Throughout our tenancy, my family and I experienced multiple disagreements with the management staff regarding various property-related concerns. One of the most significant issues involved the severe flooding within the community that repeatedly damaged residents’ vehicles, including ours. After numerous unsuccessful attempts to have the issue addressed, I was forced to contact the South Florida Regional Manager, Mr. Anthony Ghilliotti, directly. Only after his involvement was the flooding issue finally corrected after years of ongoing problems. Following that complaint, however, it appeared that my family was subjected to increased scrutiny and repeated notices that we believe were unwarranted. As a result, the current move-out charges raise serious concerns regarding fairness and potential retaliation for escalating legitimate community concerns to upper management. Additionally, Ms. Jenny Ruano sent a follow-up email instructing that all future correspondence be directed exclusively to her rather than Mr. Ghilliotti, stating that he would not be involved and that she was the individual with authority regarding this matter. Given that Mr. Ghilliotti serves as the Regional Manager responsible for oversight of this property, this response was concerning and further contributed to our perception that our concerns were not being handled impartially. After reviewing the itemized move-out statement, several charges appear questionable and potentially duplicative. Specifically: • Multiple cleaning-related charges totaling more than $500. • Multiple flooring-related charges that appear excessive and unsupported. • Wall repair charges that seem disproportionate to the condition in which the property was left. • Additional charges added in a revised itemized statement dated May 22, 2026, after I had already escalated my concerns directly to Mr. Ghilliotti. The apartment was represented as having been remodeled in 2022 when we transferred from an older unit model. Therefore, it is unclear how we are being held responsible for multiple flooring-related issues that we did not cause. During our residency, we experienced numerous maintenance and construction-quality concerns that suggested the renovations were not completed properly. In fact, we personally painted the staircases on two separate occasions at our own expense because management failed to maintain them. Furthermore, I have never previously been assessed wall repair charges of this magnitude, particularly where there were no significant holes, structural damage, or excessive alterations made to the property. The timing of the revised charges is especially troubling. The issuance of additional charges shortly after my communication with Mr. Ghilliotti creates the appearance that these charges may have been formulated or increased in response to my decision to escalate concerns to upper management. While I hope this is not the case, the sequence of events raises legitimate concerns regarding retaliatory treatment. Management here is awful, amenities are poor, complex it’s ugly and not well taken care of, only good thing about this place is they offer a small patio on the first floor but be willing to pay $600+ on cleaning fees including the pressure washing of this patio floor after move out, convicts running this place. Run away from this place and don’t rent here, awful and if I could give less than 1 star I would.

The staff is very kind and informative. I miss Jesús from maintenance, but I'm still grateful to the rest of the staff for their work.
