If I could give a review that is less than one star, I honestly would. We have had so many problems here. Two years ago, my son had terrible mold that got all over his belongings. The building did not do anything about it. It was all over his clothes, the ceiling, the floor, his computer etc..... Julie Kenny was not helpful at that time or sympathetic. She was in fact, quite the opposite. Our latest issue happened today. My son got back to school last night (Easter Sunday) after coming home for the weekend. He had to get a new car because his lease was up. The office was not open (as I said before, it was Easter Sunday, as well as nighttime.) He parked his brand new car, in the garage. He went early this morning to get a parking pass (Which was the responsible thing to do). Then he went to the garage. HIS CAR WAS TOWED!!!!!! He had this car, only a few hours. He was parked in the garage for only a few hours. We pay for parking every month, he has the same licence plate on his car, as his old one. How was he supposed to get a new pass on Easter Sunday, at night???????? I contacted Julie Kenny. She was very rude and not helpful or sympathetic at all. I honestly can't believe how poorly this building is run. I am so happy that my son is graduating because I would not have him live there another year. Please do your research, if you are considering moving your child into this building. We pay so much money for my son to live there!!!!!!Don't make the same mistake, as I apparently did.

Park place is a great apartment building, with lots of fantastic features, I personally love the outdoor gym and the rooftop. The apartments are also great, they even have a dishwasher which you won't find in any other building on the area. Where it is located is also great due to its proximity to usf, and the floors are also wood and not carpet which makes them easier to clean. The apartments are also clean, and almost brand new so you won't find any problems with dirty rooms or washers/dryers not working like in most places on the area. Overall, I'm mostly satisfied with it.

Don’t sign here. There are better options for students. Rooms are small and everything here feels cheap! Def not worth paying $1000 a month. Parking is limited and not guaranteed, don’t even think about having a guest or anyone come over there’s no where for anyone to park. Floors are dirty and full of stains. Walls are incredibly thin and you can hear everything!!! They flaunt there amenities, but I’ve been here for 3 months and they just opened the hot tub for the first time. Fire alarms have happened 3 times in the past 2 months at 1am, 4am, and 4:30am!! All were false alarms but it is absolutely ridiculous they make you sit outside for 45 minutes later waiting for the alarms to shut off. Students have work, school and other commitments that we can’t sit outside for almost an hour at 4am just for 3 false alarms to happen. We haven’t even received an apology for the last false alarm. They are money hungry and don’t care about residents at all. They also had the power go out in the middle of the day, and didn’t apologize or anything. Front desk workers are nice but don’t seem to have a clue about anything. You will get different answers regarding pricing, renters insurance, and much more depending on who you ask. I’ve had one person tell me if I resign I keep the price I was currently paying, and another tell me the price is going to increase! Ridiculous. Also lost my package and no one had any idea how to help! Thanks a lot park place. But hey they have a pool that is sometimes open! 👎

Personally I love the property and my experience living here so far. As any apartment complex you have pros and cons but I haven't had any negative interactions with management or problems with the amenities or my specific apartment. This is my first year here and I already resigned for next year! I definitely recommend.

Love loving here, great amenities and maintenance is always on top of taking care of issues with the lock, wi-fi, etc. They always do give away which is really nice for students and the location and study rooms make it great to live here as a USF student

I love living here, the amenities are worthwhile and worth the rent. The front desk is super kind and accommodating. Haven’t found another complex close enough to campus with these features. Did have some mold issues but were resolved pretty quickly.

Overall have been having a great experience living at Park Place! Maintenance has addressed all issues within my apartment in a prompt manner. There are some common areas that could improve such as the carpets of the hallways and the door leading to my hallway has not had the fingerprint working for over a month. The apartment building as a whole is well maintained and I have been enjoying my time!

I’ve been living at park place for a few months now and i’m very satisfied with the student living here. The bedrooms are very spacious and the kitchens are very nice. The amenities are very nice, pool, gym, and tanning beds all are clean and comfortable. The only issue I have is with the fire alarms. Cooking causes the fire alarms to go off frequently. Also very close to campus. Overall a very nice place to live.

Honestly I'm very surprised to find this rating. Park Place has one of the best apartments availables for USF students plus great common living areas. Everything is super new and always clean. The gym is probably the best I have seen from any apartment building, as well for the pool. There's also a very secure bike storage area.

