Just wanted to take a moment to say thank you to the entire team at 360 Communities at Shearwater. They work incredibly hard every day to provide a great living experience for everyone in the community.There has been a tremendous turnaround since the new management took over. Change is not always easy, but I’m truly pleased with the work the management team is doing and the positive improvements that have been made. Living here has been a great experience, and the team really deserves more credit for the effort they put into the community. Thank you to the whole team for everything you do! Keep on, keeping on!! You are rockstars!

We recently moved into this community and have honestly been so impressed from day one. The property has a very welcoming atmosphere. A big part of that positive experience has been the staff. Jonathan in the leasing office has been fantastic — friendly, professional, and incredibly helpful throughout the entire process. He made everything smooth and stress-free, always quick to answer questions and genuinely caring about making sure we were comfortable. Ray from maintenance also deserves a shoutout. He is responsive, skilled, and clearly takes pride in his work. Any request we have had has been handled promptly and with a great attitude. It’s rare to find a community where both the environment and the people stand out this much. We’re really happy with our decision to move here and would absolutely recommend it to anyone looking for a great place to live.

I recently toured this community and was really impressed. The staff was friendly, welcoming, and took the time to walk me through everything and answer my questions. They were easy to talk to and made the whole experience comfortable. The neighborhood itself is beautiful well maintained, quiet, and clearly cared for. The homes are thoughtfully laid out, and the community has a really nice, peaceful feel to it. You can tell there’s pride in the neighborhood and that the staff works to keep everything looking great. Overall, it left a great first impression and feels like a place anyone would be happy to call home.

These are absolutely beautiful homes with all of the modern updates you could hope for. The neighborhood feels safe and inviting and offers the type of top notch amenities you only expect to see in luxury planned communities. The leasing staff that I have had exposure to have all been very kind. I absolutely recommend these homes for renters that want the convenience of an apartment community with the homey feel of close knit neighborhood. That said, be very diligent about ensuring that you have all aspects of the deal/pricing you are offered in writing before submitting your application. Given the immediate warmness and consideration I felt from the agent when touring the neighborhood, I carelessly overlooked that the rent concession I was offered on site was not listed on the system generated offer to rent. I excitedly applied immediately after leaving the leasing office and was approved the same day. When the lease was generated the next business day, I was informed that the concession would not be honored. The only options available to ensure I made my move in date were to pay an additional $2,216 for the unit I wanted within 2 weeks of moving in or pay $2,310 more over the course of my lease for a different unit of the same floor plan. Again, I still believe this is a great community and an excited about my new home, but think it is worth a reminder that no matter how warm and fuzzy the team make you feel, they are there to make money, so be smarter than I was and don’t fall into the bait and switch.

360 Shearwater Apartment Homes completely exceeds our expectations. From the moment we pulled into the community, everything felt luxurious and well taken care of. Our 3-bedroom unit is modern, clean and quiet with high-end finishes and a private, fenced in yard. The amenities here are unreal: 🌴 Huge resort style pool with a three-story waterslide 🌴 Lazy River 🌴 Fire pits and grills for evening hangouts 🌴 Well-equipped gym and clubhouse Location is perfect – quiet and private, yet only a 20-minute drive to the beach. We feel like we have the best of both worlds: total relaxation + easy access to everything. The staff and leasing team are so friendly and responsive. Johnathan always greets you with a smile, Makayla has transformed the 360 Communities at Shearwater into a cohesive well-run machine. All maintenance requests are answered in a quick and friendly manner. If you’re looking for upscale, friendly community with resort-style amenities in St. Augustine, 360 Shearwater is absolutely perfect. Highly, highly recommend!
