I LOVE living here! They accept tax credit housing, which makes it possible for me to live in such a wonderful community. The staff is amazing—everyone I’ve interacted with has been friendly, helpful, and willing to go above and beyond when I need assistance. The property is well maintained, and I truly enjoy calling Reserve at Kanapaha home. I highly recommend it!

Absolutely the best place I have lived at so far. Management is prompt and helpful although I rarely needed them as there were not many issues. Rent is comparatively affordable and the location is pretty great. The unit was clean and in good shape upon move in. I personally really appreciated the move in process which allowed me to view the unit and ensure that it was in good condition prior to move in. Plenty of parking is available and they recently introduced an insanely helpful trash valet system. The property is so well maintained, it’s great to see them keep a full staff in order to keep the property clean and in good shape. They maintain the units with a/c filters and regular preventative pest control monthly and the entire property with weekly landscaping and quarterly power washing. Overall, I always found the property to be quiet, beautiful, and well maintained. It was great to have a well maintained lawn outside instead of just a parking lot.

I’ve lived here for almost 5 months. I love the apartment, it was clean & in good condition upon move in. I have a 1 bedroom with a solarium(extra living space with lots of windows) & it’s very spacious, and always impresses people when they visit. The staff are very helpful and the maintenance crew is absolutely amazing, they check up on you just to make sure their previous work is still good and see how you’re doing, and even sometimes offer to take my trash out for me. I never have a delay in maintenance work if I tell them directly that I need help too. The location is nice & close to shopping, I can easily get to butler plaza or campus while avoiding most of the busy traffic. Cox is honestly the worst part about the apartment, and they do make you pay for Cox with cable even if you don’t need the cable. The internet works fine most of the time but Cox has had 3 outages since I moved in. The Reserve team does their best to communicate with you when these outages occur and update you if there are delays (which Cox always has delays). In general it’s a really good apartment, I feel very safe here and and I would suggest for anyone who can afford it. It really feels like a home instead of a college town apartment.

I have lived at The Reserve at Kanapaha for over 5 years. My experience has been very good. Management has always been willing and are aware of concerns that need to be addressed. Maintenance keeps track of repairs quite well. And grounds are maintained beautifully. Variety of age groups. From young parents, couples and seniors. Quiet environment, close to shopping and schools, with access to I75.

Moving to The Reserve at Kanapaha has been one of the best decisions I’ve made. Every day here feels like a win! Before moving in, I used to stay-cation in Celebration Pointe, but let me tell you—this is the life. I have a cozy corner unit where I wake up to the sound of birds singing just off my patio. The atmosphere is peaceful, and I truly feel like I’m in my soft era here. There’s plenty of space to move around comfortably, and I have shops and restaurants right nearby. The community itself is quiet and well-maintained, and the trash valet service? A game-changer! As a single woman, not having to worry about hauling trash to a dumpster is a small luxury that makes a huge difference. Plus, my neighbors are friendly and respectful, and I’ve never had any issues here. If I could give more than five stars, I absolutely would. The Reserve at Kanapaha is more than just an apartment—it’s a place that reassures me I made the right decision in moving here.

Lived here for two years. First year was okay, AC broke a few times. Was told they fixed it and we moved on. Year 2 we started having some issues, AC broke in June, told them they came out and refilled the Freon, then told us it was fixed. We played this back and forth until about August and we couldn’t deal with the 82 degree apartment anymore. They finally put in a window unit until they fixed it after 2 months of asking for SOMETHING. Moving on from that issue because that may just have been our apartment specific. The biggest issue with the apartment was the management. They gaslight, they deceive and then they profit from it. I’ve literally never left a bad review anywhere, but I’m making SURE to go out of my way to leave one here. Next, our rent started at about 1150, by the third year they wanted us to renew it was going to be 1350. A 200 raise in two years is absolutely insane. None of the amenities are worth the price (pool, gym, and crappy playground). And like I said, just to reiterate the management are terrible. Maintenance deleted our tickets for our broken AC so when we went in to complain the property manager told us we only put in 2 tickets in 2 years then tried to explain to us how AC’s work and how we just didn’t understand how they ran. Wasn’t a big shocker when she had someone to come out to inspect it and it needed new coils ( which took 2 weeks to fix). Ugh like I said, I’m not too much of a complainer I guess the apartment itself was nice, but I will NEVER live here again but also never with this company again. They’re terrible. Please try to find somewhere else to live before you choose here, let this be your last option!!!!!

