I’ve updated my stars to one star. The apartment itself is okay, but management and quality is terrible. Management doesn’t seem invested in the welfare of their residents. They repair things as cheaply as possible and even in the rooms. The paint will literally wipe off with a wet paper towel. Drawers will literally just fall out because they’re held in with staples. Tiles in the pool randomly come up, the “hot tub” does not stay warm because it is set to conserve energy. Everything they do is a broke mentality: appear luxurious, but don’t actually *be* luxurious. I know COVID probably threw a wrench in their plans, but now they’re trying to throw that wrench at their residents. Leasing doesn’t talk to management, leasing promises credits and things that management doesn’t follow through on. It’s just inexperienced people, terrible people. Not to mention their events are terrible, and half of their Livly posts are AI generated. On Memorial Day they cared so little about the day itself they had a dang British flag in the post. How out of touch are they? I’m a veteran, you’ve literally posted a flag that American soldiers died fighting against. And we said something to them and they did nothing. There’s a special place. But there’s a GOOD place for you, too, and living HERE is not it. The only redeeming quality is the place is that the residents themselves tend to be super nice. One and a half years here, no more. Ever.

5 stars. I have been living here for 2 years. I really want to give a special thank you to Gabbi. She has helped me through so many things since the very beginning, from signing my original lease, to my first upgrade, and now helping me with another upgrade to a 2-bedroom apartment. Every single time, she has been patient, professional, and truly helpful. She always makes the process so much easier, and I honestly do not have to worry much because I know she will help get everything handled. Gabbi is absolutely one of the reasons I continue choosing to live at Society Orlando. I also want to thank Angela from leasing and everyone from the management office. Every time I have had a question or needed help, they have taken action quickly and made sure things were handled. For anyone thinking about living at Society Orlando, I would definitely recommend taking a tour. The building feels safe, the amenities are amazing, and the gym alone feels like it could be worth a $150 membership. The pool, community events, and maintenance team are also great. I have submitted maintenance requests late at night, and the team came first thing in the morning to take care of it. The apartments themselves are beautiful and very well designed. There is no carpet throughout the apartment. The bathrooms have a huge drawer with enough space to fit everything, and I can even keep my hair dryer plugged in and tucked away, which is super convenient. The walk-in closet is also built out really well, with a smart layout that fits clothes, shoes, storage, and even suitcases without feeling messy. The high ceilings on every floor make the units feel open and spacious, and the finishes feel higher quality than a lot of other apartments in the area. The noise control has also been excellent. In almost two years of living here, I have not had issues hearing my neighbors or people upstairs. If you are considering Society Orlando, just come see it in person. Tour the building, check out the apartment, and you will understand why this place stands out.

⭐⭐⭐⭐⭐ I cannot say enough wonderful things about Maggy and Jose and the entire concierge team at Society Orlando. From the very first day I met them, they have treated me like family. One day, Jose saw me struggling to unload items from my car and immediately offered to grab a cart and help. I didn’t even realize how much I needed the support until it was there. That’s just the kind of people they are. Maggy is the same way. She has always made me feel safe, cared for, and valued. Sometimes I joke that she treats me like I’m her daughter because she is always looking out for me no matter what time of day or night it is. What amazes me most is that they don’t just help when asked—they anticipate needs before you even realize you have them. Even with all the activity and commotion that comes with managing a busy building, they somehow make every resident feel important and heard. They handle everyone’s unique requests with professionalism, kindness, and genuine care. I’ve worked alongside many security and concierge teams throughout my career, and I can confidently say this team deserves an award. Their commitment to resident safety and service is unmatched. Thank you, Maggy and Jose, for everything you do. Because of you, Society Orlando truly feels like home. I sleep peacefully knowing I’m safe, and honestly, it feels like I’m always on vacation because everything I could ever want is right here in the comfort of my own community. The place has spectacular views and an excellent location in Downtown Orlando. But one of the things that truly stands out is the staff. Maggy at reception provides tremendous service, very attentive to any questions you might have. The same goes for the other employees; they are all very helpful. Excellent service.

They are attentive, always willing to help residents, answer questions, and make sure you feel fantastic during your stay. The receptionist was truly attentive and helpful. In short, I wholeheartedly recommend this place for moving.

