Absolute worst apartment in Tallahassee. Do not move here. The landlord, Carol Miles, is very dangerous and actively supports sexual predators. She also has an issue with stalking (she sent nightly security to take photos of me through my apartment window, which i saw from inside their car because the flash of their phone was on; she demanded residents give her my location, and she sat in the passenger seat and directed the driver of a truck she was in to follow me around the parking lot for almost 10 minutes straight). I am not the first resident she has stalked and abused. she has sent threatening emails to residents for years because she has been exposed by said residents for her abusive actions multiple times. She actively uses racial slurs to refer to Black people and the Black residents here. She has called the cops on Black residents numerous times for simply using the amenities they are paying for, and she finds it “funny” to cause unnecessary fear for these residents. I initially requested to be moved to a different apartment because the person my 2 roommates and I were going to share a 4x4 with was abusive, violent, and a sexual predator who assaulted me. This person molested me for over 6 months. Even though the other two roommates were moved, I was denied my request and was forced to live with the person who continued to sexually assault me in my own bedroom. this person also had an animal that she abused by kicking, punching, and throwing it across the apartment. the animal was visibly malnourished and could be heard yelping from outside the apartment each time she kicked and punched it. When my sexual assaulter then attacked me, Carol Miles supported the predator, and forced me to move into an uninhabitable unit with various health and safety violations. the unit i was forced into was absolutely uninhabitable. There was mold, no AC, a hole in the ceiling, huge water damage, debris and dirt everywhere, a broken sink, paint on the table, and the list goes on (see photos). despite all of this and the hazards they presented, my rights as a tenant to a habitable space were refused. this was also another way in which she violated the lease because the lease states that tenants are to be given a safe and habitable unit, which she refused to do. The lease also states that the landlord must not breach confidentiality, but she simply doesn’t care because she has no respect for residents. She never has. She shared my personal information with multiple residents, breaking the lease and multiple privacy laws. Another thing to add: when talking to other residents, i found out that multiple Black residents living in the same exact type of unit as myself were being charged way higher rent than i was. A friend of mine was being charged over $160 more than me for rent each month even though he had the same exact 4x4 plan. This complex does not treat Black residents well at all. Furthermore, Carol Miles purposefully exposed a majority of residents to COVID-19 by entering their apartments after she came in contact with someone working in her office who tested positive. She refused to admit this until after 100+ residents and their parents reached out to her demanding an explanation. Do not live here. The price is inconsistent and not worth the abuse you will face. Carol Miles breaks housing laws every day, and she will violate your lease any chance she gets, because she assumes that college students do not know their rights and she threatens, stalks, and intimidates them.

I have lived here with my roommates for more than 2 years. We love our apartment, affordable rate, close to everything a college student needs and very friendly people that work here too. Shout out to Arnold for being one of the best with maintenance requests!

i wish zero stars was an option. if you want peace, don’t live here. the only good thing is the rent price, but you truly get what you pay for. i have experienced constant maintenance problems, repeated flooding and plumbing issues, and serious bug problems. the worst part is that management consistently downplays tenant concerns. living here is stressful, not worth the hassle, and i would not recommend it.

Black mold problem is out of control. I lived there for 3 years and multiple of my friends lived here too. Mold in all of our apartments across 4 different buildings. Not just mold in the shower, mold growing behind pillows, on the baseboards, on the walls, literally everywhere. Everything else was fine tbh except 1 of the two pools is constantly broken. Used to be a pretty good deal at 510 when I signed on but what they’re charging now is ridiculous for what you’ll get and the area you’ll live in.

I've been living at The BLVD for 3 years and I couldn't be happier with my experience! The management team is friendly, responsive, and truly cares about the residents. Maintenance requests are handled quickly and efficiently, and the property is always clean and well-kept. The amenities are a huge plus, especially the gym which I use frequently and the location is super convenient, close to FSU and FAMU campus. Rent is also very affordable. Highly recommend this place to anyone looking for a comfortable, well-managed community!