The apartments themselves aren’t all that bad, however the management in this place has absolutely no communications with each other. Upon move out we were told many contradicting things, and within two weeks of move out (the day after receiving our move out fees sheet) this company decided to message us threatening to send us to collections “by end of the day”. Even though we had already agreed to a specified date. If the management were to have this place put together and the employees on check this would easily be a 4 star complex.

Let's start by saying they accept housing vouchers, so the constant noise complaints that goes unresolved, the weed smoking in the parking lot, the parties at all times of night and the drug deals I've witnessed is like you're staying in the hood. The walls and ventilation in these units are paper thin, so if you want to be awaken by "late night action" or hear the latest gossip, this is the place for you. The screening process has gone downhill and had I known that I'd be staying in the same building as some low life who has a drug dealing boyfriend, I would've taken my chances elsewhere. It sucks knowing you're paying the market rent and then you have someone whose paying half of that all because of a voucher. The appliances are outdated, the grounds aren't kept and he maintenance guys are lazy. Welcome to the hood!!

DO NOT LIVE HERE! If I could rate zero stars, I would! First of all, all of the staff in the office lives on property including the community manager, Sandee, which is a big red flag! Royal American should NOT allow that. They will try to give you an apartment with filthy dirty carpet and will literally take you through hell if you ask for it to be replaced! When an appliance breaks, they will replace it with a dirty old used appliance but will not hesitate charging you $125.00 for being 1 day late on your rent. oh, let’s talk about the maintenance team - The turnover rate is tremendously crazy! The ground keepers are sagging their pants below their butts and on their phones majority of the day. The head supervisor is riding around with his son on the golf cart like it’s a circus. The leasing agent is the mother of the assistant property manager who also thinks she is the neighborhood watch and runs everything! I can go on and on and on … I have witnessed the community manager, and the assistant property manager gossiping about some of the residents. do yourself a favor and find another rental.

So I wanted to wait for a bit to leave a review. I've been here for a few years now. My preferred people that I like to talk to are Sarah and Jose. I've had little to no problems with maintenance and the apartment complex is clean despite some people not picking up behind their dogs. I've been dealing with some medical problems. (Asthma and allergies) The office has worked on bettering my living situation within the complex making it alot easier. Noise- walls are thin, just talk to your neighbors that's the quickest way to resolve anything. Most times they're not aware. Total vibe- I feel safe in the community. I take jogs, take my toddler to the park. Celebration Pointe is a nice walk . Never had an issue with parking. Power rarely if ever goes out. I love how some of the office employees live on site so they experience what we go through. I gave it 4 stars because over all experience there's been some miscommunication, especially with the office staff turn over. Shannon the regional manager has been so sweet and helpful she's cleared up so many things for me.

I’m so very happy to live in The Reserve at Kanapaha! The facilities are beautiful, so are the amenities, but the best of all is their human capital…I mean the staff 😊. Yes, it was hard getting in, which I’m not used to, but in the 9 month wait I had the chance to research the entire area from Williston Rd to 39th Ave. I was surprised to find such an expensive real estate market in an university town. There’s a good reason they can afford their MO for rentals…and after 1.5 years here as a resident, I can affirm it was worth the wait! Everything is kept in good working order and aesthetically pleasing. The leasing office staff welcomes you with a bright smile(thank you Jose, Carlos, Sarah, Holly), plans pool parties (Sarah!) and other fun activities to build our sense of community (thank y’all), takes care of maintenance needs with minimal wait time (thank you Jesse). And if there’s something that requires special managerial attention…there’s Sandee, the kindest, friendliest, customer centered leader in any apartment complex. I wish to stay here for a very long time! Here’s to many good neighbors that may come join us! Godspeed!

