This apartment has the worst customer service I’ve ever seen. When my daughter has an issue or a question, nobody will ever have a conversation with her. They refer her to email addresses that never give a personal response, only form answers and delays. It’s an expensive place to live for such poor service. No personal touch, just detached indifference to the residents. I would recommend any student stay somewhere that has more care for the people that live there. Our family is happy she did not renew her lease with The Aves.

- Move in day extremely unorganized, waiting in line for many hours, wasting gas, and time - Ant infestation upon move in day despite cleaning myself and having no food - Black mold in toilet tank and rotting mold wood below sink even though building is "newer" - Bathroom fan broke within a few months - Cheap lightbulbs they have go out often - TV in bedroom doesnt work - Staff come in to change air vent filter (the white thing in the photo) but will not tell you the fact that their outside vent itself is extremely dusty. They will ignore it and will let you breathe in the dust for the entire time you stay here. - AI will reply to all the REVIEWS, some maintenance requests via text message trying to solve it but cant and phone calls to the office - Maintenance workers here do not wear shoe covers upon entering while at other orlando student apartments they do - Roaches within the hallway and elevators, workers do not clean properly - Inside Garage cameras do not work at all

This place is not what it seems. My son was offered a nice new room and then place in a crummy room in an old building. A couple of months after he moved in, we were charged for repairs that were a result of the previous tenants damages that were not identified at move in to the crummy apartment. Now today, my car was towed from the property after being on site for less than 12 hours. My son drove it up to school last night because his car broke down over the weekend. I have been unable to talk to anyone or get a reply from my email. I just get a virtual voice on the phone.

Shereen is so great! She is such a big help especially being that this is a college town so it’s easy to get scammed but she is very reliable, understanding when it comes to school situations, and of course she’s great at communication as long as you communicate with her. For student housing this is definitely the most reliable and the closest u get to luxury but Shereen makes it better!

Brown recluse INFESTATION and nothing has been done about it, can only talk to the manager via email and she doesn’t respond or her responses are unhelpful. Black mold in the vents. Mail room is a mess, lost multiple packages because they are all thrown into a room with terrible organization.
