Dwell Maitland Apartments

This is the best apartment complex I've ever lived at, it’s been 6 years now! The property manager Nikki and the maintenance manager Carlos have a great team put together here. Maintenance: The whole property is constantly being well-maintained and improved. Everything from preventative AC servicing and changing AC filters for you to common areas being cleaned regularly and even larger projects like resealing the windows for better energy efficiency, etc. I've had a few emergencies while living here (one time my AC broke, and another time my stove was malfunctioning), and Carlos or another staff member promptly answered the on-call maintenance number & fixed it very quickly outside of business hours. Even for routine maintenance requests, this team is on top of it! Always fast, always considerate, and always a great job done. No half-assed repairs. And better yet, the office & maintenance team work so well together. They needed to enter my apartment to repair something affecting the unit below me, but Nikki remembered that I was working nightshift. She coordinated with me & the repair team so I could still get some rest and they could fix what they needed to fix. It’s things like this that went a long way to earning trust and respect. Leasing office: On the office side of things, I've had a great experience too. When I wanted to change from a 1 bedroom to a 2 bedroom unit, the office staff kept an eye out and helped me get a GREAT unit at a good price right across from my previous one. On the rare occasion of a package/mail mix up by whoever the deliverer was, the office corrects it and contacts the residents to let us know. There are consistently little resident appreciation events, holiday events and a Christmas gift wrapping station, game nights, and food trucks that they arrange for us. When negotiating lease prices at move-in, they gave me a discount as a healthcare worker! They've never raised rent by more than $15-20 dollars each year since I moved in; some years there was no increase. There seems to be a lot of care and pride taken in their work and most of all it feels like you're really getting what you pay for: a luxury apartment. Amenities/miscellaneous: The amenities & common areas are well-kept and cleaned frequently. The two buildings are beautiful, comfortable, & secure. The parking garage is clean and well-lit. I have gotten so spoiled having AIR-CONDITIONED INTERIOR HALLWAYS here! Whew, that is so nice to have in Florida! There’s a loading area for moving with a dedicated padded elevator which is really convenient. There are multiple elevators in several locations so even in the rare event of an elevator being broken, there are back ups. The package delivery Luxor lockers are secure and very convenient; I've never had a package stolen or go missing. The sound-proofing is maybe the only thing lacking BUT — this is an apartment, not a house. You'll have neighbors living all around you and you WILL hear them from time to time, that's just how apartments are. I don't think Dwell is any quieter or louder than the average apartment complex. From some negative reviews I've seen about Dwell's noise, it seems like those are entitled people with unrealistic expectations... Overall, most residents are quiet & respectful and tend to be middle-aged working professionals. Location: This is such a great location to live in Orlando. It's only a few minutes away from the 414/i-4 junction which is so convenient for any commute and you usually don't hear any traffic noise from the apartment even though the highway is just down the road. Just 5-10 minutes north of downtown Orlando, 30-40 minutes from Disney/Universal/International drive, 15 minutes away from Winter Park. There's even a Chick-fil-a two blocks away! ;) I wish I found Dwell Maitland sooner. It's been a joy to live here. The team here makes life less stressful with all the things they take care of automatically and I'm so blessed to have been taken care of by them for the last 6 years!

A delightful place to live. It's surrounded by a business park and a gym, so no traffic or street noise on nights and weekends. Nikki, the gorgeous and charming manager is very friendly and helpful. Carlos, the hunkalicious head of maitenance and his crew do a wonderful job and are always pleasant. The office staff is also quite personable. The free coffee in the social room is a bonus, and it's great to meet people during their community events. There's plenty of parking, the zen garden and the pool are first-rate, and the gym is open 24/7. . Dwell is also pet-friendly. All things considered, Dwell is the best apartment community I've lived in.

I’ve been living here for 2 years prior to this experience and everything has been well. Josie in the leasing office is extremely disrespectful when asked about charges on my account. As a resident I am allowed to ask questions about money that I’m paying the complex not her. Very unprofessional. I’m a registered nurse and deal with people all day in a professional manner, if you’re are unable to deal with people please find another job . Super condescending and rude.

I have had the privilege of calling Dwell home for a month. Of all of the apartment complexes I have lived in this one has been the only one where I have had peace of mind. Orianna helped with providing information when I walked in the very first time, up until move in day! She kept me informed every step of the way and treats everyone as family! The staff that I have encountered from the office to maintenance have all been amazing! Neighbors are great! Hallways are quiet, property is very well maintained and clean! I LOVE LOVE LOVE my home 💜 I would definitely recommend!