As a new tenant at The Reserve, my experience has not been good! The apartments themselves are nice but the leasing office/management could use some help. Thus far I've witness bad customer service, being told lies/inconsistent messages amongst the office, hidden fees added on in attempt to use their new portal, and apartment maintenance requests unfulfilled. I would have loved to have a nice start to the community, unfortunately that is not the case.

The apartments themselves are nice but the leasing office/management could use some help. Pros: pricing, size, location, multiple floor plans Cons: management, trash bin locations When I toured I was shown floor plan 2C by a lady named either Jessica or Jennifer (this was several months ago) she had told me that all the newly renovated apartments would have vinyl floors. I later found out from Jose (2 days before move in) that only down stairs apartments have hard floors, upstairs all have carpet. I also found out 2 days before move in that when I was sent the offer for an apartment they sent me the wrong floor plan and pricing. They also waited until the very last minute to tell me they haven’t heard back from my previous complex for my rental history, turns out they did not read the complex name or address that I physically wrote and verbally told them more than once which place it was, the office instead assumed it was another complex on the same street and that is why they did not get a response. Also upon move in I had notice outlets that were brown and looked like they may have caught fire. The fridge was missing a drawer and the pantry door was already broken. They fixed the fridge and outlet pretty quickly, however it is six months later and my pantry door has yet to be replaced. Also if you have an ESA I suggest you have them file that information when you submit your application because it takes forever to verify that information and they request additional information from your provider. 4 months after living here they told me they didn’t get the additional information needed from my provider (my provider did not supply additional info due to HIPPA Regulations). They were supplied with all other required information such as ESA letter and statement of need for ESA. Sarah and Holli in the office are super sweet and this is a good complex to live in but they do need to do some retraining to ensure everyone is on the same page with which apartments are being rented what their conditions are and making sure proper floor plans and pricing are being sent with their offers as well as required deposit. I was originally told they would do the credit and background screening when the application to get on the waitlist was submitted, however it wasn’t until a couple days before move in I was told that I had to pay over 800 more than the initial deposit which was also kind of unsettling to find out last minute especially after being assured everything was good to go. On the bright side the waitlist does go by pretty fast and they do host some fun events for residents here and are reliable when it comes to pest control monthly but there is some room for growth. Even with the initial problems when trying to move in I can definitely see myself staying here for awhile. These apartments are definitely the best you will get for your money around here however they are steadily increasing prices about every 3 months

you get what you pay for here. Recalled electrical panels that they didn't do anything about, BLACK MOLD that they claim as "black spots", and rusted and clogged plumbing. Your clothes will always smell like swamp. NO SECOND FLOOR APARTMENTS WILL GET VINYL FLOORS. POOL IS OFTEN CLOSED FOR CLEANING ON WEEKENDS. DRYER VENTS ARE NOT CLEANED AND ARE CLOGGED WHICH IS A FIRE HAZARD! MOST OF THE STAFF HAVE THE NEWER UPDATED APARTMENTS.

Always clean, maintenance doesn’t take weeks to complete your work orders, parking is not an issue ever, amenities look better than ‘luxury apartments’ and the office staff is great! I love the community. It's quiet, beautiful property in the heart of Gainesville. School zone not so great if you have kids. Staff is great, very nice and respectful. They work hard to do events fir the residents. Maintenance is in and out the apartment in a timely manner and always helps to get things done. There are consistently ants in the corner of the Master closet where there was a previous leak from a tub but if you ask pest control to spray the area they will with no issues. The 4 bedrooms do have very nice glass walk in showers , private toilet, plenty of mirrors, and a jetted tub. The apartments are very spacious with washer dryer hook ups. The pool area is beautiful with a waterfall and they're currently adding a newer grill station. The gym even has a room for kids to watch TV,play and color while you work out. There is a community laundry facility next to the gym and a computer lab.

