I recently moved in a couple of months ago and my experience has been fantastic. The maintenance team has been incredibly quick and helpful and the leasing office has been helpful with any questions or minor concerns I’ve had. I’m hoping to make this my home for the next few years!

I am beyond disappointed with how this property is being managed. For months I have emailed management about dog feces everywhere — on sidewalks, common areas, and in the dog park — and absolutely nothing has been done. The dog park is unusable, despite multiple dog bag stations being provided. There are broken gates throughout the property that will not close or lock, leaving the community accessible to anyone. The pool has been “under repair” for over two weeks, yet I never see maintenance actually working on it. We pay $2,300/month in rent for a one bedroom and cannot use amenities we are promised. There are no consequences for residents who leave waste everywhere, and no enforcement of community rules. Under Florida law (Chapter 83 of the Florida Statutes), landlords are required to keep property maintained in a safe and habitable condition and to take reasonable steps to keep common areas clean and safe. Management must comply with applicable housing and health codes and make “reasonable provisions for the clean and safe condition of common areas and garbage removal.”  Florida law also says that if a landlord fails to maintain or repair conditions that make the premises untenantable after proper written notice, a tenant may provide notice, and if unresolved, may even terminate the lease without liability for future rent. Additionally, a resident was recently attacked by a Doberman on the property and required hospital treatment. Many residents only found out through word of mouth — there was no communication from management about the incident or any safety measures taken afterward. This raises serious concerns about security and enforcement of community rules. Combined with broken gates that do not properly close, uncontrolled aggressive dogs, and dog waste covering common areas, I no longer feel safe walking my own dog on the property. Dog feces left on sidewalks and grass is not just unpleasant — it creates health risks for other pets and residents. Allowing this to continue without enforcement or consequences is unacceptable.

We recently made the exciting move to our new place, and we couldn't be happier! Everything about it has exceeded our expectations. The management is incredibly attentive, and Torian and the maintenance team are top-notch. Relocating here was one of the best decisions we've ever made!

Editing to update that once the incompetent Paola was gone things seemed to be getting better. However, there is now an incessant beeping from the "telecommunications" closet in building 7. Every 8 seconds a shrill noise pierces everyone's ears. Our rent was $1890 when we moved in 7 years ago, it's now up to $2900+ and the only thing that's changed is the building's gotten older and they care less about resolving issues. Unfortunately we just renewed our lease or we would be moving. Between maintenance stealing from us while we were on vacation a year ago (at least they were kind enough to lock the door behind them), with no resolution from the company, the fact we pay extra for a gated community yet the gate is left open 60% of the time, their lack of trash hygiene enforcement, and their arbitrary enforcement of parking violations/love of towing residents' cars, and the absolutely useless and condescending property manager Piola, people should look elsewhere.

I find it absurd that the most recent reviews have 5 stars after management begged residents with chocolate and scratch off cards to write good reviews about the community. Well, if you want the honest truth about this community please keep reading. First, off my parents have been living in this community for a year and a few months and never had an issue until management changed to Morguard. They implement many rules and the residents get treated as if they are in a low income community. If you can’t get your residence in control then KICK THEM OUT. Secondly, the management is horrible. Specifically, the manager Tatiana. The way she speaks to her employees and the residence at this community is unacceptable. She needs to get trained on how to speak to her residents who pay rent in the community and (who don’t live for free!!!) Once the management changed so did the community. Here’s a run down. You pay a mandatory $20 trash fee and you’d be lucky if your trash actually gets picked up. There is no privacy maintenance has to go inside your home almost every 2 weeks to do “testing or alarm sounds”. I’ve heard stories that some residents were missing items from their home. The a/c quality in the apartments is horrible. My parents had to buy 2 Air purifiers to stop from sneezing and getting sick. The water/ sewer bill is controlled by the office not by the city. My parents went on a 3 week vacation and paid the same as if they didn’t go on vacation... math didn’t add up. Lastly, if you have visitors they can not stay parked for more than 14 days or their car will be towed. I am a college student who visits my parents 3 times a year and I stay with them for more than 14 days. Management could at least give residents a guest pass be considerate. Thanks Monterra great way to show the community you truly care about a place they call home. As soon as my parents lease is up I’ll be moving them out of this poor place. If they have to pay more to find better they will. Note: please do not respond. Save the fake responses to yourself. Thanks.
