My experience living at TGM Oceana over the past two years has been nothing short of wonderful. From the moment I moved in, the office staff has consistently been welcoming, professional, and genuinely helpful. The location is another huge bonus β being so close to the beach is unbeatable and makes everyday living here feel special. Overall, Iβm extremely happy with my experience at TGM Oceana and highly recommend it to anyone looking for a well-managed, welcoming place to live by the ocean.

TGM Oceana is a poor choice for a place to call home. Having lived here, I feel it is important to warn anyone considering this property. There is an ongoing building refurbishment that forces residents to live inside an active construction site. The environment is filled with extremely loud drilling and banging, constant chaos, and construction dirt and dust everywhere. Access to the balcony has been completely blocked with plywood, and all windows are covered with blue plastic sheeting, significantly restricting natural daylight. As a result, a substantial portion of the apartment is unusable and cannot be enjoyed as intended. Despite this loss of access, light, and functionality, full rent continues to be charged as though the apartment's full square footage and amenities remain available. Management gave no advance written notice of any major repairs coming to inform the current residents. Further, upon inquiry, it provided misleading information describing it as touch-up repairs while intentionally omitting how severely it would impact current residents or how long the disruptive building refurbishment would last. Pest control is virtually nonexistent. Despite maintaining a clean unit, I have experienced multiple infestations, including roaches, spiders, black ants, and ghost ants. Trash rooms inside the building and trash area in the garage are poorly maintained and filthy. On weekends, piles of foul-smelling garbage frequently accumulate in the garage trash area. Residents frequently smoke marijuana and cigarettes inside their units at all hours, and the smoke permeates neighboring apartments. For anyone with asthma or other health concerns--or even those who simply cannot tolerate secondhand smoke--this becomes unbearable and harmful. Management does little to address these issues. Dog owners routinely fail to clean up after their pets. Dogs defecate in elevators and other common areas, and barking inside the apartments continues throughout the day. If constant barking noise is not an issue for you, this may not be a concern--but for others, it is extremely disruptive. Recently, there has been a serious elevator incident in which, according to fire department personnel, a motor burned out. That elevator has remained inoperable for months. The remaining elevator has been operating with an expired license. Despite high garage rents, the garage parking area lacks secured gates that have been removed by the management and continues to be a dirty mess, often filled with strong garbage odors or worse - feces smells from sewer. In the past, leaking pipes around tenants' cars had been reported, yet management took no prompt meaningful action to address the leaks. The condition of the individual units is shockingly poor. Everything inside is extremely old, outdated or broken. Mirrors in bathrooms have old rust on them. Bathroom tubs are old and scratched. The granite countertops are miserable-looking. The washer and dryer stain clothes, sheets, and towels with black residue. Bathroom pipes make extremely loud, unsettling noises during the day or at night --similar to drilling--and strangely enough toilets flush in your unit when neighbors flush theirs. Air conditioning units inside the apartments are poorly maintained, and filters are rarely replaced by management. Air duct vents are filled with filth. Interior hallways are often hot, humid, and smelly during hot weather or uncomfortably cold during colder days. Despite all of these poor conditions, rents remain high and continuously increase at renewal. The only benefit of this property is its location and proximity to the ocean, and the management takes full advantage. If you have the opportunity to avoid this property, do yourself a big favor and pass.

Our experience at TGM Oceana has been nothing short of fantastic! From the moment we moved in 4 years ago until now, we were greeted with warmth and professionalism by the incredible staff. Steven, the manager deserves special mention for his exceptional friendliness and attentiveness. He goes above and beyond to ensure that residents feel welcomed and valued. His dedication to maintaining a positive community atmosphere is truly commendable. Additionally, Tonya has been an absolute delight to work with. Her helpfulness and eagerness to assist with any inquiries or concerns make her an invaluable asset to the team. The location is simply unbeatable, steps from the beach. The convenience and beauty of the surroundings have enhanced our living experience immeasurably. We find ourselves grateful every day to call this place home. We couldn't be happier with our decision to reside here. The exceptional management team of Steven, Tonya and Heather, coupled with the prime location, make it an ideal place to live. We look forward to continuing our stay here for the long term and highly recommend TGM Oceana to anyone seeking a wonderful rental community by the beach.

The TGM Oceana staff are fantastic. They made the process very easy moving in and seamless. Maintenance is incredible and extremely responsive. They address any issue immediately. Steve the manager is great and has been more than accommodating when a need has come up. I feel very welcomed here and love living in this beautiful location.
