I absolutely love living at The Residences at Enso! From the beautiful community to the amazing amenities and spacious floor plans, everything has exceeded my expectations. I truly feel like I made the best choice choosing Enso as my home. Andrea, the Property Manager, is absolutely amazing! She is professional, welcoming, attentive, and genuinely cares about the residents and the community. She goes above and beyond to make sure you feel at home, and it really makes a difference. The location is another huge plus! We’re close to the beach and conveniently located near everything we need, from shopping and dining to entertainment. The community itself is beautiful, well-maintained, and has so much to offer. I couldn’t be happier with my decision to live at The Residences at Enso. If you’re looking for a beautiful apartment, great amenities, an incredible location, and a management team that truly cares, I highly recommend Enso!

This review is from the perspective of a resident who has lived at Enso for more than one year. All-in-all, it’s a good place. Environment: Very pleasant. The campus is large and, as expected, the view from some units is excellent; from others it is really bad. Financial: Watch this one. There are mandatory fees, such as the $60+/mo social fee (no benefit really – just a cash grab by the owner) and the mandatory trash removal charge. If interested in renting be certain to ask for the total amount due each month. And, be cautious of unexpected increases.. Example: The charge for an (optional) garage went up a whopping 33% after the first year. Then, the next year it went up an additional 25%! (These decisions appear to be mostly made by the owner rather than the management company.) Management: Generally quite helpful and responsive. Pegasus employees are very good. Maintenance: The maintenance guys are excellent – very competent and responsive. Broken stuff gets fixed. Dogs: They are everywhere and the owners appear to give dog owners great consideration. Barking/noise is a problem and animal waste can be as well. You are paying for a “dog spa” whether you use it or not. EV charging: Available and free. Nice benefit for those who own EVs – subsidized by those who do not. Utilities: The water is billed by Oates Energy –high TDS and sulfur (yuk.) Good internet is available from AT&T (fiber) and cellular. Power is from JEA and is mostly reliable – expect outages (you’ll need UPSs for important loads.). Overall, Enso is an OK place. The down-sides are the owner’s financial policies and “dog problems”; the principal up-side is quality of maintenance and the quality of management (not owner’s) staff. Rating: 3.5. UPDATE as of 07/26: The property continues to decline. The management company changed from Pegasus (pretty decent) to WRH Realty -- a decision that may have benefitted the owners but certainly not the residents. Whle the main building receives a lot of attention the residential buildings don't. Example: The unfinished concrete in the hallways has become progressively more filthy over time and the method of cleaning is to use a blower! (It really needs to be scrubbed -- unfinished concrete is designed to be relatively cheap to build -- not for ease of maintenance.) Nasty. When ones walks into the main building you can see where the owners spent their money -- there and the pool. The residential units are the absolute cheapest of everything -- from floors to quality of paint, to appliances. When one receives packages they are generally tossed into a package room. (Amazon is the absolute worst -- UPS and FedEx are very mixed. USPS -- surprisingly-- is the most secure.) We have suffered two missing -- thefts? If we had it to do over again, we would not have rented at Enso. But we are here -- and will deal with it.
