The Griffin is spacious, clean, and modernized. However, parking is a super expensive fee per month to just get a tight spot. There is also no unloading zone for move-in, move-out, or general transfers. One time, furniture was even in the parking area, which had sat there for over a month before being moved. Additionally, their service provider of choice fails to connect residents with reliable service. The WIFI and Internet have been flaky since day one at the apartment, WhiteSky has not made any of their promises to fix it. On the other hand, upon submitting a maintencance requests for door hinge fixes and bathroom drain uncloggings, The Griffin takes care of the issue within twelve hours without question.

The Griffin advertises that it offers internet service with its lease. However through the company that they use (White Sky), the internet does not work from my daughter's room and the internet is very frequently intermittent with frequent outages. My daughter has to go to the campus late at night in order to access the internet for school work compromising her safety. My daughter has contacted the office multiple times and is always redirected to talk to White Sky. She has documented evidence since October of 2025 with no progress in resolving the issues that she is paying for with her lease. The Griffin is taking advantage of students. The Griffin should not be advertising a service that they can not reliably provide. We are highly disappointed that all parties have not been able to resolve this issue.

Do NOT do business with The Griffin. My roommates and I had the worst experience attempting to sign with them. Two out of four of our roommates received leases for the apartment we had applied for and then we received an email whilst filling them out and waiting for the other leases to be sent that the floor plan had sold out with zero warning from the leasing team. When we tried to sign for a different floorplan a few weeks later, all three roommates received leases and after we signed them, were told that somebody in that unit renewed at the very moment we were signing (with zero warning again) and we had lost the apartment AGAIN. They then tried to sell us a different floor plan but backtracked for a third time saying they didn't realize that one was full as well. We did not receive any compensation, discount, or action taken to make up for this team's lack of communication and management, but rather just thoughtless apologies. Now, two weeks later, we see that The Griffin's instagram is posted that they have numerous spots open for the floor plans that we our leases were rescinded for and we were told there was NO possible way for us to live there. Don't sign with this property unless you want this to happen to you.

I would give this zero stars if I could. DO NOT LIVE HERE. I don’t know how this parking garage got approved. Not to mention, it’s almost impossible not to ding your car and you’re paying $350 a month just for that. I’ve been charged a pool view fee for my entire lease, but the pool hasn’t even been open because they’ve been working on it the entire year, so all I’ve got from that was a wake up alarm from a jack hammer at 7AM. Not to mention, paying 10$ extra a month to walk up to the six floors because they can’t keep one simple elevator working consistently. The parking tow has been lifted all summer yet I’ve been paying $350 a month all summer to park the furthest away from the door because random people are parking in here. I asked the manager if I could get my parking fee lifted for the month of July at least (why would I be paying when you don’t even need a pass right now) and she said she wouldn’t be able to do that for me because parking won’t be lifted all summer. “It’s just for move out.” Just giving me dodgy excuses as to why she wouldn’t be able to do that for me..🙄🙄The washer and dryer make unforgettable noises. Something is very wrong with them and maintenance thinks it’s normal. The water fountain filter in the gym hasn’t been changed all year and they won’t refill the wipes to clean off the gym equipment . They advertise the shuttle being open over the summer, but abruptly said it will stop running over summer for some random reason right before summer term started. If you’re gonna advertise an asset at least go through with it. NEW NOTE: Time comes for me to move out in July 31st. I am a summer B student so my classes don’t end until August 8th. (Leases are like this in most off campus apartments in Gainesville 🙄) I’m already stressed trying to find a place to stay and time comes for me to turn in my keys on Thursday July 31st. It’s Thursday morning and I woke up early to get all my stuff out by myself. I go to get a key return form by the mailboxes and of course on move out day at 8AM there are no more forms (thanks a lot griffin management). I have class at 9:30-12:15 so I had to try and turn my keys in before class, before the office opened at 10AM…As a responsible tenant I did not want to just throw my keys in my mailbox with no documentation or record (and a fear of being fined) so I held on to them and went off to class because the office hadn’t opened yet. I call from my class as soon as the office opens and inform them of the situation (missing key return forms on move out day and my class not ending until after 12). After the office secretary puts me on hold to ask her manager what I should do, she calls me back to say that even though I have class, I am going to have to leave my class so my keys are returned by 12 or else I will be fined. Obviously I’m absolutely livid at this point so I have to leave my class and let my grade suffer to return my keys by 12. Moral of the story this establishment does not care for its residents and just wants to make money off of you. They will never work with you and don’t follow through on all of the nice things they advertise.

My roommate and I have had a great time living here. It is super close to campus and the covered scooter parking with security cameras is much appreciated. The management and front desk staff have been incredible recently under Hady and every issue I’ve had has been resolved quickly and with the utmost attention and support.
