UPDATE: Adding onto my already horrible review, I’ve come to find out after eight months of moving out that I was sent to collections for some unknown fee that I wasn’t made aware of (assuming it’s damages). If I was notified through text, call, or email I would’ve gladly paid my fee up front to avoid taking a huge hit to my credit score. Instead, I had to find out from an email that I owe $200+ with zero explanation. Avoid at all costs! After a short 10 months here, I’m looking forward to moving out. While the location is top-tier, the amenities are great, and the maintenance team is fantastic, the units need much-needed TLC. 1. After moving in, was welcomed with leftover junk / mold in the dishwasher that was nearly impossible to clean. Asked for service a couple days later to have it cleaned out, no one ever showed up. 2. Floors dent extremely easily, I’m currently on my second couch (about to be my third when I move out) due to the legs falling apart from how deep they protrude into the floor. 2. The shower had/has black mold stains in every corner that I’ve had to deep clean just to prevent it from coming back every couple weeks since the water is so gross, let alone the hard water stains on the glass that you’d need a power drill to polish off. 3.The fridge is outdated and the seal is very poor causing me to have to throw out all my food multiple times. 4. The A/C doesn’t seem the like moisture, and even with changing the filters, the vents get rusty and is very difficult to clean. 5. Major bug problem with the hotter weather where my light trap will pick up 50-60 flies every couple days. Not even pest control can fix it. Of course, the last tenant might have been absolutely disgusting (seems like the case), but I was not satisfied with the condition of the apartment when I moved in. As for the parking, the turns are very tight so make sure to stop, look both ways, and pray you don’t get hit since other residents will come flying around the corners. Also got towed a few months back for parking in between a previous set of “lines”, even though all other cars next to mine were parked in the same pattern. If this place gets a nice overhaul, it can easily be one of the best apartments in Orlando.

I wasn’t going to write a review, I was going to let bygones be bygones but here I am. We moved in seemingly thinking this place would be perfect. The saying paint on a pig is accurate here, as there is no luxury here. We got our keys October 31, 2024 and began moving in. On the tour we’re standing in the unit, I specifically asked April if there’s any noise issues. She said no. That is a bold face lie. Not even a couple days in we knew the above neighbor would be an issue with his actual stomping and circus performances. We waited a month to say something because we didn’t want to be those people but when there’s a proverbial elephant living above you with no regard for those living below, I was left with no choice. They defended him. We complained for almost an entire year. They wanted video recordings, do you know how difficult it is to record someone stomping. You’re watching something. You hear it. You pause what you’re watching. And the noise stops. You resume and it starts again. We eventually got ample footage of the noise and NOTHING was done. Because of this and me fighting for it , we were able to exit our lease early which I thanked them for. I left the place cleaner than I walked into it (minus the holes in the wall because obviously you’re going to hang things), and we got back a measly $450. But whatever I still let it go as I was happy to be out. Almost 2 months after that we got a certified letter that we owe $140. Ummmmmm what?! You refunded us and now you’re saying we owe you? That is not how life works. I called and was told that it’s water, I said nope we haven’t lived there since September 2025 and seeing as it’s almost the middle of November that has nothing to do with me. Then I was told it’s OUC (power). Nope they refunded me and I have a zero balance and closed account with them. I was given a number to call which I did and left a message since they’re not open yet. We wanted to love it because of the location and that I can walk to fresh market. The ONLY benefit of living there is the Fresh Market. And that has nothing to do with the gallery at mills. The place is a joke. Save yourself the time and money and do not live here. And I’m sure they’re going to respond to this review but they can’t say anything truthful to defend theirselves cuz there’s no lie being told.

I really love the vibe and the clean environment the gallery provides us with! You can come here and enjoy certain set pieces of mosaic art. Sit in the lobby and discuss any business propositions, this is not what most people think it is. There are a lot of positive things you can see living here. The location has an upper class feeling attached to it. Plus right across the street you can find the right guy at any time around Tim's coin laundry! Our people i.e I mean my hustler friends and close business associates actually live here and thats makes this entire place even sweeter! I've been coming here for your years as a full scale product and business analyzer and I can tell you that these are two hidden gems that you definitely want to come to see and welcomes! Max the Pax all day 24/7

