I’ve lived in this apartment complex for almost 3 years now and all I can say is that this is probably the most friendliest, cleanest, most comfortable apartment complex I’ve stayed in. Sandy and the staff have been really helpful especially during hard times and can’t thank them enough for everything they have done for us. They work their butts off to make sure that we all can live comfortably and stress free. Definitely would recommend staying here.

I just moved into the apartment and I really love it here. The place is nice and comfortable, and having the dog park right next door is such a bonus. Cora has been amazing. She’s so helpful and responsive.

I cannot say enough good things about this complex! The property management team is friendly, understanding and always readily available to assist tenants with whatever is needed. The maintenance team prioritizes requests well and works efficiently, and they have always been personable in conversation. They do their best to keep the property cleaned up and the landscaping crew does a great job at maintaining grassy areas around the buildings. For the most part, neighbors are quiet and friendly, making it a hospitable and diverse community to live in. It is tucked away off of the main road, so I have always felt safe and comfortable. If you are searching for a new place in the Pensacola area, be sure to come by and check them out!

I moved here from Indiana and I have never in my life met such nice people! Sandy is absolutely amazing and a godsend. She has went above and beyond to make us feel welcome and comfortable in our new home. She truly cares about her residents and it definitely shows. The maintenance crew is amazing as well! 10/10. This transition has been super hard and the staff here has made it much better ❤️ Thank for everything y’all!!

Do not trust the Water’s Edge sales team. They will do whatever it takes to get you to sign—even if it screws you over. I took a temporary job in Pensacola that was either going to be 6 or 12 months. When I found Water’s Edge in 2022, I asked them if I would be able to sign a six month lease, and then potentially renew. I explained my job situation. They told me that while they only do year leases, I should sign one and they would help me find someone to pick it up if I had to leave after six months. They said this is standard and that it would be “really easy” to find someone. I did have to leave after six months, and I gave them a two month warning that it was coming. I posted online and they assured me they were working very hard to find someone. When the time came for me to move out, they told me they tried, but could not find anybody. They told me I would have to buy out from my lease by paying two months rent, which I could not afford because I was no longer working. This was extremely upsetting because I only signed the lease under the pretenses that they said it would be very easy to find someone. I should not have trusted them. They told me that I could pay it over time, as long as I made a minimum of a $100 payment per month. For four or five months, someone would call me each month and process my payment over the phone. Every time, I was reluctant, because I thought it was really unfair that they were making me pay it all. But I did it. Then all of a sudden the calls stopped. A few months later the calls started, but they weren’t from Water’s Edge. They sent it to collections. I now have to rebuild my credit because Water’s Edge lied to me, and treated me not as a human being but just a revenue source. I’ve never experienced anything like this. These people do not care about their residents even the slightest. It’s shameful.
