I had such a great leasing and move-in experience thanks to Manuel! We were able to find the perfect apartment, lease it, move in all within one week. He helped us make everything smooth and as easy as moving can possibly be. We love our unit and the entire staff, including Steven, Elvira, Will + more were all super helpful!

Beautiful building and grounds belie major management issues and billing discrepancies, and unanswered communications have led me to this point. Our experience with building management has been profoundly disappointing, marked by over two months of back-and-forth over highly questionable charges and a complete lack of resolution, despite our attempts to amicably resolve these issues. Prospective residents should be warned that their billing statements will be significantly higher than expected due to charges of unclear origin. Despite demonstrating that these charges appear to have no statutory or contractual basis, which management's own legal excerpts failed to successfully counter, the charges have not been removed. As an example, they have acknowledged a confirmed $0.75 discrepancy in the consolidated billing fee but still have yet to rectify it. How much could these discrepancies amount to across the hundreds of units in the building? Customer service has been terrible. Communication is slow, with repeated follow-ups required. Issues are passed between staff without proper resolution or continuity. This is a failure of both policy and customer service. Clearly, the approach is to ignore the concerns. Instead of managing an issue quickly and with respect for their tenants, management has led to themselves to this very frustrating point. I hope it gets better, because this isn’t rocket science—it’s basic customer service and customer experience recovery issues. Prospective tenants should be wary about these billing issues and the management's unwillingness to resolve them promptly and fairly.

I am not a fan of posting negative reviews but this property has driven me to do this. While the apartment complex itself is beautiful, the management of the property is terrible and so far AIR Communities responsiveness is unacceptable. We have been trying to deal with erroneous fees on our account and now the property is blatantly ignoring our emails. We have sent several emails trying to understand these fees that are not in the lease despite them saying they are (spoiler alert: these fees are not in the lease and do not comply with Florida law). We sent them the exact statutes and they said we are wrong (we’re not). Under Florida Statute Section 83.51(2)(A) the charge for central cooling, which promotes the safe and clean nature of the common areas, is a landlord responsibility, yet they want every tenant to pay this. The lease does not describe any costs for common areas of the building, and under Florida Statute Section 83.51(2)(A) the pest removal is a landlord responsibility, but they want every tenant to pay that. Can you imagine how much money they are making on charging every tenant these fees that are not legal under Florida statutes?? On top of that, I complained about the strong marijuana smell coming into my apartment and was told essentially that the property can do nothing about it unless I see someone smoking. Then I come home and find a letter addressed to me and my husband blaming us for the smoke smell. We don’t smoke, never have, but we’re being blamed for the smell! How does it make any sense that I complain and then I am blamed for the smell?? The office workers were incredibly dismissive when I went to discuss this issue, more worried about leaving for the day than handling this. If you enjoy poor management, irregular fees, and being blamed for other people’s behavior, then this is the place for you! Otherwise steer clear.

So grateful to have found my dream unit at Flamingo. The views are sooooo beautiful and it’s the best location, walking distance to everything. The grounds are well kept and the pool is stunning! Sarah was a wonderful leasing agent who was patient with all my questions since it was a cross country move and I signed a lease before even seeing the unit. Nawras helped me so much to with all my moving needs and coordinating. Both were so accommodating and made themselves available so I could have a smooth transition here. I almost did 4 stars because the only unfortunate thing was the service elevator was down the day of the move which complicated things- however they were so fast to give reasonable solutions so I was impressed with their consideration. Happy to be a new resident here :)

We were looking at apartments in this complex for around $2,500+. I think the pictures will show you what I mean. There are lots of really nice and comfortable buildings for that kind of money. Pay attention to the kitchens. I don't understand how you can show guests apartments in such a way. The corridors in the building are very dark, there are almost no lights on. The good stuff: gorgeous ocean views (but not in all apartments, only from $3,000+) and a big, green space. Our manager left after about 30-40 minutes of viewing and told us to check out the grounds ourselves because he had new clients coming in 🤗