I lived here for almost 5 years and I will admit the first 2 years here were fine. The biggest pro of living here is the neighborhood that is nearby has lots of good restaurants and bars. Now for the cons. Good luck getting a hold of the office by phone. I had to physically appear in the lobby to have anything accomplished. 1. During my time here my car was towed (no phone call, just a sticker slapped on for 12 hours and then my car was gone) 2. My storage unit received a letter of eviction (just my storage? and no phone call or anything?) 3. After their floor broke from regular usage of an office chair I was told "I" had to go buy a mat. Even though I knew other residents had the same issue. Else I'd be charged for an entire replacement of the floor. 4. I lived in a studio and during the summer of 2023 they told me they had to redo all of my windows. Their construction crew constantly left my apartment filthy, I had NO windows for 6 weeks (it was supposed to be 3-4 maximum) , and they left their "air conditioned tarp" open all the time causing my apartment to heat up. I also had to move everything 5 ft away from my windows so I essentially lost my living room. All of my stuff was slammed into my kitchen area for 6 weeks. I was told it wasn't "unlivable" and to deal with it. During this time my girlfriend was in the shower and their construction team knocked. She yelled to them not to enter as she was literally showering. She has dead bolted the lock because they always just enter anyways (anytime from 9am-6pm with no warning. THEY CAME IN THROUGH THE WINDOW by using their scaffolding... on the fifth floor. My girlfriend had to call the police to get them to leave so she could put clothes on. 5. I had an elevator down the hall from my apartment that was broken more often than it worked. You'd find a sign on it every other day that it was out of order. Real nice for guests or deliveries. ( I added a picture of someone trapped in the broken elevator below) 6. The garage is a death trap with how tight the corners are. It was also leaking and under construction for months at a time making it even more dangerous. The amount of people parking blocking the one lane road to and from the garage causes massive headaches getting to and from the building. Good luck now with another garage open for the medical offices soon to be opening adjacent to the building. 7. The staff itself could not have been more apathetic towards my issues until I pushed and pushed and refused to go away. I was given a few concessions (my car being towed was refunded, I was given a $300 credit for a pet fee during the apartment renovation which was). 8. Of course on my move out date I reserved the service elevator for 4 hours and someone "accidentally disabled it" halfway through my move out time with movers that I had paid for. When I went to the office to see if they could not lock the elevator to the wrong floor, they had an "out to lunch" sign out. I had to move everything in the tiny elevator on the other side of the building that was in use by tenants. Costed me hundreds of dollars in extra time worked by the movers. 9. The hallways are dirty, the fans have not been dusted in years. Trash is left in the stairways and trash chute rooms for too long. I had many more pictures that I will perhaps edit and add to this post but the point is this. Expect things to be constantly broken and to have your life disrupted by the staff while living here. Oh and if you try to contact Greystar, they don't have a living person ever call you back. Stay away.

I moved out a few months back. Reflecting on my stay, I have a few things to point out: Staff: - the maintenance team were professional and (for the most part) responsive to small problems within the apartment unit, but facility issues were a different story. - the office staff were not helpful and I dreaded having to deal with them Move in: - the apartment was one day late to be prepared (no warning was given, we got to go find a hotel last minute with our moving truck) and was given to us dirty and with broken appliances / windows. Neighbors: - Nice people, good experiences. Place stays quiet. Facility/location: - location is nice, plenty of things to walk to. The pool area is nice to hang out in and kept clean. - the facilities are fairly new (built somewhere ~2015), but are starting to show their age. Over the last year, a lot of things stopped working and weren’t attended to in a proper fashion. The garbage chute in our building was “out of order” for the last 3+ months we were there (still wasn’t working when we moved out). One of the two elevators in our building was “out of order” for over a month before being fixed, with a sign next to it that said “take the stairs nearby.” That was difficult when my 88 year old grandmother visited, as the other elevator was frequently locked for moving tenants. - the gym is nice, but broken equipment stayed broken for multiple months. One of the exercise bikes had a broken seat that stayed broken for >6 months. - the parking garage floor was cracking and falling through on the third floor. I snapped a picture of it when I left, which I will include on the bottom. - I purchased a reserved parking spot, but the office staff who lived in the building liked to park in it when I was at work. I called the towing service that was provided once, but they didn’t come. - the mail / package delivery system…… don’t get me started. Complete chaos. Move out: - be prepared for lots of unjustified charges and good luck getting in touch with them about it. All in all, good location and neighbors but problems with facility.
