Grand Reserve at Kirkman Parke

I have been living at Gran Reserve for two years already and my experience has been absolutely amazing every time I have a concert or need something the office is very diligent and the maintenance people are on point. So happy to be part of the community.

I’ve been living at this apartment complex for about a year, and it has been a great experience overall. The apartments are comfortable, reliable, and well maintained. I want to give special recognition to Jose the manager. You can really see the improvements around the community, and he is always professional, approachable, and helpful. He truly cares about making this a better place to live. I also want to thank Jose from maintenance for always being responsive and doing great work. The apartment interior is well designed and maintained, and the location is very convenient, with everything close by. I’m happy living here and would definitely recommend this community.

We had a great move in experience thanks to Jose. He did an amazing job and was very helpful, answering all our questions throughout the process. The apartment was ready, clean, fresh, and exactly what we expected. We truly appreciate the great service and highly recommend the leasing office!

Piggybacking off the review my wife, Emily, recently posted — everything she said is absolutely true, and I want to emphasize just how poorly we’ve been treated here, especially by the assistant manager, Jose. The level of disrespect and unprofessionalism we’ve experienced is unbelievable. Instead of helping residents, he talks down to people and makes every interaction feel like an inconvenience to him. We’ve had packages stolen right off our front porch and never received any help or resolution from the office. No follow-up, no accountability, nothing. On top of that, our AC unit and dishwasher have broken multiple times, leaving us without basic necessities for days at a time. Still, not once have we received an apology or any sense of urgency from management. Lately, we’ve also started noticing roaches outside the buildings — and even worse, we’ve seen them coming up through our sink drain. That alone is enough for any reasonable person to want to move immediately. This place has been a nonstop headache. Avoid this complex at ALL costs. There are far better options out there that won’t treat their residents this horribly.

My time at Grand Reserve at Kirkman has been extremely disappointing. The property has ongoing issues with roaches, dirt, and even mold. There are raccoons constantly roaming the buildings, which makes the area feel unsafe and poorly maintained. Security is a major problem. Packages go missing regularly and there have been numerous car break-ins with little to no follow-up from management. The management staff is unprofessional and lacks basic customer service. As an older white woman, I have felt uncomfortable and at times dismissed by the office team. I’ve experienced situations where staff carry on conversations in a language they know I can’t understand, which makes communication difficult and leaves me feeling excluded rather than helped. The assistant manager in particular speaks to residents in a condescending manner and behaves as if concerns are an inconvenience rather than part of his job. Overall, this community does not treat residents with fairness, respect, or professionalism. There are many better, cleaner, safer, and more welcoming apartment complexes in the area. I strongly recommend avoiding this place.
