Lived here for a year now — maintenance is great, they always complete maintenance requests within a day or two. Management is also good, they take their jobs very seriously. There are a few things about the complex itself that I personally have a problem with: 1) the complex is surrounded by frat houses that play deafeningly loud music at obscene hours of the day/night; 2) no dishwasher in the unit; 3) the “all in one” washer/dryer unit doesn’t actually dry clothes, despite maintenance fixes; 4) there is no central AC in the unit, only a wall unit in the living room. So the living room is nice to stay in, but the bedroom gets very hot/stuffy or very cold, depending on the weather. If you’re here for a year or so, it’s a great apartment. If you’re here for 2+ years, you can absolutely find a better apartment in Tallahassee for the same price or cheaper (I pay $1300 a month for 1 bed & 1 bath)

The leasing and maintenance teams are very nice. They are trying their best to fix the issues and help you at their earliest convenience. There were some pest problems when I moved in last year, but they provided their best solution. Now my place is very clean and comfortable. Thank you Cheyenne, Renee, and Kyle.

This entire building has MOLD. Leasing management are aware and continues to rent these unsafe units. You (and your pets) will get sick here. There were TWO fires here in under a year, with no working fire alarm, so firefighters had to go and knock on every door! There was also a water leak that caused water to seep from the floors. Zero stars would be more accurate.

I’ve been living at The Edge @ 401 for almost three years now, and it’s been a great experience! The complex has a nice pool and adequate amenities that make it comfortable. The apartments are well-sized, and even though the building is a little older, it’s very well-built. The concrete walls mean I never hear my neighbors, which is a huge plus. Maintenance is always timely and efficient. Over the years, I’ve had my tile replaced and a new AC unit installed, among other repairs. Robert Mosley, the maintenance man, is always kind and attentive, making sure everything is taken care of. The office staff, Melissa and Traci, are also great to work with. They’re friendly and always willing to help. The location is another big advantage. It’s walkable to FSU’s campus, the downtown area, and lots of food spots, which makes it super convenient. Overall, The Edge @ 401 has been a great place to live, and I would recommend it to anyone looking for a well-maintained and convenient apartment near FSU.

The Edge @ 401 is a fantastic place to live, especially for students/people looking for their first apartment! The unit I lived in was recently renovated, so the appliances were brand new, and the entire kitchen was incredible. The way the apartment was laid out made it really easy to have guests over, and I loved being able to converse with friends and cook at the same time. I know a few other reviews have mentioned pest problems, but in my experience, as long as you keep your space tidy/clean and aren't away for a long period of time (bugs in Tallahassee love dormant spaces and will eat anything that's accessible), you shouldn't have any problems! As far as location goes, the apartment complex is a really convenient walk to a lot of FSU buildings, which is great for undergraduates and graduate students alike! My commute to Dodd Hall took less than ten minutes, and the walk was really nice. As a woman who lived alone, I never felt unsafe going to or from my apartment. And although The Edge is right next to a fraternity, the walls helped dampen the noise, and a white-noise machine made any party-related craziness hardly noticeable. The pool is also a definite plus, especially on hot days (so the majority of the year in Tallahassee). The management team, Traci in particular, is also super helpful and easy to get a hold of. While rent is a bit on the higher side of things, I loved living in this complex, and highly recommend living at The Edge @ 401!
