Promenade at Reflection Lakes

My move‑in date is still a month away, but I already feel confident that I chose the right community. Kierra, my leasing agent, has been absolutely incredible throughout the entire process. She’s patient, knowledgeable, and genuinely goes out of her way to make everything smooth and stress‑free. Her communication is always clear and timely, and she handles every question with the patience of a saint. It’s rare to find someone who makes the leasing process feel this easy and supported. I’ll update this review after move‑in, but based on my experience so far, it’s an easy 5 stars and Kierra deserves all the praise.

We've been living here going on 3 months and have to say that we officially absolutely love it here. We're active outdoorsy nature people and there is so much to do here. I work remotely and if I need to take a break I'll play tennis on the well maintained courts, swim in the resort pool, workout in the gym, walk or bike around the neighborhood or spend an hour in the business center for a change of scene while grabbing a cup of coffee in the cantina. I rarely drive my car anymore -- maybe to Publix which is right across the street. Our apartment was perfect as it could be when we moved in. Super clean and everything working like a charm. The grounds are beautiful with lots of nature. And, the residents in the community are a wonderful mix of young, old and new -- love the diversity. Lastly the staff -- they'vebeen so professional and efficient and nice, even when my PTSD kicked in and I started stressing over little things. They were all patient and were so knowledgeable towards the many questions I had too. I felt so confident moving in because of the team's 5 star customer service. We made a great choice to move here, and it wouldn't have happened without Kiera, Kathy, Yolanda and Sandy.. Thank you :)

Ceiling caved in, mold ignored, management covers it up – stay far away from Promenade at Reflection Lakes. Within the first month of moving in, the ceiling in my master bedroom caved in. Instead of properly testing and remediating for mold or water damage, management’s solution was to simply patch the hole and call it fixed. No professional cleanup, no safety check — just a band-aid over a very serious health hazard. I have photos of the gaping hole they left behind as proof. After this, I repeatedly reported visible mold throughout the apartment. Their first “inspection”? Maintenance told my girlfriend it was just dirt and tried wiping it off with a rag. When I demanded a licensed mold assessor and their license number, the office refused to provide it. Instead they sent out an unqualified person who conveniently claimed there was “no mold.” Not trusting this blatant negligence, I ran my own independent mold test — and sure enough, it came back positive for mold. I emailed management the results and attached photographic evidence, only to be ignored completely. All while the mold continued to spread. This property has shown zero concern for resident health or safety, choosing denial over accountability. The mold, the ceiling collapse, and the refusal to act responsibly say everything you need to know about how they operate. Do not rent here. It’s unsafe, unprofessional, and their neglect puts tenants at real health risk.

We loved our move in experience at the promenade. Kendall was amazing she really sold us on living here she was so sweet and didnt mind all my million questions. All the staff in the office have been wonderful. The beautiful property and welcoming community have already made us feel at home and we just moved in yesterday. It's so nice to be so close to any stores and entertainment we could want but then drive a couple minutes down the road and come back to our quiet gated community. Absolutely perfect .

A gorgeous gated community on the southwest side of Florida I've lived here for about 4 years and I have never had any problems with anything and the amenities are gorgeous there are a pool a tennis court business center etc with a great walking path around a lake And I want to shout out Lisa she is very nice! Great place to live!
