I've lived here going on 3 years and have 0 complaints. Office staff and maintenance are very kind. Apartment is nice and new. I've loved living here.

On my second year here with San Marco. The apartments are clean, safe and off the main road. The managers and staff are very helpful, veteran friendly and beyond accommodating to all the residents, cleanliness and safety of the apartments. What a blessing this place has been to me as I’ve been in transition and receiving care through the VA clinic down the road from the apartments. Affordable apartment living at its best and most compassionate. I’m beyond impressed and thankful for the ladies in the office whom keep everything running smoothly and have the most professional and personable relationships with residents. Bravo Zulu ladies and Thank you.

My daughter and I have lived here since 2023. We have always felt welcomed and safe. The office staff is very friendly and helpful. If I ever need anything fixed it is done in a timely manner. We are very happy here. Thank you San Marcos Heights Staff!

San Marcos Heights Apartments – Honest Experience I’ve lived at San Marcos Heights Apartments for 5 months, and I wouldn’t recommend this place to anyone based on my experience so far. Management is unapproachable and often has an attitude when you try to bring up valid concerns. One leasing manager even admitted to watching who comes in and out of my unit and knowing what car I drive — which felt invasive and inappropriate. Since moving in, I’ve had nearly 10 random apartment inspections, which feels excessive and makes it hard to feel at peace in my own home. One morning I was woken up at 5 a.m. by a fire drill that lasted about 15 minutes — with no warning at all — just hours before I had to get up for work. That level of disregard for residents is shocking. The roach infestation is unbearable. They claim maintenance sprays quarterly, but it’s ineffective. They only lightly spray the kitchen (if they show up at all), and I end up killing at least 5 roaches every single night. Many of my neighbors have told me they’re dealing with the same thing. It’s disgusting, and it makes me uncomfortable even inviting people over. There’s also a lot of loitering right outside the buildings — day and night. Every time I pull in, there are groups of people hanging around. Combine that with passive-aggressive neighbors and the whole place just feels tense and unwelcoming. To make matters worse, there is a frequent police presence in the complex, likely due to ongoing neighborhood drama. It’s unsettling and makes the environment feel far from safe or stable. Overall, living here has made me feel anxious, uncomfortable, and on edge. Between the poor management, pest issues, unprofessional atmosphere, and constant disturbances, this has been one of the worst housing experiences I’ve had. I strongly urge anyone considering this place to look elsewhere.
