I had a great experience working with Mariah during my recent tour. She was extremely professional and courteous from start to finish. Mariah took the time to patiently and thoroughly answer all of my questions about the community and the application process, making sure I understood every detail. Her calm, knowledgeable, and attentive approach really stood out to me. Compared to other complexes I’ve toured in the East Orlando area, her level of customer service was truly above and beyond!

Having lived at many of the apartment complexes in this area, I can confidently say that Coda has been the best experience of them all. Every complex will have its pros and cons. Coda is one of only two that I considered moving back to from other (worse) properties. Lots of college students and young families live here. You won’t get away from that around here. Noise and cleanliness are generally nonissues. Management is usually very quick to respond. I would easily recommend Coda to anyone looking to live in the UCF/Waterford part of Orlando.

My friend and I heard good things about this complex and we came to tour after touring Madison Waterford (really nice). Upon walking up to the building, we notice someone in a future resident parking spot and took little note of it. When we walked in, the leasing office was closed and had a “be back at 2:00” sign, it was around 1:37 at this point. So we decided to look around the office and see what was visually available to look at. The inside is super nice, it’s well-kept and organized. We didn’t go out to the pool and gym area, but it was nice from what we saw. I wish we could’ve seen the gym because it looked cool as it is a standalone building. After some more walking around, we decided we didn’t want to wait anymore and would possibly come back later. Once we got back to my car, we realized the person in the parking spot was one of the leasing agents (recognized from the apartment’s TikTok video). We watched him get out of his car, presumably lock the front door to the building, and went through some side entrance. We totally understand if you’re on break, but the getting out of the car, looking our way and making eye contact, locking the building door was interesting. If you’d noticed us enough to lock the door immediately after we got in our car, a quick 2 second acknowledgment even from your car window would’ve sufficed. We’re no longer interested in touring this place, which sucks cause it looks really nice!

I’ve really enjoyed living at Coda Apartments! The location is perfect — close to everything in Orlando but still feels peaceful. The amenities are well kept, the building is clean, and maintenance requests are handled quickly. The staff is friendly and always willing to help, and the community itself feels modern and safe. Parking can get a little tight sometimes, but overall, it’s been a great place to live. I’d definitely recommend it to anyone looking for a comfortable and convenient apartment in Orlando.

I LOVE CODA! I have here over 2 years and this community just keeps getting better. The staff have really improved the community by painting, deep cleaning, and repairing the community and make it look great! The office staff are friendly and helpful with everything! The gym has everything in it, and being open 24/7 it's not overcrowded like my last place. I love the location, and the pool is fantastic and even has a firepit! I can't wait to use that again in the coming cold weather. I would encourage anyone to live at Coda! I even referred 2 friends to live here and they love it too!
