This is an update from my previous review (deleted). Starting off with the not so great stuff so itβs acknowledged. I genuinely feel like I have to chase down maintenance to get any work done. You can call, email, put in several request into the maintenance portal, but the only thing that seems to work is if you continually go down to the front office and ask about issues. I work remote so I have flexibility to do it, but I can imagine if I didnβt. Thereβs no given communication on a maintenance orders at all from maintenance/staff. The only positive about this is that Iβve had my AC go out and they did immediately helped me so I will give them that on emergency matters but any other general order of things that should not go on for longer than A few weeks to a month and a half just never get addressed (broken fan, washer and dryer). Iβve been living here over a year and I do like the community. Itβs very clean And generally quiet for an apartment complex. I've seen a slite positive change with the new management/Staff in place. However, this continuous issue with maintenance is making me want to rethink renewing my lease here. I understand everyoneβs busy, and if theres an emergency the general stuff is going to be pushed, but the lack of clear communication with staff and residents on maintenance issues is ridiculous. Coming from somewhere that had great communication with maintenance and staff this was such a letdown. I know this review probably wonβt change the process, But if I could bring awareness To the issue before Someone decides to lease then my job is done. All I can say is hopefully if you decide to lease here you wont need much general maitenance!

Apartments are decent however the floors and walls are paper thin and you will hear the people above you and it is very loud. If you are a person that likes a quiet home this is not the place for you.

** REASONS TO AVOID THIS PLACE ** Statement Date: 06/16/2026 TO WHOM THIS MAY CONCERN: I am writing a complaint on behalf of David and myself, JonathaN. We both lived at Arelia James Island for many years and had a LOT of problems which were not addressed in a timely manner. According to your records you charged us $11.08 for electrical service from 04/14/2026 through 05/19/2026. You also charged us a recovery fee of $50.00 for an $11.08 charge. We first off moved out in April and did not accrue any additional charges for our apartment # 7570 Yellow Fin Dr #104, Jacksonville, Fl 32256. We turned our keys early due to us moving out. We have contacted the office on a number of times for assistance but nobody ever responded to our phone calls or email messages. We were charged $75.00 for apparent Broken Blind when in fact by our knowledge the apartment was turned into you the same way it was gotten we however paid the charge of $127.03 Right now, due to the move and stuff we are financially broke. We have attempted in good faith to pay everything Arelia says we owe but $50.00 for a service fee; is insane. We are asking this amt be credited and everything zeroed out. If needed I am willing to file a complaint with ZRS Community, the owners of Arelia James Island, and make other complaints if needed.
