This apartment complex offers a convenient location close to St. John's Town Center and major roads, with many residents appreciating the quiet community, well-maintained grounds, and responsive maintenance staff for day-to-day living. However, some common concerns include older units with outdated appliances, occasional pest issues, and a perception among some residents of inconsistent communication and customer service from the management team, particularly regarding lease renewals and move-out charges.

I lived here for three years and management is the best! Maintenance is timely and personable.

For me I have a very good experience with the staff of colony at deerwood. I have been living in this apartment for 2 years and I have nothing to complain about. Especially to the maintenance staff and especially to Mr. Powell. For me if someone should make a choice of a place where you can live in peace and safety it is colony at Deerwood

I would not recommend this apartment complex to anyone. From the day we moved in, the apartment was filthy, smelled terrible, had water damage, and several things were broken. We also dealt with a cockroach problem and constant gnats coming through the pipes. As first-time renters, we tried to be understanding, but we documented everything with photos because we were concerned we would eventually be blamed for pre-existing damage. Unfortunately, our concerns only got worse throughout our lease. The maintenance team was extremely unhelpful and often dismissed obvious problems. Our refrigerator was broken for almost a month. Food was spoiling, ice cream was completely melted, and the fridge was clearly not maintaining a safe temperature. Despite this, maintenance repeatedly insisted nothing was wrong. We also had a sink that leaked overnight and would fill a bucket with water. Even after showing maintenance the bucket and explaining the issue multiple times, they still failed to properly address it. The worst experience came after we moved out. Management attempted to claim that we had failed to pay one month's rent and used that as the reason for withholding our security deposit. This claim is completely false. We have bank statements and confirmation emails showing that the rent was paid. Since then, I have called multiple times trying to resolve the issue. Either no one answers, or I am told someone will contact me back, and they never do. At this point, it feels like they are intentionally ignoring us and trying to keep money that they are not entitled to. Between the poor living conditions, pest problems, lack of maintenance, and now the dispute over rent and our deposit, this has been one of the worst rental experiences I have ever had. Save yourself the stress and rent somewhere else.

my unit is great for the most part. i do get an ant or two here and there, but i’m clean so it’s not an issue. i will say i am tired of being scared to take my trash out and grab my mail because people are constantly shooting up behind the dumpster!!! it’s ridiculous!! i’ve already had a car broken into as well. at the rate this place is priced, they should find a better way to keep the residents safe. i’ll be damned if i step on a needle!!

My experience living at The Colony was overall average. Everything is decent for the price you’re paying. However, if you ever have an issue that requires speaking with the leasing office, be prepared for a frustrating experience. Jalissa, the assistant manager, has a horrible attitude. The first and only time I spoke with her in person, she was rude, short-tempered, and continuously interrupted me while I was trying to ask questions. She spoke to me as if I were stupid simply for asking for clarification about a process. In a position where your main responsibility is interacting with residents, I would expect at least a basic level of professionalism and courtesy. Considering this isn’t the first negative review mentioning her behavior, it’s clear this was not an original experience. Overall, the customer service was extremely unprofessional and disrespectful, and I would recommend looking elsewhere before choosing to live here.
