beautiful, environmentally friendly, and has such a cool vibe. They also offer great amenities, including a 24/7 gym, a study lounge, a game room, and a pool. Overall, I truly love the place. It’s the kind of space anyone can easily adapt to.

The Preserve has been my home for a while, and I’ve experienced a little of everything, from responsive maintenance to dealing with messy roommates. Here’s the honest breakdown: Staff & Maintenance: 10/10. The staff is consistently helpful, and maintenance always responds quickly. If something breaks or stops functioning (like blinds, ceiling lights, fans, smaller fixtures), they replace it without issue. Larger appliances are older, but they’ll repair or replace them once there’s a real problem. I’ve never had a request ignored. Affordability: For the area, the pricing is very reasonable. You get solid value for what you pay, especially compared to other complexes nearby. Apartments & Appliances: The appliances are definitely dated, but they work, and maintenance keeps them working. If you need something fixed or updated for safety or functionality, it gets handled. Take photos when you move in, just to document everything clearly. Cleanliness & Roommates: This is the biggest factor in your experience here. If you live with people you know and trust, you’ll probably enjoy it. But if you’re placed with random roommates, be prepared! Some residents can be extremely messy, and that can lead to issues like gnats or roaches. It’s not the building; it’s the hygiene of the people living in it. Pets can also make shared spaces dirtier if the owner isn’t proactive about cleaning. Tips: TAKE PHOTOS when you first move in. If someone’s causing cleanliness issues, report it early~ Management takes it seriously and will address it. Room with people you know if possible. Bottom Line: The Preserve itself is a solid place to live. The biggest variable isn’t the staff or the buildings, it’s the other residents. If you’re clean, proactive, and pair yourself with the right roommates, you’ll have a good experience here. P.S. Utilities prices rising is a citywide and statewide issue.

(8/2025) This is a place I will always recommend and rave about. Utilities, for me, have never been more than $80 (just be mindful, turn off lights, fix dripping faucets, etc.), and the rent is very reasonable. I was randomly matched with roommates who are similar to me, which made the experience even better. Maintenance not only responds quickly but is incredibly competent, it’s impressive. There’s never been an issue they couldn’t fix. Package pickup can sometimes be a little tedious if items are sent to the main office, but Amazon deliveries almost always arrive right at your doorstep. Now, for the downside: I moved into a townhouse where two of the rooms were already occupied, so I’m not sure if that affected anything, but the common areas were pretty dirty when I arrived, things like the kitchen floor, fridge, stove, countertops, washer/dryer area, dishwasher, and microwave. My room was perfectly clean, so the issues were mainly in the shared spaces, likely due to the previous or current tenants. At the time, I was going through a tough period and didn’t have the capacity to reach out about it, but I truly believe it would have been resolved if I had (though it’s a little frustrating that I even needed to consider that in the first place). Also, it is not news that the appliances are a bit old and even my dryer can only do a 1/2 load and that needs usually 2 hours min. But, to me, it's not that big of a deal. Side note: A few days ago we randomly got a brand new stove without anyone even requesting one lol. The location is relatively close to campus, and for the price, it’s hard to beat. The bedrooms are huge, with a big closet, personal bathroom, and a walk-through area between the closet and bedroom. One thing to note: I have seen quite a few spiders, but I chalk that up to being near a nature preserve, and it doesn’t really bother me. They do spray for pests regularly as well. It’s very quiet at night. The gate has broken a few times but was always fixed promptly. Thankfully, you don’t deal with the usual noisy apartment neighbors. I will say I live on the top floor, and when I’m in the kitchen, I can hear people walking above; but the downstairs bedrooms don’t seem to overlap with the upstairs ones, which is a nice design feature. The wifi (for you gamers) is average 100 Mbps download and with ethernet port (in your bedroom!!!) is average 500 Mbps download. Now, I've noticed that more devices REALLY affect the wifi, so pick and choose. But, it's really not an issues for me. I do have wifi antena and not a wifi chip. Also, so many outlet it's amazing. I plan to live here as long as I’m in Tallahassee. From 2024–2026, this is honestly the only apartment complex I’ve found that’s consistently good. So many places in Tallahassee (esp. Student living) have fake reviews and misleading ads, but not The Preserve. To my knowledge, they don’t even run ads; and that says a lot. They don’t need to rely on gimmicks, fake promises, or scams. I can’t stress this enough: moving here was truly one of the best choices I’ve made. Update (11/2025): After three months with a new randomly assigned roommate, things have unfortunately been very difficult. She smokes aggressively, is not compatible with my other roommate or me, and is awake and making loud noises between 12- 6 AM every night. She also refuses to respond to texts unless she sent the first message, and even then, she ignores anything that asks a question. Our utility bill has also increased to $100–$130 per month, likely because she never turns off her lights or appliances. So in full honesty: the roommate situation will make or break your experience. There is no issue with the property itself, the management, or the layout-it’s truly just the luck of who you end up living with. I highly, highly recommend finding roommates through your own channels if possible. There’s always some uncertainty with random assignment, but my new roommate has been drastically incompatible in every way, which makes me think she may have been the last available placement option.

