Students generally find the apartments clean, modern, and safe, with beautiful amenities and a welcoming community atmosphere often highlighted by helpful and personable staff members like Michelle, Olivia, and Brianna, who go above and beyond to assist with tours and move-ins. While the property offers a great living experience and prompt maintenance, some residents have noted occasional issues with late-night noise, thin walls, and a lack of consistent upper management oversight that can impact the overall day-to-day living environment.

I’ve lived at Rise for about a year, and unfortunately, my experience has been disappointing. If you’re looking for a property with very little on-site staff and no courtesy officer, this may be the place for you. The biggest issue, in my opinion, is with upper management and ownership. After getting residents to sign leases, they have failed to provide this property with the management and staffing needed to properly operate it. There has been no courtesy officer available on weekends or after hours to address routine issues that come up. Currently, the management team consists of a floating manager who has to oversee two Rise properties, and there is no assistant manager. The staffing situation has been an ongoing problem. The lack of management and oversight is reflected throughout the property. Trash is regularly left rotting in the parking lot and sitting in the hallways at all hours. Unauthorized vehicles frequently occupy handicapped parking spaces. There has been a U-Haul sitting on the property for approximately a month, work vehicles taking up parking spaces, and residents working on cars—including changing brakes—in the parking lot. There are also shower curtains being used on balconies, residents bringing 10–15 guests to the pool for weekend parties, and Ring doorbell cameras positioned in ways that can record residents while they are standing near the elevators. These issues may sound like individual resident problems, but they point to a much larger issue: a lack of consistent management and enforcement. Residents should not have to repeatedly deal with these conditions simply because there isn’t enough staff or oversight to address them. Rise has the potential to be a great property, and when I first moved here, I was hopeful that it would be. Unfortunately, the lack of adequate management and support from upper management and ownership has allowed the property to decline. Residents deserve better, and Rise has failed to provide the level of management and community standards that residents should reasonably expect. One star is generous. Hopefully we can see some immediate constructive change!

Miscommunication!!! Email and calls go unanswered. The ball was dropped and now I feel cheated out of $150. !!!!UPDATE!!!! Michelle reached out and explain what went wrong. She’s actually pretty amazing to work with she greeted us with hugs every time we came in. My children couldn’t wait to see her everyday as new residents. But hopefully in the future. I wish management came from behind the glass to help her out a bit more. Michelle wouldn’t be overworked and missed the issue with our application. Thank you again Michelle for making things right and going over and beyond. We appreciate you!

Olivia was honestly so amazing. She was able to walk me through the entire complex with me in such the short period time I had before heading to work, she’s so kind, knowledgeable, and answered all my questions and concerns. Rise is super lucky to have her as part of their office administration staff. 10/10 recommend booking a tour with Olivia if you’re interested in viewing this beautiful complex!

My friend lives at Rise, and while I think the managers could do a better job, the amenities are absolutely beautiful. I especially want to recognize Michelle Peacock. She should be a manager! She is always kind, welcoming, and willing to help everyone. Every time I see Michelle, she’s assisting multiple people at once, all while staying positive and professional. She truly goes above and beyond for the residents. Michelle deserves a raise and recognition for everything she does. Honestly, I’m considering moving to Rise because of how amazing she is. Employees like Michelle make a huge difference, and she’s a big part of what makes the community feel so welcoming.

I love Rise, but they have to do better. Every time I visit, Michelle seems to be the only person working while there are no managers around. Phones are ringing, alarms are going off, and there are 10 people asking for help—all while Michelle handles everything with a smile on her face. It’s honestly incredible to watch. Michelle deserves to be a manager. She deserves a raise. She goes above and beyond every single time I see her, treating everyone with kindness, patience, and professionalism, even when she’s clearly overwhelmed. As someone considering moving here, it’s honestly discouraging to see one employee carrying the entire office. I love the property and the amenities, but it’s hard to overlook the lack of support for someone who works as hard as Michelle. Rise is lucky to have her, and I truly hope they recognize her value before they lose such an exceptional employee.