Tell me why they sent out an email saying that it’s gonna take 4 to 6 weeks to fix the gate parking garage. We literally pay $75 a month to park here and if you wanna park, you have to go all the way up to the top floor because everybody that’s not paying for parking is parking in the parking garage so all the spots are taken

Sorry for the length / rant I have renewed my lease one time since moving in here and I have a lot to say about this property. Despite some positive aspects I think that a lot needs to be changed. The first thing is that the fire alarm keeps going off really early in the morning (today it went off around 1am and yesterday around 4am) it seems like this happens every lease period since I have been here and most of the time everyone has to wait outside for nothing. From my time here I also dislike how early they do lease renewals, it makes it seem like they are trying to trap / pressure people into signing a new lease way before their current one ends. Myself and others found this to be very annoying especially when looking for other options because it feels like you are still waiting for your lease to end (which is a long time after the renewal deadline to keep your unit the same) but it’s already so expensive that you can’t pay for another place at the same time because of the big overlap so there is no other option but to renew. The rent is also very expensive as I said and when I got my renewal offer the rent increased significantly. I have also had many issues with the parking here as well. I chose not to get parking in the first lease I signed as I didn’t yet have a car so there was no need at the time, but later on when I wanted to add parking after purchasing a car I haven’t been able to get it, I am now on my second lease here and I still don’t have parking after months of contacting and following up. They only now offer me parking in the new lease renewal which I will not be signing. Due to this I have to park in guest parking and have been scanning the QR code every day for months just to park without being towed. Additionally, my package recently was stolen by someone after it was dropped off on the front bench next to the door to the package area. I think that this place needs to have a box outside where packages can be dropped off inside a secure box (especially if they come after office hours sometimes) rather than having it left out to be stolen by anyone that walks by. I did go to the front desk and although they were nice when I approached them, they weren’t very helpful or understanding. I have still not received any updates or camera footage despite filing a police report ( I paid a large fee in tariffs to import them and they weren’t cheap either ). — even when I purchased a monitor a while ago it was also left outside the main door which already made me not trustful with how they handle packages that come in (as they have a record of all the packages and if they are stolen they ask for you to file a report and will never follow up on releasing the footage). Even though there are some good sides - the amenities are nice and maintenance is very friendly, I agree with many of the other reviews that have been written recently. Overall I am very disappointed in this place in many ways and I will not be renewing my lease again or recommending this place to others.

I have been living at park place for a month now and I am going to write and talk about what I’ve noticed so far. Starting off with the leasing office: They aren’t really helpful. They are nice, but they don’t go out of their way to be accommodating. For example, the mail door is really hard to open and when I first got my package, I thought the door was jammed, but really you have to literally push the door with a lot of force. When I went to go tell the girl, she sat there, looked up at me, and said “just push it as hard as you can”. Another thing is they blame you if your electricity bill doesn’t get sent to you. An issue my roommates and I had was that simple bills wasn’t sending us our electricity bull and the leasing office said we were responsible for it and had to figure the issue out on our own. Yes, we are responsible for PAYING it but how are we supposed to be responsible towards receiving it? It’s not like my roommates and I chose to partner up with simple bills, park place did… but they didn’t help us, They just said we had to call them ourselves and figure it out on our own with them. I feel like yeah we were all limited on what we could do but they didn’t offer any guidance towards this issue. Amenities: The pool is really nice. It’s usually really packed during the afternoons, but I’m not complaining as I don’t use it. The gym is also nice, but they do not clean it. Trash is always filled with energy drinks and other types of trash. They also never have wipes stocked up to clean the gym equipment, so I have to bring my own. The bathroom on the seventh floor is also very dirty. I went to go wash my hands one day and I noticed a lot of stuff on the toilet seats and in the sinks. It was gross. I feel like they only keep the parts where they take people on tours nice and clean and the parts that residents can see, they don’t prioritize on cleaning. The study room is really nice, but there is one room where the door is jammed and very hard to close a few of my friends and I try to close it, but we could not get it to move at all. The printer is always low on ink or out of ink so I have to go to the USF library to print instead of using the printer here. Parking: Parking isn’t bad at all. I’ve noticed even when I get back home late, I still have somewhere to park. The two things I can complain about is visitor parking and the speed bumps. However, these are both understandable as there’s limited parking for visiting and the speed bumps are for safety. I do see the towing truck late at night, but that doesn’t relate to me because I do pay for parking each month. They only tow people who don’t have a tag. Living: The maintenance crew is really nice. They’re easy to talk to and they listen to what things need be fixed if you’re at the apartment the same time as them. I don’t have an issue with my room or the bathroom. The only thing the smoke detector are really sensitive. For example, cooking bacon (even on low heat) will activate them in my apartment which is why I no longer make it. Packages are really easy to get, you just receive a code and you pick it up. A lot of the doors INSIDE the building are broken so you could just walk through the doors without needing a residents finger print too. However I’ve noticed all the outside ones require a fingerprint aka isn’t broken.