I recently moved to Society Orlando, and the experience has been so much better than I expected. The entire move-in process was quick, organized, and seamless. But honestly, a big part of that is thanks to the amazing concierge team. From day one, they have been incredibly kind, attentive, and always willing to help with a super professional yet warm attitude. You can tell they genuinely care about the residents and make you feel welcome from the moment you arrive. Every interaction with them has been excellent; they always have a smile, resolve everything quickly, and make living here feel so much more comfortable and enjoyable. They have definitely made a huge difference to my experience living here and are one of the reasons why Society Orlando feels like home so quickly.

I’ve been here since they opened yeah the only reason i’m still here is my neighbors. But truthfully this place is terrible all around grills are all broken the hot tub barely works it only even can on because I run a group chat with 30 people in the building and we all complained at once so they really fixed that quick imagine because of reviews you decide to actually fix things ? Now the leasing team is amazing hands down but truthfully management will take advantage of everything the gym is annoying almost everything because people move here to do personal training alone so you can’t even workout normally people are training people like how is that cool? That said, there were some notable drawbacks. The fire alarm goes off frequently, roughly two to four times per month, and the elevators are often out of service—around four to five times a month. The management team can be difficult to reach, often requiring in-person visits to address concerns. Communication from management is sometimes inconsistent, and I experienced added fees without clear explanation, particularly during move-out, which was the most frustrating part of my experience. AVOID AT ALL COSTS – DECEPTIVE MANAGEMENT & STOLEN FEES Do not be fooled by the aesthetic; this place is a complete scam. I applied for an apartment here over three months ago, and they are still refusing to refund my administration fee. For 90+ days, I have been trapped in a loop of broken promises. I have sent countless emails, made dozens of phone calls, and sent texts—every single time, I am told "the check is in the mail." It never arrives. Today, I went to the office in person to speak with management. They wouldn't even let me up to the office. A manager finally came down only to tell me I had to submit another request and wait another 30 days. This is a blatant stalling tactic to keep money that does not belong to them. They are quick to take your money but will ghost you the moment they owe you a dime. If they treat prospective tenants this poorly, I can only imagine the nightmare of actually living here. Save yourself the headache and the money—stay far away from Society Orlando.

I recently moved into Society Orlando and overall had a great experience with the leasing team. Gabby was a huge help throughout the process — she was professional, responsive, and made everything feel smooth and welcoming from the start. During my move-in I ran into a few issues, but Shelly really stepped in and made sure everything was handled properly. She took the time to walk through my options with me, made sure I felt comfortable choosing the best alternative, and helped ensure everything stayed aligned with my lease and terms. That support really meant a lot and made the situation much easier to navigate. I also want to mention Daryl, who was always available by phone and email to answer questions and provide updates. Even when she wasn’t feeling well, she still made sure to stay in communication and help however she could, which I really appreciated. Overall, the team did a great job making sure I felt supported during the process. Gabby, Shelly, and Daryl all provided great customer service and made the experience much smoother. I’m looking forward to enjoying my time here at Society Orlando.

