As a student halfway through my second year of living here. The wifi is terrible, there is no ethernet (for some unknown reason) so be prepared for extremely unreliable wifi. The trash situation is unorganized and there is a constant issue. There is mold that grows here frequently and cockroaches that burrow in the walls behind cabinets and bathroom sinks. Since these are still owned by UNF you have room inspections, have to answer to the student conduct code, and have strict rules about what you can and cannot do here (if you do move here make sure you read). You also cannot purchase a blue pass for some reason so you are forced to purchase a grey pass and walk a mile to class or use the osprey connector which has its own problems. For the price you’re paying just go to another complex for better wifi, more freedom, and the opportunity to buy a blue pass. Do not move here if you can avoid it I wish I had moved out after my first contract. Find roommates and go anywhere else except here.

Honest review: As a parent, it looks like a decent place. Just gotta hope your child gets a good roommate. Location is good. Equipment is good. Rooms are spacious. All in all a solid 8/10.

Great place to stay for upperclassmen at UNF with good rates. Relatively laid back and quiet. Maintenance is always on top of things, had very little issues with our unit and if we did it was always fixed in good time. Amenities are great and the location is nice, you almost forget you're on a college campus at times (in a good way!). Many good memories were made at the Flats.

I'm so disappointed with UNF for having student housing that resembles the projects. Upon check in, garbage was over flowing the dumpster into the street for weeks. Roaches were everywhere, the furniture was broken and the mattress had blood stains. Even after complaining, the garbage stayed the same. The buildings need to be pressure washed. It's filty and a shame that UNF doesn't care about the property.

Absolute rip off. If you like overpaying for broken appliances, dirty rooms(in which you get charged for after you move out, even though it was like that at move in), terrible roommate selection, and terrible front desk help, then this is the place for you. I was lied to several times and my questions were never fully answered by anyone. Had a terrible roommate situation and asked to move several times and was told to "figure it out". The breezeway were never cleaned and broken beer bottles littered the hallways for months. Maintenance and staff are allowed to walk into your room whenever they please. I had a male maintenance worker enter my apartment as I was in the shower. The trash shoot was also never taken care of and more than once, trash overflowed into the parking lot and left for days. I had to keep trash on my back porch for almost a week because I couldn't bring my self to add it to the pile. The office also charges you for whatever they please and never gives you written notice about those charges (I've been moved out for almost a year and just recently discovered charges that were added to my account) It was truly an awful experience all around and would never encourage anyone to live here.
