The only upside to living at the enclave was the maintenance ppl getting ur apartment fixed asap. But otherwise not worth it. Far from campus. Bad amenities (GP is better). Moldy apartments. For the same price, your better off spending it elsewhere.

I had a great experience touring with Tyler, the leasing manager. He was super friendly, knowledgeable, and took the time to answer all of my questions without making the tour feel rushed. You can tell he really cares about the community and making sure people feel comfortable with their decision. The community itself was very clean and well maintained, and honestly the value for the price is really impressive compared to other places I’ve looked at.

I toured with Tyler a while ago and he was very funny and helpful! He showed me all the amenities and the different floorplans that they have. He also told me that they do roommate matching which I was interested in becuase I'm coming from out of town.

The place is well taken care of and high end. Management team is pretty nice. However they don’t seem to care about the preferences you put in place at the beginning. My experience is someone who gets up early for work and school, so being pared with someone who is up cooking and talking with people every morning until 2am/3am was a great struggle. Especially now that they’ve removed the carpet flooring, making the common area a giant echo chamber, so every little thing you do is amplified.

Apartment is decent but leasing office gave out wrong information. Tyler told us that the bed size would be Full XL. Apparently some furnished rooms are that size and some are Full. It was a huge hassle to buy the wrong size sheets and mattress pad. Also he told us there was wired internet included in the price. We asked him multiple times about this since it was an important factor for us. We did a virtual tour and he showed us the outlet. There is an outlet, but it does nothing. We put in a service request and they said only WiFi is free and you can pay Comcast for wired internet. So basically don't trust any verbal information they give you.

I lived here for a year. There are tow things that I have to tell you. The first is that never trust any staff in the leasing office. In April of this year, my roommate and I inquired about renewing our lease and asked whether there were any rooms available in a better location than our current unit. At the leasing office, however, my roommate was threatened that unless we renewed immediately, we would be forced to move out and told that no rooms would remain available. This statement was misleading and intimidating, especially given that the official website clearly showed multiple units of the same floor plan still available at that time. Another issue is that during the summer break when most students were away, they changed the original internet provider. The new provider offers so-called “free” internet, but the speed is far worse than last year and there is also a monthly data cap. The provider offers paid upgrade options, and if you do not upgrade, it is practically impossible to smoothly watch any video in the evening. This is completely inconsistent with their advertised “free Wi-Fi” and is essentially forcing tenants to pay for an upgrade. They are getting worse year after year. Please do not choose them.

I’ve lived here the past year and honestly it was a relatively good experience. I resigned my lease for this year. Don’t get me wrong there are a few quirks to this place but overall most of these bad reviews are taking things out of proportion. The Enclave very regularly keeps things maintenanced like the landscaping is done maybe once a week and during hurricane season they specifically prepped before and after to make sure minimal damage happened from tree branches falling etc. After the storms of course there was lots of foliage on the ground but they got to cleaning it fairly quickly. Compared to other complex’s near it like Gainesville place or the Hideaway, Enclave was way better maintained. They also always get to work orders the day after you schedule them, they are super good about making sure you have working appliances or even something small like your doors squeaking or drain getting unclogged. Sometimes I get annoyed with how regularly they schedule maintenance things around the complex but I’m so glad they do. There is a small mold problem like all the toilets grow mold if you don’t clean them regularly and the crevices of the shower have mold but it’s really not visible and it’s in controlled areas. Common area spaces are not cleaned when people move out except the carpet. Unless when it’s extremely dirty they charge the people currently living there and send in a cleaning crew. The office is usually really helpful and if they can’t help you they always direct you to someone else who can, only problem I’ve had with them is when they installed the new wifi. When I told them I can’t log into my wifi the office completely disregarded me and said it’s all on the wifi company and the office has nothing to do with it. Took me a week of tech support phone calls, scheduling a technician, and various problems no one seemed to know how to fix. Everyone (the office and the wifi company) kept pointing fingers at each other saying “that’s not our job we don’t know how to fix that.” Until I finally got a hold of someone who did know how to fix the wifi from the wifi company and it was a quick fix. I shouldn’t have had to go through the long process of not having wifi for 3 weeks when it’s included in my rent. The other bad thing is security. Though this complex is definitely in a better area compared to somewhere like the crossings, they have had reports of people’s back porch screens getting cut into and my car got a fender bender hit and run in the parking lot. They don’t have any security cameras so there was nothing I could do about my back bumper being hit, but you can always pay extra to rent a garage for your car. As far as people breaking in to screens it seems dumb for them not to close the gates they have at the entrances because they do stay open 24/7. Best thing you can do is get your own cameras for the back porch and front door. Overall it’s a nice community and well maintained for the price. Tyler is the best one to talk to in the office because he keeps it real and really does care about the residents who live there.