I finally moved out, and oh BOY do I have a lot to say. I'll start with the Pros. Pros: Honestly, decent community, great walking area, feels very safe, and close to campus, I could walk to Target and Walmart, that was nifty, same with the Walgreens. The wifi is a great speed, I had no issues with any of the maintenance people (SHOUTOUT TO MARCOS AND CHRISTIAN ON MAINTENANCE, IF YOU GET THEM, GUARANTEED GOOD SERVICE, LITERALLY THE GREATEST, NEED TO GET PAID MORE). The other maintenance people were fine, but I can't stress enough how great those 2 were. Actually gave them tip money I enjoyed their experience so much. I had no issue with front desk people, even Management was generally fine, until I had to deal with them on 1 particular situation, which I'll get to. Cons: Here comes the lengthy bit. I'll start off with the smaller things, printer was always out of ink or no paper, one of the pools was closed for at minimum 3 months. Maybe it was for safety, but no REAL information was ever given out, just a piece of paper saying it wasn't working and a text notice that if anyone went in, further consequences would arise. Weird but, whatever. I lived on the first floor with my gf, and another smaller thing was the fact no one closes the outside common door, so the alarm would go off forever until I went out to close the door, again, fine, whatever. The real issues though, gnats, silverfish, and roaches. I never really had too bad of a roach problem, but on 3 instances I did, even though I take precautions like buying Boric Acid and use it everywhere, insect repellent, etc, but I lived in the first floor and when it rains they seek shelter, fine, again, just a part of living, but the gnats and silverfish, the never ending gnats and silverfish, absolute problem my entire stay, especially towards the end. Silverfish would pop up every once and a while, and I even saw them on the roof of the hallway otw to the garage a few times, so I know it wasn't just me, however in the last 3 months of my stay, there was a SERIOUS, SERIOUS gnat problem. I bought a UV electric standalone fly swatter because everywhere in the building, gym, bedroom, hallways, I noticed gnats. I went to bed one time and woke up to, and I counted, 13 gnats dead. Okay, I'll clean. Bleached everything, gave everything a good scrub, no food, no trash, everything in Tupperware and air sealed. It simply didn't stop. Cleaned sinks, bath, pipes, everything, made sure there was no standalone water either, completely dry and no food, didn't stop, so I knew it wasn't me. On the rare occasion we did have food out(because I was cooking dinner), we'd get little visits from tiny friends every time we looked away and back at the food. There was an instance I had to deal with management, I slipped and punctured my bathroom door. No larger than the size of my palm, only punctured one way, half way through, easily fixable. Buy some patches, paint it, sand it down, quick $30 fix. I called maintenance however because in the lease, it clearly states to call them regarding damage, and I wanted to be a good tenant, so I complied. Called them, they did exactly as I said. I noticed I could BARELY see where the hole used to be, I was just gonna sand it down a bit on my own and boom, good as new, couldn't tell the difference. I get an email for a $300 charge saying: "Door replacement". That's not right, I get up and go to the front office, ask around, get sent to Julie the Property Manager. Julie is nice, and I'm sure she was just following what she was supposed to, but she said it was: "Unrepairable, doesn't look good, and we'll get you a new door." I told her it works fine, needs to be sanded more and it's fine, but I don't want the charge. She said: "It's not fair to the tenants since it doesn't look good, and that size hole is considered unrepairable, so we have to replace it." I paid $300, new door which got stuck often because it was fitted right. Simply wouldn't recommend, also costly, and no guaranteed parking like other places :( Wouldn't recommend.

If you want to live off-campus go to the Standard or Met. Park place has very thin walls all across the building. You can hear everything from the hallway to across your unit. I lived in a 4 by 4 and you could hear everything. No one had privacy in that apartment. The finger print system is constantly broken. Half of the doors with the finger print do not work, they are just left open constantly. We once had a homeless man rolling around the hallway, because anyone can open the doors. At the end of my lease, they charged me for damages that were not in my individual room. I emailed management multiple times and they explained that it was correct. I provided prove that those pictures of damages were not from my unit but they did not seem to care. Anyways, you would be better off living at a different off campus apartment.

