I moved into Stoneridge in August (my boyfriend has lived here for years). While the location, pool, and amenities look appealing, management is failing to meet basic legal obligations required of landlords in Florida. From day one, our unit has had a German roach infestation. This was reported immediately. Pest control has only treated the unit twice, despite continued infestations and roach traps visibly filled with roaches. During an inspection, management emailed us stating โI saw no roachโ while traps containing roaches were sitting on the kitchen counter. Denying documented pest activity does not make it disappear. Florida law requires landlords to provide and maintain safe, sanitary, and habitable living conditions, including proper pest control and functional essential services. Our unit was delivered in poor and unsafe condition, including bad carpets, broken lights and doorknobs, inconsistent A/C, inconsistent hot water, and unstable refrigerator temperatures. Multiple maintenance visits either failed to fix issues or made them worse, including multiple floods inside the unit caused by attempted repairs. Instead of correcting these problems, staff have been dismissive, hostile, and avoidant, frequently marking maintenance requests as โcompletedโ when they were not, denying obvious issues, and creating a hostile environment when residents insist problems be properly addressed. This pattern appears retaliatory and has caused significant stress, sleep disruption, and health concerns. This complex houses a large number of international students, many of whom may be unfamiliar with U.S. tenant rights or hesitant to challenge management. Based on both our experience and the volume of similar reviews, this community appears to rely on that imbalance, leaving vulnerable tenants to tolerate conditions that do not meet legal habitability standards. After reviewing other reviews, itโs clear this is systemic, not an isolated issue. Management frequently responds to complaints with denial rather than accountability. Prospective tenants should know: you have legal rights, regardless of student or visa status. No apartment complex is exempt from habitability laws. If you move here, document everything, know your tenant rights, and do not assume management will act in good faith once your lease is signed.

Management is slow to respond or ignores complaints altogether. Staff are unprofessional, maintenance is poor, and common areas are often dirty. Roaches are a real problem. Communication is bad, amenities are frequently broken, and thereโs obvious favoritism toward certain tenants. Overall, not well managed.

Office clearly has favorites. I experienced inconsistent treatment and felt profiled during my interactions with management. Policies didnโt seem to be applied equally, which made the experience frustrating and unfair.

I love living in this beautiful and peaceful place. I enjoy getting into my car every morning, and the surroundings are always clean. Their friendly employees are on duty, and the place is always kept clean and tidy. As for maintenance, I give them a 10/10. If I report a problem on a service request, someone knocks on my door the next day. I've always had all my questions answered by management. We enjoy every aspect of it, whether it's the pool, the courts, and more; they're always available. The neighbors are very quiet and respectful. There's ample parking for your vehicles, plenty of security, and all of this is great thanks to their rules and requirements for living an orderly life. If you like tranquility, order, and cleanliness, Stoneridge is the best place, as it's a small nature retreat in the middle of downtown Gainesville.

I've really enjoyed living at Stoneridge! The community is quiet, well-maintained, and has a great atmosphere. The office and maintenance staff are always friendly, responsive, and willing to help with any questions or issuesโbig or small. The amenities are a huge plus too: I love the pool area (especially in the summer), and the gym is convenient and always clean. Another thing I really appreciate is how peaceful the neighborhood isโperfect for relaxing after work or taking walks around the property. Overall, itโs been a great experience living here, and I would definitely recommend Stoneridge to anyone looking for a comfortable and welcoming place to call home!
