Great great great location!! Building is newer and maintenance does their best to stay on top of the liveliness of the college students that call this home. Is it super luxury? Well it’s as close as you’re getting in a place composed of college students . We need to keep our expectations a tad lower in this case. All in all a great place for my gator.

I lived in Stadium House for three years with four roommates in the same unit. We were the first people to move in after it opened, and I just moved out after graduation. The location is great. It’s steps away from campus and surrounded by restaurants and bars. The study room is a great feature, but you have to get there early because it gets packed. The rooftop pool could be a highlight, but it’s poorly maintained, with broken furniture and missing cushions. I renewed my lease twice purely for the location and the convenience of not having to move—not because management made living here enjoyable. Within months of moving in, my bathroom had a leak behind the cabinet above my toilet. Maintenance cut a hole in the wall and left it there for a week because “the plumber only comes on certain days.” During that time, giant palmetto bugs and cockroaches crawled through the opening. Once fixed, it took 5 months to get a new cabinet installed. Management never offered an apology, compensation, or even basic concern. I parked my car in the garage for the last two years. The first year in the garage went fine, aside from the outrageous $225/month fee. But my final year, management told me all parking spots were gone and I’d have to “find and pay for street parking” despite being the only driver in my five-person unit. I was never told parking doesn’t renew automatically, and when I asked to purchase a spot, they brushed me off for three weeks. Only after pushing repeatedly did the manager suddenly “find” a space because someone “gave theirs up.” The last issue is what drove me to write this review. My roommates and I kept our place spotless compared to other units. After three years, minor wear and tear is inevitable, but apparently not to Stadium House. I was charged $148 in “damages,” including $25 for throwing away an item (despite the trash chute being right outside the door) and $100 for painting over a tiny scuff mark that could have been magic erased or painted over in seconds (see photo below). When I questioned it, I was told the charges were “accurate and will not be refunded.” I later learned other residents had charges reduced meaning management can adjust them whenever it wants and they pick and choose who they want to help. Stadium House has a good location and nice amenities on paper, but the management’s lack of care, poor communication, and willingness to take advantage of college students at every opportunity does not make it worth it. They will squeeze every last dollar out of you while providing the bare minimum in return. Think twice before signing a lease here.

I am absolutely APPALLED by the living conditions at Stadium House. As a basic resident of the 6th floor, I can attest to the fact that this building is a health hazard masquerading as luxury student housing. The HUMIDITY on this floor is unbearable, creating a breeding ground for MOLD that has completely INFESTED our apartment. My roommate returned from summer vacation to find his sheets, headphones, blankets, and bathroom covered in a thick layer of mold. Stadium House’s response? To BLAME him, claiming it was his fault because the AC was set to 78 degrees while he were away. Are you KIDDING ME? They refuse to take ANY responsibility for the clearly inadequate ventilation and rampant mold problem that plagues this building. They don't care about the health of your residents, and they certainly don't care about reimbursing anyone for the THOUSANDS of dollars worth of belongings ruined by their negligence. But the mold is just the beginning. The construction of this building was clearly rushed, resulting in a shoddy, dilapidated mess. Smeared mortar on the tiles, bathroom tiles falling off the shower walls due to the building shifting, door frames that have warped so badly the doors don't close, leaving huge gaps – the list goes on. And let's not forget the ROACH INFESTATION. Despite keeping our apartment meticulously clean, we are constantly battling these guys. They're not just in the apartments; they're crawling through the hallways, a testament to the overall filth of this building. To top it all off, the ELEVATOR INSPECTION EXPIRED SEVEN MONTHS AGO! Seven months! This is a blatant disregard for resident safety. And for what? $1600 a month for one bedroom in a two-bedroom apartment, plus over $100 a month for parking? Stadium House is are robbing the residents blind. They prey on students who don't know any better, providing them with a moldy, roach-infested, poorly constructed living space and then blaming them for your own negligence. They do not care about the health and well-being of your residents. They only care about your profits. DO NOT RENT HERE. Save yourself the misery and find somewhere that actually values its residents. The location does not make up for the rest of it.

I've been at the Stadium for over a year now, and it's been a fantastic experience. Over the past year, they've significantly improved maintenance and cleanliness. Cleaners are there every morning, vacuuming and replacing wipes for the gym equipment, which now includes new mobility gear. The building always smells fresh. Maintenance requests are handled promptly, and the staff is friendly and knowledgeable, readily addressing any questions you may have. The photo is from the study area, I took one afternoon because the quote just spoke to me that day. :)