They operate like a car dealership in how they advertise the promos, and even encourage it to be that way to lead people to confusion. I was told by the agents who organize the leases the promos was able to be used as a credit over the course of time on the lease to deduct multiple times verbally and showed me something on their phone to show me. Then I spoke to management upon signing and they confirmed this. I was extremely clear on how this worked multiple times and took their word for it. They said the paper to sign says when it gets added to my account in different chunks to have as a credit to use and I could split out out monthly but that is indeed not how it works. I was told by management they would schedule a follow up to show me in the portal how to correctly do it. Did not do. Also when moving in they had to be chased to get answers. I went multiple days reaching out for updates and they took a long time to get back days later. The apartment complex is made so cheaply. Looks nice but not safe. I have been stuck in the elevator after shooting down 3 stories and then it shaking u controllably for about 25-35 minutes till the foresighted came to get me out safely. First they did not follow up on this with me at all. Second I have spoken to other residents I have seen around and they told me the same has happened to them. 7 other people ….. so the elevators are not the highest quality either and always broken. Next they have the side doors always not closing and have done nothing to fix them after bringing it to attention. Anyone can walk up the stairs cases ANYWHERE in the building without a fob that way. Including the homeless person I saw in the staircase hanging in their with food to stay warm while it was cold. The stair case is nasty. Weed buds everywhere from smoking and random trash or throw up. You can’t see your neighbors or friends in the building via elevator - you have to use the stairs cause it blocked off. Which makes no sense when they encourage to make friends and events but allow homeless people to come in through the side but don’t allow people who actually live there to see another. The elevators are always blasting music. Which is weird and annoying. The only good thing about this place is the nice security guards, janitors, and maintenance. Everything else is cheap, or not good service. I moved here for the gym and office room spaces, but the studio has broken and lifted pieces on the floor, with no mirrors in there. Events are decent but aren’t the best turn out when it’s not a big event that people can buy tickets outside of the neighborhood. The wellness events are the only cool ones but that’s a concept you can find anywhere now in days throughout the month. Really the biggest thing that is a no for me is the fact management had the audacity to lie to my face and deny the things they promised and coordinated when followed up with and I had to chase them down to coordinate. With no real solution or customer service, which is sketchy and feels like a scam like approach. No where is worth living is you don’t have good and supportive management. Cause when you need them they won’t show up or take forever to respond. Then lie about things when it doesn’t turn up how they want or planned.

I currently live at Society Orlando, and unfortunately my experience has been extremely frustrating. My apartment has flooded twice. The first incident was caused by a toilet overflow due to plumbing issues, which resulted in damage to my personal property and required me to file an insurance claim. Management was not helpful during that situation and required me to remain in what I felt were unsafe conditions while repairs were handled. On 2/25/2026, I came home to find my refrigerator leaking and flooding my entire living room. This is the second major flooding incident in the same unit. In addition to these events, I have reported electrical and plumbing issues to management and maintenance multiple times. The repeated water damage and unresolved concerns raise serious questions about building maintenance and responsiveness. recurring flooding and the way these issues have been handled have made living here very stressful. I hope management takes habitability concerns more seriously going forward. So I dropped my keys down the elevator shaft from the 27th floor and initially I was going to incur a fee of $400 Ticket the elevator people to come out, but Jorge was able to get my key, Despite the fact that it can be really dangerous and I’m so incredibly grateful for that! Amazing staff❤️❤️❤️

They will charge you for every inconvenience no matter how long you’ve leased with them. I get locked out of my room and management wants to charge me over $100 to open it knowing they have access to the rooms. Also complained multiple times about my neighbor, there was a subwoofer right up against my wall. And they don’t want to do anything about it. Also why aren’t the garage gates consistently closed at night, I have expensive cars, since I’m paying so much for rent and inconvenient fees, they least they can do is assure my vehicles are safe in their garage

My daughter had to pay almost $10K to break the lease, terrible decision to come here. Despite asking several times before signing the contract, the sales person who is a lady, confirmed multiple times she would have to pay two months worth only to break the lease but this was not the case, she was charged promotional months as well and every fee you can imagine. Terrible experience, trusted the information we received which was inaccurate and seemed to only have been given to get us in to leasing this place. Messages the sales person a few times and of course no response. Be ware. STAY AWAY from this place! Very bad experience.

(Wish I could do a -5 stars) STAY AWAY from this place. They are scamming people out of their hard earn money. Paid $400 application fee in October, they kept asking for pay stubs and bank statments. No returned calls, follow ups or emails. I was told move in was 12/17, I had to constantly call to get updates, and my representative was never avaialbe & she did not return my phone calls until the day before the move in she sends message that says Unverifiable income, from another phone number (not the original number she gave me) I called to get an explaination, and of course no answer! They have all my inforamation, what more do you need!!!!!! Honestly -5 (no stars AT ALL) BEWARE!!!!!!!

I really enjoy living here at Society. The building is beautiful. The staff is very nice. It is very comfortable. The free fitness programs with a nice big gym, beautiful big pool, lounge, free offices when you need to have a meeting, great events for residents and so so many other amenities, Society Living Apts is the best!!!!!! The Concierge's Desk is the best. The staff is super friendly and very helpful and nice! My deliveries and mail are carefully handled for me to pickup. I was sick one day and ordered soup from a nearby restaurant, and they brought up to me. The location is very convenient access to travel to any point in Orlando and surrounding areas. just jump on Rt. 4. I have finally reached my goal of walking 3 to 5 miles a day:) I am able to walk downtown and to restaurants. I am more fit now than I have been in a long time. My apt is beautiful, and I love the cleaning service. The parking garage allows easy access to my apartment. I absolutely love Society Living!

