Reserve at Midtown Apartments

Worst place I ever lived. There's trash everywhere, and they don't fix anything. I've never seen so many window units because a place won't fix the AC. The only good thing is the apartments are big.

My wife and I had an excellent experience living at the Reserve at Midtown in Tallahassee. The community is clean, well-maintained, and conveniently located near everything you need, from shopping to dining and campus access. The amenities are top-notch, and the atmosphere feels both comfortable and secure. What really makes this place stand out, though, is the management team—especially Ms. Nancy. She is incredibly professional, responsive, and genuinely cares about the residents. Any questions or concerns I’ve had were handled quickly and with a positive attitude, which makes a huge difference in day-to-day living. Overall, I highly recommend the Reserve at Midtown to anyone looking for a welcoming and well-managed apartment community in Tallahassee. It truly feels like home! They really care about the residents and treats you like family!

I’ve lived at the Reserve for a little over a month now and I’ve been nothing but pleased with them! The ladies in the office are always happy to help and truly go above and beyond. Maintenance is always super quick if there’s an issue—I’ve never had to wait longer than an hour to get an issue resolved. The apartments are HUGE! I have a renovated unit and it’s perfect for me and my two kitties. So many apartments in Tally are known for literal roach infestations (I’ve dealt with it myself) and that hasn’t been the case here for me. So glad I found this place ❤️❤️

They were really helpful and they were working diligently to make sure we will get the place 2nd edit**** This company is such a scam. They give 4 month renewal notices and say if you don’t renew by the 4 month mark before your lease is ending, then you won’t be able to renew. Then they also say when it’s time to move out that you needed to give 4 months move out notice. It would seem obvious to anyone that if you don’t renew in time like we didn’t, that is your “notice” then of 4 months. I even asked Chris and Nancy at the office how long of notice do I need to give and I was informed by Chris that 15 days notice is sufficient. So when I emailed them 15 days+ notice to move out, they tried hitting me with all these charges saying my notice was insufficient. They just try to scam people they are filthy liars and should be jailed! Edit**** We moved in last Friday. We received the place really beat up, not cleaned, no ac. Luckily, we spoke to corporate after waiting almost 2 weeks to get approved and they were able to push it forward getting us approved even though they were doing nothing at the office. When I told Katy today about the issues with the home and the fact that we received it dirty, she was totally indifferent about it. She said that maintenance would be taking a look but didn’t specify any time or plan of action about getting the unit clean. Also our unit looks nothing like the model we looked at before moving.