Eric, the leasing manager, was incredibly helpful throughout the move-in process. He answered all of my questions with honesty and detail, and made me feel genuinely welcome during my tour. His warmth and professionalism played a major role in my decision to move in, which isn’t something I’ve often experienced in Gainesville. Tyler is another exemplary pillar from The Enclave. As the manager, he was able to help me move in earlier than expected getting me out of an uncomfortable situation. These two are a dream team and deserve a raise! As for the community: the amenities are amazing, pool is always clean and quiet, and the private bedrooms and bathrooms are huge and cozy. I highly recommend living here!

They just changed the wifi, sent out a message in the resident portal, not even an email with a rough time and date that was completely wrong. They then came in at an unpredictable time, shut down the internet for hours ruining what I was working on. The new system they installed is also horrible, having to individually log every single device that wants to connect to the internet. I have to create a whole new cox account and sign in for every single device that I want to connect.

Wonderful place very beautiful and quiet 90% which is a hell of a lot better than my last place. The staff is amazing they make it a point to really get to know their tenants. For the current facilities and service given, the apartment complex is overpriced and overrated. If you need reasons to avoid this complex, here is a comprehensive list of reasons to avoid the Enclave. Leasing staff: initially, Steven was awesome. He toured my friend and I, who intended on staying in different apartments, and gave us the best overview possible. As soon as we signed, however, Steven was no longer working there and the majority of upper-level staff I was speaking to did not know what the answers to my questions… all I asked was how would my utilities be split if I was not assigned any roommates. And I wasn’t assigned anyone, but about a week into the lease my friend (who also toured with Steven and signed with the Enclave) transferred to my apartment because his was unacceptable. Facilities: trash is awful, one compactor for the whole apartment complex and when it breaks, we have roll-off dumpsters come and destroy your nose because they smell AWFUL. That usually then goes on for about weeks at a time as attempts are made to fix the compactor, but I’m genuinely curious as to why there are not more trash facilities for such a massive apartment complex. I digress. Other facilities were okay, noticeable growth is on the ceiling of the gym (I’m allergic to mold) and occasionally the mail room would not open for my packages but everything else was not notably great or terrible. Rooms: expect any pet-friendly apartment to come with scratches already on the couches and ottoman, and cat fur in anywhere that isn’t surface level visible to the eye. My closet has a reeking smell in it that has been there since inspection (as well as unpatched carpet in there since, again, day 1) and all that was done as a fix was someone coming in to spray the floor. Took them a week after inspection to look at it, and then when I submitted the maintenance request it was responded to hastily but not seriously. No attempts to find the odor was made, and to this day it stinks. Atmosphere: this apartment is meant to be for students and therefore advertised as such right? So tell me why, as a student who needs to study and sleep, that there are neighbors screaming profanities in Mandarin (I’m also Chinese so I understand them) almost every single day without fail? It’s not even at a certain time, I could be studying or watching TV or trying to sleep and hear them from my bedroom, the furthest from where the sound originates from (the porch side of the apartment). I even went out of my way to call the curtesy officer and nothing changes. From that same direction, few time a week, I could hear a cat with the most saddening cries… I hope that cat is okay, wherever it is. The only advantage I feel this complex has is its proximity to Enson Supermarket, but apart from that I can’t say I recommend anyone this complex. 整个公寓非常吵,垃圾系统经常坏,价格在附近算是贵的了,没有任何性价比

My experience at the enclave over the past year has been less than ideal for multiple reasons, and I would not recommend leading with them. Trash Facilities: The Enclave only supplies 1 trash compactor on its property, so anyone on the opposite side of the property will have to either walk or drive their car to the entire other side just to throw out trash. Said compactor will break down for weeks at a time, and the enclave will bring out 1 roll off dumpster, which obviously under the stress of all its residents will fill up within a day or 2 and overflow. They will then bring out a second one which will also overflow, before eventually being able to re-open the compactor. All of the trash lying on the ground isn’t great on the nose. Roommate Assignment: Unless you are coming here with people you already know to fill a whole apartment, your roommate assignment will not be the best. The enclave does not match with appropriate roommates based on your preferences, and when brought up to them, you are only told “we can only do as best as we can.” If you are someone who likes to study at night, you will be paired with other people that will play loud music and yell all hours of the night. Your preferences will be matched with roommates of the exact opposite. The enclave does not care, and will only offer to help you pay the hundreds of dollars fee if you want to try your luck with different roommates. Leasing: If you sign early on for an apartment you would like, regardless of the binding nature of a lease enclave may tell you that they oversold your floor plan and make you change to a different one, not giving you the opportunity to go to a different community. The only good thing I can say about this complex is that the furnishings in the apartments are nice, but for the cost of them I think it would be more economical to sign somewhere else. Their bus route is nice, but that is run by the city of Gainesville. I will not be returning to this complex, and I would not recommend signing here.

