While my boyfriend and I have lived here and this place has been a wreck. Valerie Mitchell, the leasing manager is incredibly rude and impossible to get a hold of via in person, phone or email. The crime here is ridiculous, including someone being murder in this very complex. We and a few neighbors have all had our apartments flood with the time of us being here. Things aren’t fixed around the property or apartment until it becomes a liability. Needless to say this apartment complex is poorly maintained.

The Park is a very nice place to live. The manager Valerie and maintenance manager Dale are both very friendly, kind and professional. Always available to tenants and very responsive to tenants needs and accomodating to tenants requests. Both of them work hard to make the tenants at The Park happy. They both take very good care of the property and their tenants. The location is ideal, very close to UF and downtown plus Butler Plaza and all the theatres, shops and restaurants. The property is also very safe and parking is plentiful. We are very happy to have moved here. It's a great place to live.

I've lived here since 2015. Management has changed a number of times, so has ownership. Parking is good. It's safe. Overall, the property is in good shape, besides the stairs needing to be repaired. Maintenance addresses issues, though they are short staffed and may take a while sometimes to get to issues. I guess management is too cheap to hire more help? I've hesitated to leave a negative review, because I don't like leaving them and because I've lived here for 8 years. But I can't deny how neglectful this management has been in responding and addressing issues for the building. Still no sign of pest control. The stairs are a concern too and have been for awhile, as documented in the attached photo. The wood has been rotting away and looks as if it could eventually collapse if not addressed. There's practically no communication from management when I've tried to call or visit the office. Actually, there isn't really any communication at all from management or anyone here anymore. I'm under the impression they could care less about their tenants, loyal or not. Neglectful

First let’s start with the apartment itself, ever since I moved in my toilet runs constantly and my dishwasher leaks everytime I use it. I will say maintenance does come and tried to fix it but somehow it never gets fixed. Next the Manager. (Valerie Mitchell) is the most unprofessional person iv ever met. She always has An attitude, she’s VERY rude, and she’s never in the office. She claims to be there from only 9-11am which is weird because online it says the office is open until 5pm. But I do NOT recommend moving here.

In these apartments, the service of the common areas is definitely pathetic, the patios and green areas full of leaves and debris that fall from the trees, I even saw a tree days ago that fell to the bottom of the project long before receiving storm Ian and it still remains in that same place, I have never seen the laundry room clean, the garbage tank in that area is always full of garbage and you see dust everywhere you can see that they have not cleaned with water in a long time, they just give the washing machines service but do not keep it clean, the white fences that divide the project areas are only visibly apparent on the outside but inside they are green moldy and weak. It does not feel good to live like this where you are paying, it is assumed that you not only pay for your house, you also pay for your space, your community to be apparent, you feel satisfied and you pay with pleasure when your community makes you feel comfortable.