I’ve been living at Society Orlando for about four months now, and overall, my experience has been very positive. The amenities are a major highlight—the study rooms are great for productivity, and the gym is one of the best I’ve used in an apartment complex. The resident events they host also make the community feel welcoming and enjoyable. The building has been extremely clean, and I haven’t experienced any unexplained charges. While there are quite a few fees, they are clearly stated in the lease and supporting documents, so nothing has felt hidden. If you’re considering an RBB unit, it’s important to note that utilities are split among everyone in your apartment, and there is an additional shared living space utility fee each month. Again, this is all disclosed upfront. Noise levels can vary depending on where your unit is located. Downtown traffic and loud cars are expected, and if a neighbor has a dog, you may hear it at night. There is also a train next to the building that comes by roughly every hour. You will hear it, but personally, it doesn’t bother me. Regarding maintenance issues, the elevators and front gate do occasionally have problems. However, given that this is a high-rise building, elevator issues are more likely to happen, and I do feel that the staff genuinely try their best to resolve them as quickly as possible. The gate tends to break when residents or guests drive through it too fast, and repairs can take some time, but the team does work to address it. Despite these occasional inconveniences, the staff, front desk, and management have all been incredibly kind, responsive, and welcoming, which makes a meaningful difference day-to-day. Overall, I’m happy living here and think Society Orlando is a great option if you value strong amenities and the convenience of downtown living.

The concierge team in my building (especially Antonella and Glorie) honestly makes living here a completely different experience. They work together so well and you can tell they actually care about the people who live in this building. Every time I walk in, they’re on top of things. Deliveries, guests, any random situation that pops up. They handle it smoothly and without stress. They keep the place running in a way that most buildings and places don’t, and it shows in the overall atmosphere when you walk in. What I really appreciate is the energy they bring. They’re very consistent, reliable, and are genuine people who make the building feel welcoming. You don’t get that everywhere or anywhere, and it’s a big part of why this place feels like home.

This apartment has always been so professional and social! I love the management here especially Sherrie, Nikki, and Anyoli. They always are attentive with my concerns and address every issue in order to help me. Angela the leasing agent as well always has a smile on her face and willing to help when it came to me finding the perfect unit. I've lived here for a year and I can say that they really do care about the residence and what our needs are. Maintenance is always on time and even come the same day if time permits. Serious Safety Violations, Deceptive Management Practices - Resident Warning I lived at Society Orlando for 6-7 months before a kitchen fire on September 26, 2025 exposed critical safety system failures and management's concerning response pattern. FIRE SAFETY FAILURES (DOCUMENTED): Orlando Fire Department Report #2025-0047525 documents that during an active kitchen fire in my unit: The building's hardwired smoke detector system failed to operate Sprinkler system never activated despite fire burning 45+ minutes No automatic fire department alert was triggered I was only alerted by my personal Furbo security camera and had to return to extinguish the fire myself DECEPTIVE COMMUNICATIONS: After the fire, management posted on the community app claiming there was "no fire" and it was just a "false alarm/test" - directly contradicting reality and their own private acknowledgment. They also blamed me for "leaving items on the stove" despite security footage showing I departed 50-60 minutes before ignition, and despite the Fire Department report stating uncertainty about the cause. HABITABILITY & LEASE VIOLATIONS: Following the fire, the unit became uninhabitable due to smoke contamination. Under Florida Statute 83.51 requiring habitable premises, I requested lease termination. Instead, management: Sent a $6,500 lease termination bill Refused to honor my existing lease terms for a replacement unit Demanded I either downgrade to a smaller 1BR for $2,700/month OR pay $400-500 MORE monthly for the same 2BR in a lower floor on a new 12-month lease MAINTENANCE FAILURES (PATTERN): Within weeks of moving in, the AC system failed three times. Management: Promised two temporary AC units for my 2BR apartment Delivered one broken unit filled with water Claimed "nothing they can do" for two full weeks during Florida summer Maintenance visited three times without resolving the issue I ultimately repaired it myself using my electrical license OTHER CHRONIC ISSUES: Security gates constantly broken Homelessness and crime concerns in immediate area Extreme noise pollution: engines/traffic all night, freight train at 11pm nightly Poorly maintained dog areas Recurring "ghost charges" on rent statements requiring repeated disputes Parts near of property appear abandoned THE ONLY POSITIVES: The concierge staff and leasing agent Gabbie were professional and helpful. The common areas are well-designed. That's where the positives end. BOTTOM LINE: As a Florida-licensed Master Electrician , I can professionally attest that the fire safety system failures documented in the official Fire Department report represent serious code violations. Combined with management's pattern of making false statements, refusing to honor legal habitability requirements, and consistent maintenance negligence, I cannot recommend this property to anyone prioritizing safety and honest management. There are numerous newer, better-maintained apartments in downtown Orlando with professional management at lower prices. Research thoroughly and consider alternatives. Documentation: I have comprehensive evidence including fire department reports, security camera footage of the fire timeline, and email records of all communications with management.