I am a vendor for this property and I see first hand how important it is to the staff to get things done the right way to ensure the best experience for their tenants. The property manager Jasmine is an absolute delight to work with. Her level of communication is outstanding. Her high energy and positive attitude make doing work for them a joy! This community is overpriced. The actual rent, utilities and fees are extremely expensive for what is offered. They're also not good at answering questions, no one ever seems to know the answers and the managers are never around to answer instead. The pool is also never clean, I mean we’re paying for it, it should be clean all year round. There are other places in Gainesville that will give you better deals. Spend your money elsewhere.

I’ve had nothing but good things to say about the Enclave for the time I’ve lived here! The lighting is great, I feel safe walking around the community at night, the rooms are so spacious with huge closets, and management is super nice and quick when dealing with concerns.

I’ve had a great experience living at the Enclave. The location is convenient, especially for students without a car. It’s just a short walk to the supermarket and bus stops. During the hurricane season in Florida, we didn’t lose power or water, which made the experience much more comfortable than I expected. I also want to highlight the excellent service provided by our Leasing Specialist Sasha Benitez. She is always quick to respond to emails, extremely patient, and very helpful with resolving any issues I have. Her professionalism really made a difference. Overall, the Enclave offers great value for the price, and I highly recommend it!

Stole half of my security deposit! I am sad to say that The Enclave is not reliable with the security deposit money. After moving out they charged me for stain that was hardly noticeable and smaller than my foot. The picture on my final statement of the almost unnoticeable stain was extremely blurry and they provided no measurements of the stain. When I asked why they took $441.37 from my security deposit, they said it was the carpet removal cost. I suspected the apartment was going to replace the carpet and change the floor to vinyl, thus making the charge on my account a blatant money grab. After many by back and forth emails with Jennifer Varnon they finally admitted that the floors were going to be replaced. This means that they charged me $441.37 for a floor they were going to replace anyway. For this reason I would not recommend anyone live at an apartment complex owned by The Collier Company.

We had a rocky start with our first and second apartment options, on the moving day. After that I have to say that Jasmine, the manager, was FANTASTIC! She had a positive actitud, and she excelled in handling the situation. Jasmine was non only responsive, but try her best to help my son accommodate at his earliest. I appreciated Jasmine’s ability to resolved the issues quickly with her excellent maintenance team. The third apartment choice exceeded our expectations. Meticulously maintained apartment, and whatever needed it to be fix Jasiah from maintenance, and Terryoius from the office with great disposition, took care of it. Thank you. Terri Taylor

Very high quality apartment. My favorite thing about it is that it is very close to UF. The staff should be more truthful as I asked one of the staff members if the stove in the apartment was electric. The staff member answered yes, but it turned out to be gas. I've been to other apartments in various states and this one is one of the best. Would recommend for future UF students.

I just want to say that KEVIN WAS AMAZING. From my understanding, Kevin is a new member part of the maintenance team. Kevin was very professional and friendly. He came in, pressure washed our patio, used bleach to kill the mold build up, and replaced the screen. He even offered to clean the front door area of our apartment because the dirt build up was so bad! I just want to thank Kevin for being a team player while being very professional.

This is the most inefficient leasing office apartment I have ever come across. Checked in with litter on the carpet, broken toilet, paint on the mattress cover, broken washing machine, no Wi-Fi... I uploaded all of them to the apartment maintenance website, but the washing machine still hasn't been repaired 20 days ago. The leasing office just repeated that it could be solved next Monday, but in fact, they haven't even placed an order for repair parts. As a result, my two roommates and I have to go to the laundry to wash clothes. But the leasing office refused to cover any of the costs. They just tell you they're sorry and they don't do anything, any call back I requested they never do it. Although it's near an Asian supermarket, I wouldn't recommend anyone from Asia to stay if you don't want to argue with the leasing office every day.

