This student living community is frequently praised for its convenient location, proximity to campus, and a range of amenities offered at a solid price point, making it a good option for college students. The staff, particularly those in the leasing office, are consistently highlighted for being exceptionally friendly, helpful, and dedicated to assisting residents with everything from tours to maintenance requests. However, some residents have reported issues with mold growth in units and concerns about the handling of maintenance requests, as well as high utility bills and unexpected charges upon move-out.

I’ve had a wonderful experience with the team at Forum Tallahassee, and I really think the staff here deserves recognition for how hard they work every single day. Whitney, Keith, Kendra, Aaliyah, Christen, Shayna, Geo, Gabby, Shy, Brendan, Jamar, Ron, and Frank have all been incredibly friendly, welcoming, and eager to help whenever I’ve needed something. You can genuinely tell that this team puts a lot of effort into taking care of the residents and keeping the property running. I recently transferred into a new unit, and the experience could not have gone more smoothly. A huge thank you to the entire team, but especially the maintenance staff, Shy, and Gabby, for everything they did to get my new apartment ready for me. I transferred into a beautifully kept unit, and I really appreciate the time and work that went into making sure everything was ready. I also think it’s important to mention something that sometimes gets lost in apartment reviews: in my experience, the condition of a property is not always a reflection of the people working there every day. On-site employees can only work with the resources, budgets, and decisions provided to them by property ownership. It’s easy to direct frustration toward the staff members you see in the office or around the community, but they aren’t necessarily the people controlling the bigger financial or operational decisions. From what I have personally experienced, the Forum team gives 110% every day to maintain the property, help residents, solve problems, and keep everything running. They show up, work hard, and continue to be friendly and helpful while doing it. There will always be things that can be improved at any apartment community, but I believe credit should be given where it’s due. The people working at Forum Tallahassee care about this community, and I’ve seen firsthand how much work they put into it. Thank you to the entire Forum team for everything you do it does not go unnoticed!

I would strongly caution anyone considering living at Forum Tallahassee. One of the biggest issues my roommates and I experienced was mold growing inside the closets. We reported the problem to management multiple times, but it was never properly addressed. Instead of resolving the underlying issue, the problem continued to get worse. As a result, the mold ended up damaging both my clothing and my roommates’ clothing. After months of bringing this to their attention, management is now trying to shift the blame onto us rather than taking responsibility for a maintenance issue that we repeatedly reported. It’s incredibly frustrating to pay rent, report a serious problem, and then be left with damaged personal property while being told it’s somehow your fault. Mold is not something that should be ignored, especially when it has the potential to ruin belongings and affect residents’ well-being. I hope management starts taking maintenance requests like this more seriously and responds appropriately when residents report issues before they escalate. Based on my experience, I cannot recommend living here.

Lived here from '25 to '26. Out of the 3 places I've ever lived in Tallahassee, this one had the best leasing office team. They were all very friendly and willing to help. They all received me with a smile on their face and would take the time to chat every time I would go pick up a package. The Forum is a great place to live because of its location and amenities. It's got what you need for a solid price point. It was a very pleasant experience and happy to have finished my last year at FSU here.

FYI, if your roommates do not pay their utility bill, you are responsible for paying their bill per the terms of service of Simple Bill, the company they use for utility billing. The lease states you are only responsible for your portion of utilities, however, towards the end of the lease it also states you must agree to the terms of service for Simple bill. There are a lot of reviews about high utility bills, sometimes $500-$600, maybe that’s why. Also, move in date is the same day classes start for tsc. Most of the good reviews are about people who viewed the apartments or spoke with a rep, and not from actual residents.

This place sucks, not one good positive experience here, they make the place seem so nice from the clubhouse area but the actual apartments are disgusting and horrible. They try to charge you at every step ESPECIALLY when moving out, they move out prices are ridiculous over hundreds of dollars for minor things like not properly cleaned. And when we moved in August it was dirty as hell so they didn’t even clean it before. Wouldn’t recommend, most 5 star reviews are probably fake, it’s cheaper than most stuff in the area for a reason ur paying for what u get, but not worth it.
