I live here currently and I really like it. The rooms are big, the downstairs and appliances are really nice, and the layout is perfect. We had an issue with our fridge when we moved in and Ethan went above and beyond to help us with it. Iโd definitely recommend living here if you are looking.

Horrible Experience with Negligent Leasing Office and Rude Property Manager I had an absolutely terrible experience with this leasing office, primarily due to the shockingly negligent behavior of the property manager Brittany Hay. My complaints about termites, ants, cockroaches, and spiders in my apartment were consistently ignored. In addition to the pest issues, there were multiple car break-ins and even house break-ins reported by other residents, but the property management showed no urgency or concern. There was even an extra man living in my house for MONTHS along with mold climbing our pantry and the office did nothing about it. When I attempted to address these issues directly with the property manager, she was extremely rude and dismissive. She made me come to the office in person only to kick me out after a brief confrontation and then referred me to someone else because she didnโt want to deal with the issue. This level of unprofessionalism and neglect is unacceptable. To make matters worse, my house was broken into because the leasing office irresponsibly left keys to the houses on the doors. Multiple of my things were shifted about and missing. I had to call the police, file a report and even had to return a master key set to them today. ANOTHER SET IF KEYS THAT WER LEFT OUTSIDE ON MY NEIGHBORS DOORS.This kind of gross negligence is not only frustrating but also dangerous. I strongly advise against renting from this property. The complete lack of respect, care, and responsibility from the leasing office and property manager has made living here a nightmare. The lack of care about the apartments and residents here could cost someone their lives one dayโฆSave yourself the stress and find a place where the management actually cares about their tenants and their well-being. I will be reporting the property manager and housing to the Tallahassee Housing Authority as well as filing a citizenโs complaint, this is getting outrageous.

I lived here for a year (23-34) and I would not recommend. As someone who pays my own rent it was a decent price of 650+100 utilities. However the looks on the outside do not match the inside. House was infested with termites and I was told it was โswarming seasonโ but there was visible damage to the structure inside the house that proved it was infested. Thatโs not the worse of it. Your car will get broken into regularly careful of driving a soft top as they will cut your windows. There have been break ins in multiple houses in the highlands and there are no security cameras on site so they never get caught and keep coming back. Your pool will always be full of random people from surrounding areas that trespass and trash the pool area and be obnoxiously loud. Besides that the manager is okay and will only help you if you continuously push them to do something about it.

I am going to scream from the literal rooftops that you should avoid this place and Student Housing Solutions at all costs. I moved in to a sublease on June 1st 2024. At the time, I saw no red flags with the office, just that the process of getting my keys was a little unorganized. On June 13th, I woke up to find dead termites all over the first floor and on the corner of the ceiling. I put in a maintenance request right away with photos and had to go out of town for the week. I texted the office in the meantime and asked about the progress on the request and got no response. When I got home June 24th at 10:30pm, there were termites SWARMING the first floor. There were hundreds of them. I called emergency maintenance and they told me it was not emergent but I would hear from the office the next day. Finally after 2 days of living in a termite-infested property with termites swarming every night, they put me up in an AirBnB until they could get a treatment done on the termites. Today, July 8, I finally get the go-ahead to go back to the place I am paying rent for but not living in. They assured me that the treatment was done and that maintenance vacuumed the bugs. I walk in the door and under couch and on the window sill, THOUSANDS OF DEAD TERMITES! I cannot believe the lack of detail that went into cleaning the apartment after a full-on infestation. The communication in this office is absolutely horrible and they do not care about anything but your money on the first of the month. The best part is that they were using the unit as a model property and were going to try to show it to prospective residents while it was infested. Do. Not. Live. Here.