**** AVOID AT ALL COSTS**** My daughters experience living at this apartment complex was disappointing from start to finish. Upon moving out, We were charged a $100 fee; not for damage, but for leaving a single box of Arm & Hammer baking soda in a completely empty refrigerator. This was an unreasonable fee and feels like a cash grab. Throughout my daughters lease, the building was consistently noisy, with no follow up or resolution from the management office despite multiple complaints. The hallways were often dirty and poorly maintained, and the parking situation is always terrible. To top it off, the office is staffed with very young, inexperienced employees who often seemed uninterested or unhelpful when we needed assistance. Any questions or concerns were either brushed off or handled unprofessionally. Would not recommend this place to anyone looking for a quiet, clean, or professionally managed living environment.

*Disappointed* I genuinely enjoyed living here at first, but over time, a few experiences left me with mixed feelings. The complex has its strengths, but like most apartment communities, there are definite pros and cons. On the downside, smoking is common among residents, which affects the overall smell of the building. The amenities, while appealing in theory, are often not well-maintained and frequently broken, closed, or not properly cleaned. Noise was also a big issue for me. The walls are extremely thin, and I could hear everything from my upstairs neighbors’ footsteps to the dryer running next door, which made it difficult to sleep. Security was another concern. While the building has fingerprint access at the entrances, many don’t work reliably. Regarding move-out, I recommend being very cautious. I strongly suggest taking detailed photos and videos of the apartment both when moving in and out to avoid any unexpected charges. Overall, it’s a “nice” place in some ways, but my experience was far from perfect. I hope this helps others make an informed decision.

They blare obnoxiously loud music over the room intercoms at 9am 2 days in a row. No calm or ambient music. Just the loudest most obnoxious music on full blast with ads playing in between. Extremely incompetent and disrespectful.

I’m relieved I did not sign here. The aesthetics of the lobby gives off nail tech salon, the decoration is weird especially their wall art interesting choice. Than they never gave me back my drivers license at the end of the tour, they called me a week later telling me they will give it back to me once I'm in the area to pick it up. My tour guide was friendly. They offer little to no resident parking, forget guest entirely.

Avoid This Apartment at ALL Costs – Worst Experience Ever If I could give this place zero stars, I would. I moved in Friday, and by Saturday, I was locked out of my apartment — not because of anything I did, but because the digital lock on the door ran out of battery. That’s right. No keys, no backup plan — they rely on fingerprints for the common areas and a mobile app just to get into your own unit. I had no warning that the battery was low (how would I?), and they stuck me with an apartment that clearly wasn’t fully ready to be lived in. And the best part? They had the nerve to ask me to pay $75 to open the door — because of their mistake. Then, after finally getting the door open, I was told I couldn’t close or lock it for TWO DAYS because maintenance doesn’t work weekends. So I was just supposed to leave my front door wide open for 48 hours and hope for the best? What kind of sick joke is that? The way they handle problems here is absolutely unacceptable. The customer service is hands-down the worst I’ve ever encountered. The staff downstairs clearly doesn’t care about residents, no matter how serious the issue. I went down to speak to them at 4:20 PM (mind you, their closing time is 4), and the woman behind the desk literally told me she "couldn’t talk" and was rude, dismissive, and disrespectful the entire time. It’s shocking that someone so unprofessional is allowed to speak to tenants that way. Now I know why this place is rated 2.8 stars. And honestly, that’s generous. Between the tech failures, the blatant lack of preparation, and the horrendous treatment by staff, this has been nothing short of a nightmare. I’ve only lived here for 48 hours and I already regret it deeply. Save yourself the headache. Do NOT move here.

This place is so poorly run. Residents pay way overpriced rent for "luxury" amenities that are almost always broken, slow to be fixed, and then broken again. The pool was closed for months, the furniture is broken, and it is always dirty. My hallway smelled like PEE for the last 6 months I lived there, the year before there was a pile of vomit that sat there for 2 weeks before it was cleaned up, the printer never works, and so much more. There is not enough parking for all of the residents, let alone any guests you would want to have over. Outside of this they fee for every little thing taking advantage of college students who can barely afford to live. I had to pay 50 dollars because I had food poisoning and asked to turn in my parking pass one day late which they did not allow even though it is literally a sticker they cant even reuse and just want to make sure that you took it off your car. I understand there are policies written out, it is just sad how little understanding and care they have for their residents. Clearly only care about making every dime possible. Also most good reviews you see are because they offered prizes to those who posted good reviews. Happy to be moved out.
