Good apartment complex. Decent amenities. Super tiny gym. Rooms are spacious. Bit far from campus but the bus is very useful.

Apt 2-202. Do NOT rent from F & R SW 23 LLC (Larry Rhodes). He never returned our deposits ($700 each) even though we left the apartment in good condition. Contacted him multiple times, and even had a lawyer send demand letters. No response.

I was in 6-308 for a year. The landlord was Rent Florida Realty. They haven't returned my deposit after 2 years. I contacted them many times and they finally sent a check that was for only 1/3 of my deposit, but the check was from a closed account and was refused to be deposited. I called them again and they said they will return my deposit in a week. But, nothing again. A week ago I called again and a rude person told me that they have sold Rent Florida Realty to someone else that they don't have their name, number, or any info.

The apartments are honestly not bad for the price that people are getting. The location is a bit far from the university campus but that can be counteracted if you are smart with buses. The amenities can be improved and the room sizes can be better, but I'm not extremely picky about that so I have been satisfied. I understand that some people have had poor experiences and I think that mostly realize on their individual landlord. I would consider it looking into this if you're looking for budget housing.

The location is great. No harsh vibes and in the morning it's peaceful. It's definitely student oriented. But there is not a lot of trash and filth and craziness going on here. Been here for close to a month now and have yet to find something that makes me regret it. The hot tub is nice too 😉