I’m extremely pleased with the management at Enclave Apartments. Jasmine, the Community Manager, and Rob, the Service Manager, have taken great care of my daughter as a tenant. Jasmine is friendly and attentive, while Rob ensures maintenance is handled quickly and efficiently. Their excellent customer service gives me peace of mind. Highly recommend!

Management creates unjustified and dishonest move out charges. They are trying to charge my roommate and I for damages from a leaky sink, even though we put a work order for it when we first moved in. Apparently the repair was good enough to have us live with, but bad enough to try to charge us for it. Also, the paint chips off extremely easily in the entire apartment, so they are trying to charge us for chipped paint from under the kitchen counter. I contacted management about these charges, and they take days to respond, and try to deny that we created any work orders for these issues. The management team here will try to charge you for everything they can when you move out. Even if its normal wear and tear

The Enclave is a terrible place to live. Noise is a constant problem. The 3-bedroom apartment has a room right next to the hallway (room A), so you can hear everything from the hallway. The walls are paper-thin, making escaping your neighbors' noise impossible. The apartment was filthy when I moved in, despite their claims of a thorough cleaning. Living on the third floor is a workout. The stairs are a killer, especially with heavy stuff. The complex is covered in dog poop, even though they claim that pet owners will be charged $25 if found not cleaning up after their pets. The staircases are disgusting and always full of trash. The one trash compactor is always overflowing. To top it off, when I moved out, they charged me nearly $400 to "replace" the carpet in my room. It was ridiculous. Avoid The Enclave at all costs.

The rudest management company I have ever leased from. Several unnecessary charges. The leasing manager was always short with me any time I had a question. I subleased from somebody who forgot to give me the key card and the manager told me I would have to pay for a whole new one as if it was my fault. Stephen is the only one here who cares for the residents and was able to make me a new card. Maintenance did come quickly when I put in orders. Management came multiple teams in one week without much heads up for “inspections”. I’ve never lived somewhere that they came more than once ever for inspections. All in all, I think you would be better leasing from somewhere else. They charged me over $900 for move out fees/damages. Any other complex I’ve lived in, I have NEVER been charged this much for damages.

A lot of the students that live at the Enclave apartments have a move out date. On such move out date to two of the residents were trying to get everything out of their apartments and loaded into their vehicles. It was raining so they had four boxes sitting in the breezeway because it was raining. The employees coming around tell them they need to get their stuff out of the way out of the breezeway or they’re gonna be fine and start charging them from their deposit. They were very rude. they didn’t care if their stuff got wet so they did. their personal possessions got wet their boxes got wet. It doesn’t take anything to be a little kind and thoughtful of others turned in their key cards and forgot to give two and would it took 30 minutes to turn around and take them back when we called the person that answered, the phone was so rude. Would not let you talk and was snapping at me over the phone. I am a grown woman. I don’t need someone to talk to me that way.

TLDR: management is horrible and the complex is filthy! I have lived here for almost 2 years and have not had anything to complain to management about, I am not picky whatsoever. The first time I ever approached them with a problem, I was met with rude and absolutely unprofessional behavior from the leasing manager. They also have no regard for this being a college town, and continuously up-charge and give you fees for almost everything (read the entire lease!). No rules. There is also only ONE compactor to throw away your trash...ONE for the entire complex. So of course garbage piles up around the compacter and it REEKS around the complex. Many times bags of trash end up in the street and people run over it. The walls are also paper thin, you can hear every breathe your upstairs neighbors breath and every step they take. Overall, go somewhere else! There is a reason for them not being at capacity!

This is an okay place to live. I am going into my third lease here and its fine. I do ask however that the wifi connection/availability is fixed in the entire complex and especially the STUDY ROOM. The lack of wifi in the study room is infuriating and makes no sense as you would hope to be able to access school resources via the internet in the designated study space.

The manager says they try to contact me is fake. I leave this comments after contact them several times and get no positive feedback. They send me email and say they can’t help me bc it is out of our work hour. The only way is to call the police. Anyway, not recommend at all ( btw my friend has to sleep with ear plug every night) This is the most terrible apartment In Gainesville. The apartment is super noisy ( the air condition system, someone plays basketball at 3am) and the manager doesn’t provide any help to solve the big noise. The only solution they provide is you can call the police. Not recommend to anyone.

Horrible apartments, maintenance come and makes things worse and the paint will peel and catch every piece of dirt because it’s cheap. The only thing we don’t have is roaches and that’s the bare minimum!