Came in for a tour and the guy at the front desk never introduced himself. Showed us the smallest 2/2. Didn't show us anything else such as the pool, gym, etc. Didn't tell us anything about the apartment complex. Very poor presentation of the community. Nice complex but unpleasant experience.

Moved in here a couple of months ago and love the complex! Our 2/2 unit is extremely spacious and was spotless on move-in. Management had changed out all of the carpet and redid the floors in both bathrooms and laundry area. The kitchen appliances are a bit outdated, but it's worth it for the amount of storage and counter space. Maintenance has been awesome. They come around for regular pest control and air filter changes. They are always more than willing to bring by a new lightbulb if any are out. Our dishwasher stopped working about 2 weeks in, and management was able to get us a brand new one after a couple of days, no questions asked! I wish the gym was a bit more attended to - there's been several times where someone has come in with 2-4 high-school aged kids with a speed/agility ladder and worked as their "coach" or personal trainer. The gym is already small, so I have to cut my workout short and leave. Sometimes, the wipes container is empty and there's no way to clean the equipment. Also, several dumbbells are missing. Having a security camera in there would also put me a bit at ease. Other than that, the pool is great and the grounds are well-kept! A few tips for prospect residents: - There are washer and dryer hookups, so you'll have to bring your own. We got a nice set on Facebook marketplace for about $400 total. - There is free parking and free guest parking, no decals required. This is AMAZING for when we have family or friends visiting - no worries about towing. - There is SO much storage. Our unit has two large outdoor closets. The master closet is walk-in. - Our unit (in phase one) did not come with a microwave. We had to buy one. - We were on a 26-person long waitlist for the 2/2s. Although never guaranteed, we were lucky enough to get a call for an available unit within about 5 weeks. If you're flexible with floorplans and dates, the waitlist moves quickly.

I've just moved in here, but its been an absolutely fantastic home. The location near Butler Plaza and Celebration Pointe makes life extremely easy for us and enjoyable. The actual units have great indoor lighting and the windows, especially the fancy bay windows, just allow for so much natural light to come in during the day. For the price, the quality of these apartments just exceed expectations, especially since my family and I have tested a good couple different places in Gainesville that had poor quality living conditions and/or management. In comparison, the management here is so friendly, caring, and attentive. Shout out to Sarah Kell in particular for helping our unit out on a water usage issue!

The ABSOLUTE BEST apartment to live in Gainesville. The price, location, friendly & helpful staff, and dedicated, hard working maintenance team makes sure each resident is taken care of. If there is anything wrong the issue is taken care of within 24 hours and I have never had that with any other apartment complex. I have already recommended The Reserve to 5 people who already love it and will continue to recommend to people. If you’re thinking about moving in, DO IT. You won’t regret it.

The staff at The Reserve At Kanapaha are great! We've recently moved in and the process was smooth and concise. Jose and Sarah do their jobs well and professionally and even were there at my unit personally to go over inspections and were attentive to a recent internet outage from Cox. We feel right at home moving to our first week here. The unit is clean, and the location is amazing! Thanks guys for the smooth move-in and great work you do!

Overall very happy! Very spacious apartment! Great sized kitchen and living room while still having good sized bedrooms. Paying just over $1000 for a 2/2 including cable and WiFi. So relatively cheap for Gainesville which is also a plus! Great location (except at 5!) and wish there was a dog park BUT plenty of green space to walk our dog! He loves the closeness to celebration! With that being said, there are some obvious areas in the apartment that you can tell why you may be getting a cheaper price. For example, the laundry doors are uneven, the apartment wasn’t cleaned very well, especially in the kitchen prior to my move in, the dishwasher and a kitchen drawer needed to be fixed, the mirror cabinet in second bathroom opens toward you instead of away as it should, some kitchen tiles have a tiny crack through them, carpet slightly coming up in spots and ceilings are uneven in spots. Even with all of these things, the staff is wonderful, super nice and caring and like I said we are very happy and will be here for a while! Just know the decent price is pretty spot on for what you are getting! I would recommend :)
