stayed with this property management company across multiple units for over a year and spent well over $40,000 booking with them. While the locations are convenient and often appear affordable, my overall experience has been inconsistent and frustrating. First, pricing fluctuates frequently without clear reason, and despite my long-term loyalty as a guest, there was never any willingness to offer flexibility, discounts, or support when issues arose. Cleanliness has been a recurring concern. There were several occasions where I checked into a room with dirty showers and toilets that required additional cleaning requests. In shared units, previous guests often left the kitchen in unacceptable condition. I documented these issues with photos and videos. I also noticed mold on some shower curtains or window coverings due to condensation, and it did not appear that comforters were regularly washed between guests. Access to the buildings has also been a significant problem. The key fob system frequently malfunctioned, locking me out without warning. There were multiple times during my stay where I was unable to enter the building and had to wait 3–4 hours — including late at night or early morning — for a host to respond and restore access. This created serious safety and convenience concerns. Another issue was trash disposal. At one property, the trash area on the first floor was locked while guests were still expected to discard their trash. During checkout, this created confusion about where trash should be placed. Despite this, I was later blocked from booking again due to allegedly leaving trash behind — which consisted only of normal household items, not food or damage to the unit. I have never destroyed or damaged any property during my stays. The surrounding area (Little Havana, near Brickell) may appear convenient on paper, but potential guests should be aware that it can feel unclean and noisy. There were frequent disturbances, including loud street noise, roaming animals, and issues within shared units such as smoking, pets, and conflicts between guests. From my perspective, tenant screening and overall property management could be improved. If you are considering booking because of the lower price point, just be aware of these potential challenges and manage expectations accordingly.

EXTREMELY UNSAFE experience staying at Pastel. My stay at this property was dangerous. I had to move between 3 different apartments due to serious physical safety risks and extremely poor hygiene. The rooms were dirty and smelled bad, with used and stained bed sheets, towels with hair on them and filthy bathrooms. Every time I asked the host to help, they denied there was any problem. One guest, under the influence of drugs, constantly knocked on my door all night, kept the TV at full volume and exposed himself, forcing me to involve the manager and the police. He was allowed to remain in the property afterward, creating a serious risk for future guests. They also charged a deposit that was never refunded. When I asked for proof of the refund, they sent fake “evidence” showing 2 supposed refunds that never actually occurred. I strongly advise anyone considering this place to stay elsewhere – it is unsafe, filthy, dishonest and very poorly managed.

Applied for a long term lease I was in the process to do so. Paid application fee & was told I would receive my money back & never did. After the first initial phone call I received. Also I never heard any follow up in regards to moving in with 2 incomes I spoke with someone about leasing a unit I called the main number on the website. Just unprofessional & it was as if I was getting the run around….Like do you have open availability or not???? This isn’t my first time signing a lease I know to expect.

Overall a great stay. I stayed for 2 weeks.. It was VERY PRICY but I needed the peace. You need your phone to download an app for entry and laundry. You get a room with a bed, a desk, which is mounted to the wall and not movable, and that's it. Pretty minimalistic. Maintenence bothered me once but that was it thankfully during my start. The kitchen was OK but just leaving a drying rack and the stove top wasn't working well. The views were amazing though. The rooftop and from my room. Heater didn't work in my room when the weather got cold at night but the AC function worked great. The showers was the BEST! you have several supermarkets, local restaurants, a Walgreens pharmacy (closing the end of January 2025), the baseball stadium, and other things around. Even a small mall about a20 minute walk north. It was a decent stay, just wish it was mid economical. The quality was slightly above average.