If I could give 0 stars I would. We had our moving today. The concierge girl with long curly black hair and glasses was extremely disrespectful made it very clear that nothing was her problem. We had an issue with the elevator reservation, And she seemed more interested in getting her friends that lived in the building up to where they need to go rather than my entire truck full of furniture and my belongings on my 1st day at this building in. Not only was she extremely rude and disrespectful to me she was rude and disrespectful to my movers who were only trying to complete our job and she made it extremely difficult for them to do that. She stole the elevator and locked it out from them several times costing us at least 2 hours of extra time, And when our movers respectfully asked her to not take the elevator while their customers belongings were still in it in order to service her friends who needed to bring speakers and other musical equipment up at 5PM and did not have elevator reservations She told them it was not her problem and that it was the residents problem who has paid several thousands of dollars to move in to this building. Not only is the concierge team rude they do not respect the movers or the new residents coming into the building they only seem to have respect for people who are already in the building and they have priority over new residents trying to move all their stuff into their new apartment that they like to charge $2800 a month for. This is extremely appalling for the downtown area and the amount of money that I pay monthly to live here. I would honestly beware moving into this building and putting any applications in to have an apartment here so many better places to live in downtown Orlando that you don't need to deal with this level of carelessness and rudeness. I will be moving out after my one year lease. So upset I got roped into this contract.

The building has excellent amenities and a great leasing, management and concierge staff. Fantastic location right next to I4, train and bus station. Walking distance to the restaurants, cafes, and bars in downtown. I highly recommend considering it for your next home!

09/13/25: I am soooooooo excited, happy and pleased with the CONCIERGE TEAM, that has been amazingly helpful, supportive and caring with my move in situation, relocating from Miami. Not knowing anything or anyone here in Orlando, barely my job, the CONCIERGE TEAM it’s ABSOLUTELY EXCELLENT!!! The day team: HERMAN: during the morning, his guidance and assistance has been espectacular, then GLORIE: OMG!!! SHE IS AMAZING!!! One night I was coming late from work thru the train and I didn’t know how to use the side door entrance, and SHE CAME OVER, opened the door for me and gave me some security safety tips when coming so late and to use the breezeway door from now on if I come too late. Then, FERNANDO BARRIOS & ANTONELLA MONTANER: they both had helped with my o loading of the boxes and so much more. LAURA DE LA PUENTE: simply fabulous, facilitating all the moving processes. AND THE AMAZING: ANGELA….she helped me with all the paperwork and leasing process…HER PATIENCE IS UNMEASURABLE!!! SHERRIE: SO GRATEFUL with all her kindness and the CHOCOLATES!!!! The building with the best amenities and views in DTO. The staff are amazing! Antonella, from 5th Avenue concierge, is God sent! Helped me move into my apartment! She is concierge and literally a moving company all in one! I am so grateful! The gym classes offered are endless. I will be trying my first fitness class this week after finally settling in! Want to say mgmt Nikki is super responsive and very helpful. The team is great! I love the 5th ave concierge team they love on my fur baby. They charge $150 for locking yourself outside your bedroom, when they only give you ONE key fob to open it (all they had to do is open my door). For parking, they give you a sticker at the most awkward spot in your windshield and they tell you that you have to keep it there, when its literally in the middle of my windshield. When i first got my room, I couldn't fully shut the door and had to wait for matinance to fix that. My ethernet plug also didnt work and I had to fix that myself, since the matinance crew there will not mess with it. There's only one place to throw out boxes, but half of the time its locked so expect to see empty boxes laying around the apartment building. All this within the first month of living here. I would give this place 4 stars but it's hard to do so when all this happens within my first month. Update: utility usage is metered BETWEEN ALL 3 roommates.. not per bedroom. My bills cost me an extra $200/mo and I'm already paying over $1,400/mo. I could've gotten my own apartment for how much a rent by bedroom unit costs. Will never live here again.

