I have lived at The Park at Via Veneto Apartments for several years, and it has been disappointing to watch this community steadily decline. When I first moved here, the property was cleaner, better maintained, and felt like management genuinely cared about the residents. Over time, I’ve watched that standard disappear. The cleanliness of the property has become one of the biggest problems. Dog waste, bird droppings, trash, dirt, and grime are common throughout the community. There are times when I literally have to watch every step I take just to avoid stepping in feces. The sidewalks, breezeways, and common areas simply do not reflect the level of upkeep that residents should expect. The amenities have also become unreliable. The gym is frequently unavailable, the pools seem to be closed far more often than they should be, and services that residents pay additional fees for, such as valet trash, have not been worth the extra cost in my experience. What has frustrated me just as much is the lack of communication from the leasing office. Emails and resident portal messages often go unanswered, even when they involve important matters. Instead of receiving direct responses, it often feels like residents are left to figure things out on their own unless they physically go to the office. When I did go to the office seeking assistance, I experienced long conversations that drifted into personal topics instead of resolving the issue I came to discuss. I left feeling that getting straightforward answers through normal communication channels was far more difficult than it should have been. I’ve lived at other apartment communities managed by ZRS, and my experience at those properties was noticeably different. Staff communicated with residents, worked with people when possible, and handled concerns in a way that felt professional. That contrast has made my experience at The Park at Via Veneto even more disappointing. My concern isn’t based on one isolated incident. It’s based on years of watching this property decline in cleanliness, maintenance, responsiveness, and overall management. At the same time, residents continue to see additional fees while the overall quality of the community continues to fall. I am not posting this review because I’m looking for a response asking me to contact the leasing office. I’ve already tried that. I’m writing this because I believe prospective residents deserve an honest perspective from someone who has lived here long enough to see how much this community has changed. I sincerely hope ownership takes a serious look at the condition of this property, the responsiveness of the management team, and the overall resident experience. The Park at Via Veneto has the potential to be an excellent community again, but in my opinion, significant changes are needed before that happens.

Cal was great to work with, and the apartments are in great shape with the new renovations. Seems like a great place to live, disappointing that the management company is untrustworthy and flat out sucks. If you get paid via check, don’t even bother applying. They will run circles around you.

Alice Coleman is the only who truly cares about it's residents here, she was able to finally fix my issues. God bless her heart.
