The Oasis at 1800

Me and my wife just moved in to the Oasis, and I've got to say!.. The staff/management is amazing!! They're so prompt and attentive! They're so hard working! They keep everything so clean and well maintained! I'm glad we chose The Oasis at 1800! And I'm sure when you move here, you will too! ☺️

Just moved in here and we love it. The staff was very helpful and made it easy to get in. The complex is very peaceful and clean. James the maintenance man is very friendly, professional, and knowledgeable, definitely the best I’ve met out of all the places I’ve stayed. Best apartment complex I’ve lived in hands down.

I recently moved out after living here for a year, and while there were a few positive aspects, my overall experience was disappointing. When we leased the apartment in July 2025, we were shown a nicely furnished two bedroom model. Unfortunately, the actual three bedroom unit we moved into was significantly different and much smaller than expected. Had we been shown the actual unit beforehand, we likely would have made a different decision. Within the first month, we began experiencing a severe roach problem. Despite multiple pest control requests and treatments, the issue never improved and seemed to worsen over time. As a new mother, it was incredibly distressing to deal with roaches throughout the apartment, including around our newborn child. We also experienced maintenance concerns that were never properly resolved. Mold developed on the ceiling of the hallway bathroom and on the wall of the third bedroom connected to that bathroom. The bathtub appeared to have been painted over before move-in, and as the paint wore away, the condition underneath became apparent. A request for replacement of the tub was submitted, but no action was taken during our residency. Before moving out, we thoroughly cleaned the apartment from top to bottom and left it in good condition aside from the existing mold issues and normal wear and tear associated with a year’s occupancy. Despite this, almost our entire security deposit was withheld, which was extremely disappointing. To be fair, the community itself was generally quiet and felt safe, and Tori in the front office was always professional, kind, and helpful. However, the ongoing pest issues, unresolved maintenance concerns, and loss of nearly the entire deposit overshadowed those positives. Based on my experience, I would not recommend this property to families. We chose this apartment because we needed housing quickly in a different school zone, and unfortunately, it became a lesson learned. I hope management takes resident concerns more seriously moving forward.

The Oasis is by far the best apartment complex in Tallahassee. I have lived at the Oasis for nearly two years now. The leasing agents, management, and maintenance staff at the apartment are truly top notch. Every maintenance request I have submitted has been handled in a timely manner (usually coming to fix things the very next day, if not the same day I submitted a request), and whenever I have interacted with maintenance staff they have been extremely polite. Every communication and correspondence I have had with the complex's leasing agents and management has been handled with kindness, respect, and in a prompt manner. The apartment grounds are well maintained and clean. The complex is always quiet and peaceful as well. The staff hosts countless events and truly cares about its residents. And perhaps best of all, the Oasis has some of the best pricing for apartments you will find in Tallahassee. I could not provide a higher endorsement for an apartment complex and will truly miss living here when I move in the future.

We lived here for five years. It’s a great location with beautiful community spaces. When we first moved in we loved it. But over the years the rent went up (>$500/mo) and the services provided by management became much less reliable. By the time we left in fall of 2025, recycling pick-up had been discontinued. The trash compactor was broken more often than it was functional. This meant that piles of trash were often left out near the complex entrance (not to mention furniture piles from evictions). In more recent years there’d been a lot of turnover in the maintenance staff. The team around the time we left seemed unexperienced. When attempting to fix a leak in one of our bathrooms they let loose a torrent of dirty water and used whatever they could find on hand to mop it up. When I mentioned this to a leasing staff member, I was told that this is something tenants give them permission to do when they make a maintenance request. They got insulation on our clothes when accessing the crawl space. Then, it took several days for the maintenance staff to let us know how long our water would be shut off. The experience left us feeling very disappointed in the apartment staff. We ended up terminating our lease early to start new jobs out of state. We discovered that the newest version of our lease included an addendum requiring that we pay 2 months of rent and utilities as well as an early termination fee equal to 2 months rent. Also, after the first rent hike, management offered clean our carpets for free as a consolation. We never took them up on it, but they did end up deducting $175 from our deposit to do it.