I just moved in to Society Orlando two weeks ago from Virginia and didn’t know the building at all. I had a seamless move due to the extremely helpful staff. Also, Glory and Danny on the concierge team are fantastic!! They have helped out so much the last couple of weeks with all of my deliveries and always go above and beyond for the residents here to do anything they can to make things easier! I highly recommend this community and am very happy to be here!

Management is impossible to get it touch with. They added extra charges on my billing statement and I had to argue constantly for them to remove them. I left the apartment and they tried to charge me for the free months of rent they initially offered. I refused to pay because it violates Florida law to ask for that money back and they sent debt collectors. Otherwise, the rooms were really nice and the communal activities made for a fun experience.

UPDATE: We re-signed our lease for another year due to the positive experience we have had. The property managers, Nikki and Sherri, are always available to help and maintenance has always fixed any issue in a timely manner. Also, the events held at our building are both fun and unique ways to network with local vendors. The whole team, especially 5th avenue concierge, has been so helpful. The apartment building is always clean and all requests are answered in a timely manner. Angela, our leasing agent, went above and beyond with communication during the building delays. Love my new home!

Society has been nothing short of amazing thus far! Everyone is so happy and friendly. 5th Avenue Concierge has been helpful with making our move in process as smooth as possible. Our leasing agent Angela had great communication throughout the few building delays and her presence has been greatly appreciated during opening week. Very pleased with our home so far. Update: The whole leasing team has been absolutely amazing. Nikki and Sherri are amazing and prompt. We renewed our lease because we have had an amazing experience overall.

I recently moved into Society and can say I’m super happy with my decision. For the building being so big it’s always surprising very quiet and mostly empty in all the amazing amenities that they offer. Gabi was so great during my initial tour and made the application process seamless. The building staff is super friendly and efficient. The building is kept very clean and I feel safe with all the security touch points to get in and out.

the longer I live here, more problems show up. This is the first time that I feel like I don’t know who to contact and how to contact the property staff in a rental apartment. this apartment feels like it’s managed by no one. The management team rarely answers calls, office door is locked, I have to go to the concierge and ask them to contact the management team and wait for them to call me even during normal hours. and the heating system has broken down four times since the start of winter. The smell of weed lingers in the elevators, common areas, and even seeps into my living room through the AC vents. When it comes to financial or lease-related questions, getting help is nearly impossible. The concierge staff is helpful, but for serious concerns like unexpected charges on your account, there’s no one you can reach for answers.

It’s clear he genuinely cares about the residents here and takes real pride in his work. People like Angel make this place feel like home.