I love living here! They are quick to fix issues and do their best to make sure that you are comfortable. Their amenities are always clean! The study room is lovely and its usually where I am, that or the gym. The gym also pretty much has everything that i need! They have events sometimes which makes living here so homey. I’ve really enjoyed my time living at The Preserve Apartments! The community is peaceful, well-maintained, and has a beautiful layout that truly feels like home. The staff is always friendly, professional, and quick to respond whenever I have a question or maintenance request. The amenities are a huge plus from the clean pool area to the fitness center and walking trails, everything is kept in great condition. The location is also super convenient, close to shopping, restaurants, and major roads, but still tucked away enough to feel private and relaxing. Management is completely unprofessional. I was a visitor and got my car dented in by the gate and when I called them repeatedly to try and figure out the situation they ghosted and never called back until I physically went in to ask after a month. It was labelled as my fault and so it gave them the excuse to just completely not contact me about the situation. They will not get things done on time and you have to constantly contact them for them to get things done. I have friends living in this complex who have told me that they have been in the same situation where management lacks any urgency and professionalism.

Do not move here, the two months free is a SCAM! they will give you two gift cards to pay your rent once you pay that first bill it’s sweet until that second one, you’re really only getting one month free because you have to pay in full with one card, I literally had to fight with the front office to fix this because they definitely won’t tell you that, the people at the front office are sweet but you literally have to harass them a little bit in order for things to get fixed, maintenance doesn’t do their job, move in was an absolute disaster because the apartment comes absolutely disgusting and you will have to clean previous messes that have just been sitting there, and your unit (obviously) looks NOTHING like the viewing ones, the floors are cracked, the grout is filthy, the windows have these stains that won’t come out even with bleach, and every appliance is old and dated.

Do NOT live here! I was charged $315 for carpet replacement with no clear explanation. The apartment only provided one unclear photo with vague stains—no detailed report, no breakdown of costs, no proof of actual replacement. Why was this considered beyond normal wear and tear? Why was the entire bedroom carpet replaced, and what is the unit cost? Where is the proof of expense? It feels like they’re just trying to exploit students and keep our deposits. This kind of vague, one-sided charge is unacceptable. Be very cautious before signing a lease here. ———————————————————- Update: As advised by the staff during our call last Thursday, I sent an email to Ms. Malena Rodriguez after receiving a charge notice that lacked clear evidence and explanation. Unfortunately, I have yet to receive any response from her. According to the leasing office, Ms. Rodriguez is the only person I can contact regarding this deposit charge. Given the urgency and lack of communication, I would like to ask: how long am I expected to wait for a response? Additionally, is there a manager or supervisor responsible for overseeing this matter and ensuring accountability in communication and decision-making? Please refrain from sending template responses aimed at protecting your online reputation. I am simply looking for transparency and fair treatment.

My roommates and I were really excited to move in here. With rent being $740 fully furnished and utilities being quoted $60-$100 a month, it was a great deal! Unfortunately, when we moved in we had two main issues. First, the utility bill started off at a whopping $200+ a month EACH. After getting an audit, we were told “nothing was wrong” which seemed pretty incorrect. As winter months came, we were able to get it to around $80-$120 per person. Unfortunately though, during the summer it spiked up greatly. Due to me being the only roommate there for the summer, this seemed very odd. Along with this, we were not receiving our mail for over six months. The office gave us a new mailbox and told us it was fixed, but no mail came for me or my roommates for months. In the end, once one of my roommates let management know she would be receiving very important documentation, the mail magically got fixed. Some downsides of the actual apartment itself were old appliances, some mold in my bathroom cabinet, and completely dirty bathroom and room upon move in. Our washer and dryer were also in need of replacement, as it took almost 3 cycles to dry large loads of laundry. That being said, the townhouse was very spacious. I loved my bedroom, as well as the walk-in closet and the little built in desk. The living room/ dining room was also great, and made it really feel like a home. Amenities also were very nice. Lastly, at the end of my lease we ran into an issue with plumbing. We needed emergency plumbing services due to our pipes backing up. I had to call the office 3 times over 5 hours to get them to actually send someone out to me. Luckily the third time I spoke to a very kind woman, and she kept me updated. Another positive note is the staff in the office are very kind, along with the maintenance team being great!

