FYI - positive google reviews are generated by an in-school marketing booth which provides free give-aways such as T-shirts, water bottles, frisbees, etc... We just moved my son out of his Onshore Daytona apartment. He spend the year there, its about what you would expect from a cheaply constructed dwelling furnished with bargain basement furniture. Trust me when I say nothing here is meant to last. When moving out, the apartment was in good shape, no damage beyone normal wear. The damage assessment just came in at $458 - $100 for a new chair (no problem with the chair, except it was one of those mesh chairs from staples thats $80 brand new and doesn't last a year before it looks worn), $125 for partial painting of the bed/bath (there was no damage that anyone could see), and additional "utility charges" based on prior usage (rather than a meter reading). The utility charges extremely high for an apartment that was vacant for the summer - they estimate future utility costs based on prior usage even when the apartment was empty during the summer. Management has been no help, easy to see why they've lost nearly 50% of their tenents either due to poor unresponive management or substandard maintenance at the facility (AC Units fail routinely even thought its a "newer" complex). The rent is difficult to calculate, more fees than anticipated. We were baffled by the "noise complaints" - received a weekend when the entire apartment was vacant for two days. On the upside, Looks like the rents were dropped by $200/month for 2025-26 due to competition from the new Ten60 Halifax apartments. Beware of the fees and sleazy management. Review Update I. The gratuitous "sorry the charges assessed were not satisfactory" was as expected based on prior discussions with the management. Good riddance! Review Update II: The apartment had nothing more than normal wear and tear when we moved out... We just received a notice from collections for an additional $447.00 They absorbed the "security deposit" and charged for renovating a well cared for apartment...... Interestingly, the management was unwilling to justify these despite our pursuit of the "appeal process".... Site management supplements their revenues by extortion, "pay our exhobitant move-out charges or we'll ruin your college grad's credit score." Thats despicable. Too bad no-one who answers the phone or works there has any integrity or is willing to answer any questions... Go ahead and rent here if you need grief...