Society has an amazing concierge team, leasing team, responsive maintenance, and stays on top of activities offered to residents. However, their management tends to make decisions that are not cohesive and often have no backing. I am leaving a thorough review on RBB after one year of living here. Firstly, the unit/building: My roommate and I received a bill of $480 for sewage ALONE for the month of March. Maintenance has conducted two inspections, but found nothing. I do not know how management expects to solve this, but I doubt they will. (To give context, when there were 3 of us in the unit prior, we never had a sewage bill above $120 total). Utilities typically runs $200-400 on top of your rent, in this building - just fyi any potential new residents. The unit we are in is stunning, I cannot lie. Without a doubt, the BEST view of downtown orlando and it feels like a penthouse. The 3bed RBB units are all TINY except for the end (#22) units (what we are in). I lucked out with my roommate, however, to be noted: it is a gamble who you will get. My roommate and I, two working guys in our 20's, almost had a roommate that would have been an incredibly incredibly poor match for two young'ish guys (a middle aged woman). The building IS stunning. The gym is incredibly nice and a major positive. The pool is awesome, however, the main larger pool is often closed it seems. The garage has been secure, no break ins i'm aware of. However, drivers VERY often slam into the retractable gates like idiots and break them leaving the garage unprotected for periods of time. One last thing that majorly needs to be noted: SOUND POLLUTION. It is incredibly loud here. Engines constantly revving down North Orange, at all hours of the day. The greek restaurant across the street playing club music outside all day, every weekend. The fitness events on the patio? They blast music that can be heard all throughout downtown. The train screeching by at 11pm daily? These are why they include an addendum in the leasing contract lol. Now onto management, The management team has: Claimed I have to pay $1000 to transfer RBB units and be in unit for a certain amount of time, and wait 60 days... when in the lease, it states the first was free. I had to send a screenshot of my lease to them for them to uphold it - which they did. This is the first case of making stuff up. They applied my deposit to my monthly rent then 6 months later realized their mistake and are now asking for me to repay the deposit. This is the best case scenario but sincerely so annoying for it being their mistake. They forgot to charge me for cleaning then back charged it. They over charged me for parking until I sent them my lease (again). Which, by the way, the cleaning services are not good. The lady comes in once every two weeks and mops for 5 minutes then leaves. In my prior unit, she cleaned the counters, sink, tables and the floors. Weird discrepancy and certainly not worth being forced to pay for. Does management respond? Yes. However, the amount of mistakes made by the team is incredible when you hear stories from other tenants and inexcusable. The fees upon fees each month for these units make it not worth it. When my lease is up, I am moving buildings and going somewhere more lowkey. If you do not give a shit about your monthly budget at all - then this is the nicest, modern apartment building in Orlando. However, there is a lot of things the team needs to figure out in managing the building.

When it comes to moving into an apartment community. 3 things comes to mind . The environment, safety and customer service of the staff. One of the perks and something I look forward to as a resident here is the warm welcoming and greeting heading to work and coming back to Society . The concierge staff sets the tone and nature of that. Gloria is honestly one of the kindest people in the building. She’s always so sweet, welcoming and thoughtful, and it really shows that she cares about the residents. Every time I see her, she greets me with a warm smile and positive energy. Whether it’s helping out with something or just making your day a little brighter, Gloria makes a big difference around here. Super grateful to have her around! She actually took time to help me understand how the locker system works. Before making a move , take into consideration what really matters to you.

Great concierge, but everything else is a mess. The concierge team is awesome super helpful and friendly. But the rest of my experience at Society Orlando has been incredibly frustrating. I paid for reserved parking for 12 months, and it was a complete waste of money. They never enforced it. People would park wherever they wanted, and nothing was ever done about it. So basically, I paid extra for nothing. If they can’t enforce what they’re selling, they shouldn’t be charging for it. The building policies are ridiculous. It really feels like they’re just trying to squeeze as much money out of you as possible... I guess, business is business right lol I have the biggest unit on my floor (3 beds + a den), $5k a month and when I went to schedule my move-out, they told me I could only use the freight elevator for 1.5 hours. I mean… how are you supposed to move a whole apartment in that time? It’s a joke. The area around the building is filthy, and there are homeless people everywhere. Not exactly the safe, clean environment they market. And then there’s the elevator, which is constantly broken, and to top it off, the elevator license has been expired for almost a year 🤔 If you’re thinking of moving in, just know the only thing great is concierge and you can see in the review lol but the building is poorly managed, the policies are a mess, and you’ll end up paying extra for things that don’t even work.

The building has some of the best views and amenities (Pool and Gym) in downtown Orlando. The concierge and all the staff is great. With that being said, they are a bit pricey and nickel & dime you. Our rent has unnecessarily increased despite numerous construction delays for no apparent reason & they have back billed for items that they neglected to charge for during our first lease. Billing is a bit confusing, but overall it is a nice place to live and a lot of cool people and events throughout the building