When moving in the apartment was gross, and they say utility bills are supposed to be 60-80 dollars a person and let me tell you that is not the case. I moved back home for the summer not using any utilities and this place is still managing to charge 200 dollars a month per person. The numbers don’t add up, this place is a complete scam.

**EDIT: I’d like to take a moment and thank the maintenance staff as well as the staff in the leasing office for resolving my issues this summer by installing a brand new washer, dryer, AND refrigerator. Because of their help, I have had ZERO more problems. I’ve lived here for about a year and will live here again for another year since I resigned early. I am not sure if I will be resigning again. There are both serious cons and serious pros. Pros: -The rent is pretty reasonably priced, and there’s no need to designate someone to pay the utilities because they are automatically split between roommates. -The staff is always very nice. Even though I have had serious ongoing maintenance issues (discussed later), no one has ever been rude to me. -The amenities are absolutely gorgeous. I feel like I’m on vacation at the pool, the leasing office is cozy, I like the study spaces, and the gym has lots of things for its size. I’ve also never had trouble with parking near my apartment. Cons: -The space is giving “landlord special”. It’s pretty old and the paint jobs are lazy (they will paint over light switches and nails). The rent price is low enough that it isn’t necessarily worth complaining, though. -Maintenance tends to pick and choose what’s actually “worth” fixing, and while they are usually quick, they are not always communicative. For example, my dryer absolutely sucks. It takes 3 times at 60 minutes to even get my clothes an acceptable level of dry, but they REFUSE to fix it or put in a new dryer because “that’s just how dryers are made”. All of my roommates have complained about it, and maintenance explained to us how to do our laundry better to fix it. (It didn’t fix it.) Most recently, my dryer started becoming WET with DIRTY water inside it. Maintenance checked the roof to make sure there wasn’t a leak and then decided the problem was just condensation in my dryer. It has ruined some of my clothes, but even after going to the leasing office and explaining how I wasn’t satisfied with the work order’s outcome, the maintenance guy just tried explaining, again, that it’s unfortunately just condensation and there is nothing to be done besides keeping my dryer open after use. So… think long and hard about if you want to move into a place that just so happens to dirty your expensive clothes, because “that’s how it is”. -We had an energy audit done by the City of Tallahassee in February or March because we were trying to figure out why our utility bills were higher than normal, and they found several big issues that were never fixed after we let the leasing office know about them. Issues included a water leak somewhere in the apartment needing to be located, and our HVAC system needing to be serviced. -Sometimes I’ve had work orders just get cancelled with no explanation. I put in a pest control order one time because I thought I saw a dead roach and attached a picture of said roach, and I never heard back from maintenance after the work order was cancelled. If I mistook the roach for another bug, that’s fine, but I would have appreciated the notice / reason for the cancelled work order. I don’t play about pests, and neither should anyone else. The pros are very nice, and every apartment in Tallahassee will have its problems. The question is, are you willing to risk moving into one of the units with ongoing problems, only to get told that’s just how it is?

Summary: Despite me being an existing 4yr tenant who just wanted to move to an unfurnished unit. They required me to go through the new tenant process of signing a new lease, paid a full month of rent, paid a $250 admin fee, $75 utility fee, made me move out until August 15th then move back in & pay rent again on Sept 1st? All so they can “clean” but it’s never ever clean. (I watched them clean numerous rooms themselves like hotel service in a couple hours despite requiring 2 weeks.) All appliances are very old. Utility bill is always high, $100-170/month per person (x3 so 300-500/mon in total for ONE household). Everyone is charged a different price for their room although living in the same townhome. Fees for everything including having anything on YOUR porch $150. “Catherine” (manager) is the rudest person in there, new front desk employees every 6m who don’t know anything, which take the crossfire for her money hungry rules. She wont even consider anything you say. The maintenance men would just check off as completed without even coming that I stopped putting request in. I (even my mom) also had to report multiple times that the grown maintenance men would use their key to just come in MY house without knocking, leave all the lights on, whenever they felt like it, no request, no 24hr notice by law - as a woman who isn’t appropriate 90% of time, I was uncomfortable. All of the money go to painting the houses, making the outside, amenities & office look good for tours but not the actual apartments. Only care about commission on renewals/new tenants. I have no pros beside the pool that close at 10, printer that never works, tiny 24hr gym with 2 machines, no parking & a pool table… yeah? no just horror stories. 1st unit. Moved in on the 18th. Paid full month rent for 12 days? The dryer doesn’t dry, it has to go thru 2x. The light is missing. Roach in the corner of my room. 2nd unit. I paid and signed a lease for hardwood all throughout the house (they put me in a carpet unit then didn’t renovate floor until a entire year later). multiple bleach stains on the carpets including my room. the tiles in the bathroom are dirty, cracked. Bathroom and Kitchen was filthy, leaking brown residue from the light on top of the stove. The bathroom vent is as loud as a train, can’t even hear anything over it in the bedroom. The fan inside bedroom is pointless, spins so slow. Freezer broke every 2 months & thawed out our food we paid hard earned money for, 100’s of dollar wasted & all we got was “whoops… things like this happen”. Bugs, spiders, 5 pest control requests put in & nothing being done. Just checking completed. The utilities were $165/month per person when none of us were barely home, im constantly traveling & only home 2 weeks out of the month. I had to replace my mattress out due to literal bed bugs or dust mites, im itching getting huge welts all over my body so they can gaslight me to say I’m just imagining it? Lol. They sent painting guys into my home who left trash everywhere & half filled water bottles. They threw our furniture all over the place that I CLEANED UP, Slung white paint all over the wood floors that I also cleaned! The painters broke the window & blinds, didn’t tell us. Wifi is horrible , constantly going out & I have to use my data which is the same reason they took the free cable away for the “ upgraded faster wifi”. Black & Brown Dirt Stain along the window seals, outlets, light switches which they painted over including the dead bugs inside it. The hot water only lasted for like 10 mins. Charged us $300/month per person for final utility bill on move out as a “estimate”. 3rd unit. No hot water for 3 days. I’m killing roaches everytime I walk - 20 a day, every 5 mins I’m turning on the light, scared in my own house to even sleep. They’ve sent “pest control” to my house 2 times despite my 4th weekly request. I’ve been in 3 different units due to each one having issues with it being unlivable. I put in so many work order request at this point, I learned to just fix it myself like Bob the builder.

Do not move here. I have been a resident since 2022, and thought it was a solid place. And it was until something break/does not work properly or if you ask for an explanation for a bill. They have done nothing but gaslight and defer responsibility. They have charged me crazy prices for Utilities ( 248$ at its highest ). My utilities for a 6 month period increased drastically and when I asked for an explanation, they did not have one. They essentially told me pay it and deal with it. When my AC broke they would tell me that it was working perfectly fine. I would set the thermostat at 73-72 degrees and the AC would stay constant at 77-76 degrees, I filed more than 4 work order to have it fixed and each time maintenance told me “that’s how it’s supposed to be”. The temp does not decrease at all and I pay rent for working utilities, they do not care. I still live here and it still hasn’t been taken care of. I was told that in August the laminate floors would be replaced ( Specifically before my new roomate was supposed to move in. It is September 20th and my roomate has moved in and only today have they scheduled for the floors to be replaced because I complained. A full 51 days after they promised it would be done. It also takes multiple cycles for my dryer to dry one load of laundry, this in turn does effect my Utility bill and they refuse to replace it. I have been told multiple times “it’s fine”. These are just the problems I have had with them lately, it would just be way too long of a list and my hands are tired. If you want to move somewhere that won’t take responsibility for your bill but will charge you crazy prices with no explanation, this is the place for you. If you want a place that has broken appliances and won’t fix them, this is the place for you. If you want to pay market rate rent and not be given the services you were promised in a contract in writing, this place is for you.

I recently moved out from this place. They are trying to keep 1/3 of my deposit for a carpet damage that was present there when I moved in. I sublet the place and Ms. Malena Rodriguez's team did an inspection and returned full deposit to the person who I sublet it from. Then they made me sign as-is move in document which should mean that the place is as it is and they were aware of all the issues created in the place prior to my move in date. However, when I moved out they tried to claim that the damage in the carpet was not there and charged me for it. The person I sublet from and I both sent an email stating that the carpet was damaged when she was moving out and when I moved in. I asked for pictures showing that the carpet wasn't damaged from the time they did the inspection prior to my move in date and prior to the person who I sublet from moved in. They did not have anything to show. Ms. Malena Rodriguez is not allowing me to contact her supervisor to escalate this further as she knows that she has no proof that the damage was done post my move in date but is insisting on keeping my money. I am in my third trimester and don't need this additional trauma and stress right now and would really like my money back as the damage was absolutely there when I moved in. I talked to other tenants and I heard different horror stories. I would not recommend this place under any circumstances as it is obvious that they are thieves and try to keep your money even when they have no proof that the damage was done by you. Just be careful, get a video of the entire place prior to moving in even if they tell you that everything was inspected by them. It is their way of tricking you into losing your deposit. If anyone from this office is reading this review, please let me know who I can contact as Ms. Malena Rodriguez is not allowing me to escalate this further. This is very unprofessional, and it really is a way to scam people out of their hard earned money. Ms. Malena Rodriguez is very good at it apparently as she blocked all my attempts to get somebody else to look into this. Shameful to say the least...

Review is based on residency by my child. The cons to this place is no units look like the model. You have to pay for a full month’s rent plus fees even though you can’t move in until the 15th of August and have to be out by July 31st. The appliances are very, very old with no hopes of replacement irrespective if they are defective(see other reviews). Because the AC units are old and inefficient the utility bill is always high and the company will come on here and say they have nothing to do with that when in fact if they replace the AC which breaks down every other month the utility bill will indeed go down(see other reviews). Everyone is charged a different price for their room although living in the same townhome. They will also hit you with unfair fees. They are money hungry and just want to get over on college students. I can’t recommend moving here at all or to any Collier Properties.

The utilities there are ridiculous. I had fleas, the walls needed to be painted, and maintenance were actually great , but I had a lot of issues. I’m not even going to get into the carpet

I enjoyed my stay at the Preserve. The staff are extremely helpful and maintenance is very quick to respond. My only problem was the roommate situation and the stringent lease policies. The roommates I were assigned with were very inconsiderate and messy (ultimately attracting roaches and jeopardizing my safety by leaving me alone in the unit with 6 strange men (who had been drinking) that they invited to spend the weekend without my knowledge). It took me several months worth's of complaints before they were willing to cancel my renewal- my half year renewal that they were charging me an additional 150$ a month for as a fee for the "short-term" stay. They were unwilling to cancel my entire lease (even with my safety concerns) and only presented me with the option of a unit transfer for $500.

I have enjoyed my time at The Preserve and I would recommend it to anyone that is attending college in Tallahassee! The maintenance team is speedy and the office staff is friendly and professional. I have no complaints, thank you for making my time here wonderful.

The staff at this apartment complex is great and very helpful. The rooms are very spacious and each room comes with a mini fridge but my biggest issue with this apartment complex is the utilities. My utilities were never below $100 and when it came time to move out, the (M.O.E) move out estimate utility bill for June and July were over $200. Also the appliances are old and you have to get really close to the gate for it to open up even though you used your gate clicker for it to open up. Like I mentioned earlier this isn’t a bad apartment complex just very pricey and not worth it because it isn’t that luxurious as it claims to be.

This is the best apartment complex I've ever lived at. The staff members who work in the front office are always very personable and kind . Eunice and Joel always go the extra step to help me and have made my time living at this apartment very enjoyable. Highly recommend for anyone wanting to stay close to FSU.

This is my roommates’ and I’s third apartment complex, and we absolutely love The Preserve! We just renewed our lease because of how much we love the community, and the office staff! Maddie and Katie are both wonderful and incredibly helpful! Eunice and Joel are also amazing! After a month of living there, they called to check in and see how we liked the apartment, and if we needed anything! Truly amazing staff!!

I love living at the Preserve so much. They’re communicative, quick with maintenance, and have a great staff. Love the patio, pool, gym, and, probably the best part, that it’s quite literally a five minute walk from a beautiful park. If you’re looking for a place that offers great amenities for a great price, trust me… this is worth it.

I love the atmosphere and community here. The office staff is so friendly and helpful (shout to Joel- you rock!). There are fun events planned each month, like the Christmas giveaway. The Preserve is so nice- it is great value and one of the nicest complexes in Tallahassee. Very welcoming and comfortable for college students as well. I love it here!!

I love how this place is close to campus and to all the stores I usually visit. We also get our own bedroom and bathroom and it's a townhouse verus apartment which I like a lot because we get our own address. I wish maintenance was more communicative but I've renewed my lease so I like it.

I've lived here for a year and 1/2 so far and I love it! My room has so much space, and the neighborhood itself is quiet and well kept (my only complaint is sometimes people suck at picking up after their dogs, but I feel like that happens everywhere). I'm honestly sad I'm not living here next year because the Preserve is definitely worth it. Maintenance has always been quick to come anytime my roomates or I put a request in and everyone in the front office is so nice!
